Description

The house is fully self contained, with a large fully equipped kitchen, with microwave and dishwasher, three living areas, two with large TVs with Austar, large master bedroom with ensuite (spa bath) and queen bed, five other bedrooms with queen beds, two bedrooms with single beds, as well as two fold out sofas.

There are three other bathrooms, all with baths and seperate walkin showers.

There is outdoor settings on both the upstairs and downstairs decks with large BBQ, with sink. In the large living area downstairs there is also a 3/4 size Billiard table.

Off street parking for 4 cars. It is within walking distance to shopping centre with coffee shop, large supermarkets, newsagency etc, it is also within walking distance to Flying Horse Bar and Brewery.

Your booking will not be confirmed until deposit is paid and confirmation is given.

On receipt of your deposit, a confirmation will be forwarded to you, stating Arrival/Departure times and access information. Please ensure that you have read and agreed to our standard terms and conditions below before confirming your booking.

We will make every effort to ensure the property is available as booked. However we reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Pets are not allowed unless specific arrangements have been made in writing with us.

Loss - we take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with us in writing.

"Best stay in Warrnambool" We have stayed in Warrnambool 3 times and this house was the best so far. Great size for a big family to enjoy while also having the space for a quiet nap. The house was very clean and the property managers were very accommodating with our check out time as we travelled with babies. Everyone had a great time while here.

"Amazing House and Location" We booked this house for a family celebration and it was amazing. The house is beautiful and very well appointed. We sat around the 12 seat dining table and enjoyed he beautiful view across the water. Having the two living areas was great and we enjoyed many games of pool. Beds were comfortable and given the chilly weather we were grateful for the terrific heating. Could not recommend this property more highly. Thanks Lorraine and Brian.
