It is central to all the highlights of the Great Ocean Road & the Great Otway National Park. Johanna Beach, a step on & step off point for the Great Ocean Walk, is just 4 kms down the road. Our 280 acre working farm & four fully self contained cottages offer the perfect location to base yourself if you're wanting to explore the coast & forests of this region. If you're looking for genuine farm stay accommodation on the Great Ocean Road then this will not disappoint.

Holidaying with kids is ideal as our two bedroom cottages are well equipped & there is lots to do in the region. Each cottage has beautiful ocean, valley & farmland views, are fully self contained & fully equipped. Our one bedroom cottages provide couples with a picturesque, peaceful escape, with all the comforts, & a truly secluded location.

Group Accommodation Great Ocean Road : Travelling in a large group? Our cottages are popular with larger social or family groups who holiday together. Enjoy the large common lawn & garden area which encircles 3 of the cottages as well as enjoying the comforts & extra amenities when booking multiple cottages.

IMPORTANT: When traveling to the farm - Please DO NOT rely 100% on GPS - as it often confuses. We will send an email of confirmation with the best directions to the farm and to your cottage. Please bring this letter with you.

We appreciate guests ensuring that the cottages are maintained & left in a tidy condition on departure. If property is damaged, we would appreciate guests letting us know.

CONFIRMATION OF BOOKING: Confirmation of booking will be made on receipt of deposit.
Please note: A strict policy of no more than 5 people in total (including children/infants) applies for our two x 2 bedroom cottages. We cannot accommodate more than 5 people in each two bedroom cottage and may not honor booking if more than 5 people arrive/check in.

CANCELLATION POLICY (standard industry cancellation policy applies)
Deposits are non-refundable with less than 21 days notice of cancellation.

NOTE....For High Season bookings (Christmas/New Year/Peak holiday weekends - when balance of accommodation is payable 21 days prior to arrival) total accommodation fee is non-refundable with less than 21 days notice of cancellation.

In the event of cancellation, an admin fee of 10% of deposit applies to bookings regardless of amount of notice.

REFUNDS
Refunds will not be made on early departures or no shows.

SUMMER BOOKING ~ CANCELLATION POLICY: Please visit www.cfa.vic.gov.au to understand the new Victorian bushfire warning system. In the event of an authorized CFA designated *CODE RED fire warning being called for our district, (Western) we reserve the right to cancel part of your booking.

We recommend guests consider Travel Insurance when booking a holiday.

If cancelled 0 - 14 days before arrival, 100% of the total amount will be forfeited / If cancelled 0 - 21 days before arrival, 100% of the deposit will be forfeited / If cancelled 21 - 21 days before arrival, 10% of the deposit will be forfeited
