Cancellation Policy

            Guests are encouraged to take out travel insurance to protect yourself against luggage loss and associated costs should you need to cancel your booking

• The guest will be charged 50% of the total price if they cancel after reservation and the total price of the reservation if they cancel in the 14 days before arrival. If the guest doesn’t show up they will be charged the total price of the reservation.
• The guest will be charged a prepayment of 50% of the total price after reservation and the remaining amount in the 14 days before arrival.
• You'll accept prepayment by: Credit card.

Please observe the following “House Rules”, this will ensure the next guests arriving will have a more pleasant stay at the accommodation

• No additional guests allowed 
• Please leave bathrooms clean, and mop up any water on vanity units
• No Parties or events
• No Eating or drinking in bedrooms
• No smoking
• Lights/Air Con /Heating turned off when you are away
• Please do the dishes
• Please throw out your rubbish before check-out, rubbish bins are next to the Pond

​Cancellation Policy:

• 100% refund if you cancel at least 60 days before check-in.
• 50% refund if you cancel at least 30 days before check-in.
• No refund if you cancel less than 30 days before check-in.
• The booking service fee is non-refundable.

Damage and incidentals

• You will be responsible for any damage to the rental property that is caused by you or your party during your stay.

Only the guest number listed on the booking can stay in the apartment, no additional persons may do so without prior approval, failure to adhere will result in immediate cancellation of your booking.

Please turn off the Air conditioner whenever you leave the apartment for short or long periods

Check-out - the property should be left in a similar state to its condition on arrival, a one hour cleaning period is allowed for, any additional deemed necessary beyond an hour will attract an additional cleaning fee. Check-out by 10 am please, this is to allow time to prepare property for next guests. Please dispose of any rubbish before departure, ( rubbish bins are located in the far end of the car park next to the pond)

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional high spirits of some guests requires that we state the following conditions:

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments charged to your credit card or immediate eviction.

Damage, breakages, accidental or otherwise….please report any damage, other wise you may be  charged after inspection of the apartment/cottage once it is vacated. Theft and loss of personal possessions is the guests responsibility during their stay. Please be respectful to your neighbours regarding excessive noise etc.

This property is rented as short term accommodation and is not serviced until the end of the booking. Linen is supplied by us. The towels supplied are for the bathroom only, and are not to be taken from the premises. Beach towels must be supplied by the guest, but may be supplied by prior arrangement.

Pets are not allowed.

Loss - the owners take no responsibility for the guest’s personal property. Variations to these conditions may only be made by prior arrangements with the owner in writing.

NO SMOKING PLEASE, if you smoke in the courtyard, ensure the courtyard door is closed

Please use the kitchen exhaust fan when cooking. Cigarette smoke and unpleasant food odours inside the property may result in a deodorising fee being charged.
