Leasing Terms and Conditions
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the owner and security services during their stay; and
b) Guests must notify the owner of any disputes or complaints from neighbours as soon as is practicable.
Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the
residential amenity of neighbours and local community.
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
b) Guests are responsible for ensuring that Visitors comply with these House Rules..
Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
We accept pets only with prior notification and there is a charge of $50 per animal/per stay.
We do not accet group bookings from guests under 28 years of age
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows:
Inside garage or on driveway
a) The swimming pool must not be used between the hours of 10.00pm and 7.00am
b) No glassware is permitted in the pool area.
c) Pool must be topped up daily during summer months, even if not used. Failure to do so may result in damage to the pool pump for which you will be responsible and will be charable against the bond.
Rubbish and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the
Property (as set out below) in the allocated bins and excess rubbish must not be left in public or common areas;
b) Rubbish and recycling arrangements at the property are as follows:
Bin day is Thursday. Please place bins at the side of the kerb ready for collection.
Whenever you are absent from the Property, close and lock all windows and doors to maintain security and prevent rain and water damage.
Smoking is not permitted indoors.
Gas bottle must be turned off at end of use. Must be left in a clean condition when vacating the property.
Damages and breakages
Damages and breakages must be reported to the owner and will be chargeable against the Bond
We have no control of the content of all internet use at the property. A $10/day charge will be deducted from your bond if you exceed 3GB/day.

Please leave the property by 10.00am and lock all doors
Rubbish bin emptied and placed in green council bin
All used beds to be left unmade
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner reserves the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
In addition, we ask that the house is kept clean during your stay. Please use the vacuum/broom to ensure food crumbs are not left on the floor and wipe down the shower screens after use. If the house in left in an unacceptable condition, money may be deducted from the security bond.
The guest pays a booking deposit equal to 50 percent % of the total booking amount at the time of booking, and pays the remaining balance
Payment 28 days days prior to arrival . The guest pays 100% of the booking amount if their booking request date is within this period.
If the guest cancels their booking within 28 days days of arrival, 100% of the total booking amount will be charged.
If the guest cancels their booking before this, the booking deposit amount only is charged.
REFUNDABLE DAMAGE DEPOSIT
The guest pays $250.00 damage deposit
This amount is due 14 - 28 days days before arrival and is refunded within 7 days of departure pending a vacate inspection.
Please be advised that our insurance does not cover loss or damage to your possessions during your stay.
