Description

Raven Cottage is a chalet style timber cottage set amidst low melaleuca scrub and backs on to dense mallee woodland, which abounds in wildlife.   The back deck is especially suited to bird-watching or feeding the resident possums and wallabies whilst cooking your latest catch of fish on the BBQ.

The cottage is sheltered from the superb Vivonne Bay beach, which can be heard at night and is only a few minutes walk away.  Vivonne Bay has been voted the best beach in Australia and is ideal for fishing, surfing or just strolling, hand in hand.

Vivonne Bay jetty, a few minutes away by car, offers catches of tommy ruffs, garfish, whiting, trevally, salmon and squid.  Eagle rays and the occasional shark can also be viewed cruising by the jetty.

The Harriet River is only 100 metres away from Raven Cottage through light mallee and melaleuca scrub.  The river abounds in black bream and even delicious marron can be caught at times.  Kayaks and canoes can be hired for a delightful tour on the river itself.

Raven Cottage is centrally located for the island's major natural attractions including Seal Bay, Kelly Hill Caves, Flinders Chase National Park, Remarkable Rocks, Admirals Arch and the Little Sahara’s.

Directions

DIRECTIONS

When you leave the ferry at Penneshaw take the road to Kingscote (the only main road out of Penneshaw).  After a fairly long drive (approx 40kms) turn right at the “T” intersection, turn left after only 100m to go towards the airport and Parndana; at the next intersection (1km after the airport) turn left and head towards Vivonne Bay and Seal Bay (look for the big green road sign- don't turn right to Parndana).  Follow the bitumen road to Vivonne Bay store (approx 40km- don’t go over the Harriet River bridge which is just past the store). Turn left at the store (onto dirt road- Knofel Drive), take the left hand road when you come to a fork (1 km) and Raven Cottage is 50m on the left- just look for the sign.  The key will be in the door and you can leave the key in the door when you depart.  

LOCAL ATTRACTIONS

There is a General Store within walking distance which can supply fuel, meals and general supplies.

Enjoy kayaking, surfing, beach, jetty and river fishing, golf, wildlife tours, adventure tours or visit the new Birds of Prey demonstration and display.
Visit the local industries and taste the local produce at Clifford’s Honey Farm, Emu Ridge Eucalyptus Distillery, The Marron Farm and Two Wheeler Creek Winery.

PLEASE NOTE:

All properties at Vivonne Bay rely on rainwater so please use sparingly.

Laundry facilities are available in Kingscote.

Optus Mobile and Broadband recption is available at the Cottage.  Telstra mobile and broadband is currently only available at nearby "high spots".  Public telephone is available at local store.  

Not suitable for young children and disabled due to steep stairs to mezzanine loft beds.

CODE OF CONDUCT FOR GUESTS

  • Be a considerate guest. Remember your holiday accommodation is someone else’s home.
  • Be informed. Read and understand instructions and information provided. This will help you to get the most from your stay and ensure you don’t do the wrong thing by mistake.
  • Be a considerate neighbour. Don’t make noise or disturbances that would lessen the enjoyment of neighbours.
  • Save precious natural resources. Try not to waste precious rain water; switch off lights and heating when you go out.
  • Be secure. Lock up when you are out – this will protect your belongings too.
  • Respect the service agent. Please dispose of rubbish correctly and leave your accommodation in a tidy state. If a breakage does occur, leave a note so that it can be fixed or replaced in time for the next guest.
  • Be responsible. Ensure consumption of alcohol is responsible. No drugs or illegal activities on the premises.
  • Be kind to wildlife. Loud music, litter and excessive feeding can have adverse effects on animals, birds and plants.
  • Be adventurous! Get out and meet the local people and enjoy the local activities and attractions.

TERMS AND CONDITIONS

Check In / Check Out

Your holiday property is available from 2pm on your day of arrival with a vacate time of 10am on the date of your departure as shown on your booking confirmation. During peak periods, these times must be strictly adhered to in order for the property to be serviced. However during off peak periods, early/late check-in/outs may be allowed with prior approval.  Non-approved late departures will be charged at the daily tariff plus additional cleaning costs, if the cleaners are required to re-visit the property.

