This premises is cleaned and sanitised by SeaSponge Cleaning using the environmental cleaning and disinfection principals for COVID-19. All employees have been certified in infection control cleaning and have scheduled extra cleaning during this global pandemic for your safety.


This spacious house was built a few years ago by the owners, and nestles comfortably in its bush setting. The house is bright and airy, free from the noise of city life.
The house is upside-down! Upstairs contains the main living/dining area, the kitchen, the master bedroom and on-suite bathroom. The views are of the tree tops.
Downstairs has two bedrooms, a double and a twin, a bathroom/utility room, and a second living area opening onto the generous balcony with outdoor setting and barbecue.

Forest, river, town - all within easy walking distance.

Getting around

There is sufficient parking at the house, although it is important to leave the roadway clear for access to other properties.

Sadly, the house does not have wheelchair access.

House rules

House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.

1.1 General requirements

  1. Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and
  2. Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.

1.2 Noise and Residential amenity

  1. Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
  2. Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
  3. Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

1.3 Visitors

  1. Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
  2. Guests are responsible for ensuring that Visitors comply with these House Rules.

1.4 Gatherings or functions

  1. The Property is not a “party house” and any such activities are strictly prohibited; and
  2. Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

1.5 Parking

  1. Guests and Visitors are to make use of parking bays and not block the access road to other properties.

1.6 Garbage and recycling

  1. Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas.
  2. Garbage and recycling arrangements at the Property are as follows:

Recyclables (NOT in bags) – Yellow-topped bin.

Other waste – Green-topped bin.

1.7 Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

1.8 Deck and balcony areas

Keep clear of rubbish after use.

1.9 Smoking

Smoking is not permitted indoors – be aware of fire risk when smoking outside and dispose of buts responsibly.

1.10 Pets

Pets, if authorised, are not permitted on beds or other furniture

1.11 BBQ

          Ensure barbecue is cleaned and gas turned off after use.

          NB $20 bond deduction for unclean BBQ

1.12 Damages and breakages

Damages and breakages must be reported to the Manager.

1.13 On departure arrangements

Keys to be returned to the lock box, all doors and windows secured.

TV System to be turned off at the wall.

All dishes etc washed and returned to drawers/cupboards.

1.15 Compliance

  1. Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
  2. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Terms & conditions


  • 1. DEFINITIONS
    “Booking” means the period for which you have paid to stay at the Property. “Booking Date” means the date you agree to make such a Booking. “Arrival Date” means the start date of your Booking. “Property” means ‘Holiday House’ and all its fixtures, fittings and
    equipment. “Management” means the owners and managers of the Property. "Guests" means the persons who stay overnight in the
    Property during the Booking. "Visitor" means a person a Guest permits to visit the Property during the Booking.
    2. ACCEPTANCE & RESPONSIBILITY.
    Payment of the Deposit constitutes acceptance of these Terms and Conditions.
    3. CHECK IN/ OUT
    • Check-in time is not before 2.00pm on the arrival date and check out time is not later than 10.00am on departure date.
    • Late departure is subject to prior arrangement and availability and extra charges may apply.
    • Key collection/return is via a lock box at the front door unless special arrangements have been made prior to arrival. Directions and lock box combination will be issued by email 3 working days before you arrive, being in receipt of full payment for your stay.
    4. PAYMENT
    • A deposit is paid to Aura Travel after you have received the quote and availability from the Management. Bookings are not confirmed unless and until this deposit is received.
    • $150 security bond (refundable less cost of any damages/breakages sustained during your stay) must be added to your final payment.
    • Payment in full must be received no later than 2 working days prior to your arrival. Payments of the amount due must be received in
    Australian $ net of any bank or other transaction charges.
    • Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability to you.
    • We accept payment only by direct deposit into our bank account..

    5. CANCELLATION
    • If you wish to cancel your Booking, please contact us immediately on 0416 059 499 or 0404 299 715

    • Your deposit may be non-refundable in the event of a cancellation
    • If you have paid more than the deposit or paid in full and cancel your Booking you will be refunded a proportion of your payment.
    • The following conditions apply:
    • If your Booking Date is more than 60 days before your Arrival Date, cancellation will be free up to 10 days from the Booking
    Date and your deposit will be returned to your nominated bank account.
    • After the ten days, or if your Booking Date is within 60 days of your Arrival Date, your $100 deposit is non-refundable, however
    any payment you have made over the $100 will be returned to your nominated bank account.
    6. VARIATION
    • If you wish to vary your Booking, please contact us immediately on 0416 059 499 or 0404 299 715

    • Varying dates will incur a fee of $25 for each night deducted or added, or a single fee of $25 if the dates are moved, but with no change to the duration of the Booking. Varying the number of Guests over 4 will incur a single charge of $25 for each person. The charge of $25/person/night will be changed accordingly.
    7. UNAVAILABILITY
    • If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then
    Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.
    8. PARTIES & FUNCTIONS
    • Parties and Functions are strictly prohibited.
    9. VISITORS
    • Guests remain responsible for visitors, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 10pm.
    • Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning,
    garbage removal, wear and tear, repairs etc.
    10. LINEN AND TOWELS
    • We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Beach towels are not included
    11. PETS
    • Pets are allowed at the Property strictly with prior permission of the Management. Pet owners are responsible for cleaning up after their pets both within and outside the property. Pets are not allowed on furniture or in bedrooms at any time. Any evidence of pets on furniture or in bedrooms may incur extra cleaning fees.
    12. YOUR OTHER RESPONSIBILITIES
    • You must comply with all applicable ‘Holiday House’ House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
    • You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost.
    • Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
    • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
    • Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
    • Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee, which will be deducted from the security bond. A dirty barbecue attracts a $20 cleaning charge.
    • The internet is provided via WiFi for the convenience of guests for communication purposes. Please be mindful that it is limited on a
    monthly basis, and that other guests will require to use it.
    • All furniture and furnishings must be left in the position they were in when you arrived.
    • The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.
    • You are responsible for the safekeeping and replacement of accommodation keys.
    • Smoking is not permitted in the Property.
    13. PROBLEMS OR COMPLAINTS
    • In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
    • Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
    • Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or
    extinguish any claim you may have.

  • We recommend all guests purchase travel insurance since Management are
    not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

Went in a group of 6 people more than enough room. 2 bedrooms downstairs with one bathroom and warm fire place and 1 bedroom upstairs with lovely living space and another bathroom. Beautiful surroundings in the middle of the forest and not far from restaurants cafes and shops. Overall a wonderful stay!

We stayed for 2 nights over a rainy weekend and loved it. The house was clean and welcoming - an upside down setup 2 bedrooms and bathroom downstairs with a wood fire and small lounge and a master with ensuite upstairs where the kitchen and main lounge are. Considering the wintry conditions i was surprised how warm the house was - we popped the split system on in the upstairs area for about 15mins and had to turn it off as we were hot! The couch is large and sat all four of us together no problems - the kitchen is fully equipped, the place feels like a home away from home. House is set back from the road in the trees moments from the river - beautiful setting very relaxing with town just a short walk away, excellent spot for when you want some peace and privacy but still have the local amenities close by. Thank you Liz we (and the dogs) will be back again!

"Amazing house situated in the forest with amazing views" We spent 3 lovely days staying at this accommodation, it was a great location. The house is well set up and provides everything you need for a short stay away. Margaret River is such a gorgeous place for a weekend getaway, we highly recommend this accommodation and we will surely be back.

"Great home away from home" We stayed during the school holiday. Absolutely loved it. Perfect spot for walking. Short walk to the weir. Not far from the Center of town, very comfortable home loved the wood fire. Had a great stay thank you