Key Collection

Keys will be in the door on your arrival.  A maximum of one set of keys per booking can be provided.

Payments

For all bookings, 50% of the tariff is required as a deposit to confirm the booking and is payable within two (2) days of booking confirmation.  Balance of outstanding monies is due thirty (30) days prior to your arrival. 

Bookings made within 30 days of arrival date require full payment on booking confirmation.

Payment may be made by Cheque, Credit Card, PayPal, or Electronic Funds Transfer (EFT) (preferred).   

Payments details provided once booking has been confirmed.

Linen

Linen, towelling and toiletries are not included in price however linen (sheets, pillow cases, towels) can be hired at $20 per person per stay.  Pillows and Doonas (quilts) are supplied. 

Please note linen must be used on all beds.

No Smoking/No Pets

Raven Cottage is strictly non-smoking in-doors and pet free.  An extra fee may apply for non-adherence.  .

Breakdowns/Malfunctions

In the event of faults and/or malfunctions of appliances, there is no obligation from the owner to compensate or discount.  All breakdowns must be reported as soon as possible to service agent (Mr Dean Lear-8559 4263) and every effort will be made to repair these items as quickly as possible. 

Local Health Regulations

It is against Health Department regulations for more persons to occupy a property than there are beds to accommodate them. No mattresses, tents etc are allowed. If a property is reported to be overloaded, the tenants will be asked to vacate with no refund made.

Garbage bins are provided. Please ensure that all garbage is removed from the cottage and placed in bins provided. Garbage collection day is Thursday.

Security of Property

All guests are responsible for keeping the property secure during their stay and will be responsible for any theft or damage due to neglect in this area.  No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the owners control. No responsibility is taken for guests personal property left on or near the premises. It is recommended that guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.

If keys are lost you will be responsible for cost of key replacement.  If no spare keys are available, guests may be liable for any costs involved in gaining entry to premises. The keys are your responsibility so please take care of them.

Damage / Breakages / Cleaning

On departure, please ensure the property is left as you found it, clean & tidy including all dishes washed, rubbish removed and BBQ cleaned.  An additional $75 cleaning fee may apply if the property is not left in this condition.  All guests are responsible for any loss or damage arising from breakages or other damage to the home or common property during their stay including any additional cleaning, removal of excess garbage, repairs or replacement of items in the property. All breakages/damages must be reported as soon as possible, but always prior to departure. 

Property Descriptions

The  premise, position and furnishings are described to the best of our ability and in good faith.  However these descriptions are subject to interpretation and no responsibility or refunds for alleged misdescription can be accepted.

Lost Property

Left Items - if requested we will endeavour to recover and return items of value inadvertently left at the cottage, but take absolutely no responsibility for the recovery or return. Postage, packaging and the cost of sending out someone to search for the item will need to be paid in advance, a minimum cost of $20.00 applies. Low value items found will be held for claiming for a maximum of 2 weeks and if not claimed will be disposed of.

Cancellation Policy

If you cancel your accommodation and we can secure a replacement booking for the same period and at the same tariff, your amount paid will be refunded less an administration fee of 10% or $50 which ever is greater. If however the property cannot be relet, your amount paid is not refundable.

If you shorten your stay, the unused portion of your rental is not refundable.

Please note that a change of booking dates attracts the same conditions for cancellations as stated.

Bookings will not be refunded until the new booking has been paid and confirmed.

Great relaxed setting, lovely sitting on the front or back verandah with the wildlife (kangaroos and birds). 5 minute walk to a beautiful beach. Well equipped kitchen. There is a local shop available, which sells takeaway food or groceries if you are cooking but it is only open until 6.

"Warm, cosy and close to the coast" We loved being immersed by the encroaching scenery and native fauna. Perfect location with an easy two minute walk to the beautiful Vivonne Bay. Comfortable and toasty beds. Not to mention the great range of tunes on the CDs provided. We were not disappointed!

"Excellent location,tranquil" We thoroughly enjoyed our stay. The peaceful environment and all the wild life was fantastic. Great getaway from all the noise of everyday life.
