BYRNE HOUSE 'The Modern-Rustic Luxury' - resembling a classic English-style cottage, this large home has recently been renovated, adding lots of stylish touches and modern comforts for you to enjoy.

Space:

Entry is via the huge lounge room, which features air-conditioning and a classic fireplace where you can enjoy the sophistication of the house in cozy weather from winter to summer. Admire the clever open-plan design which ensures that this ground floor area always feels spacious and sunny - while

The lounge area leads into the dining room and fully equipped kitchen, which features modern gas & electric cooking, and a dishwasher, including a refrigerator and microwave oven.

Upstairs are the two main bedrooms, a linen press and a bathroom. This bathroom is another highlight, featuring a shower, vanity, toilet and a large bath with spa jets. Downstairs is the second toilet and a smaller third bedroom.

One thing that's really special about this house is the secret little spaces, which have plenty of character! You'll find a good-sized attic room tucked away by the upstairs bedrooms and an absolutely delightful little cellar hidden beneath the staircase. This exciting sense of space extends to the outdoor areas as well, with the property featuring multiple porch areas and a huge enclosed pergola that's perfect for entertaining.

Finally, the garden is peaceful and large. Featuring a carport, garden shed, wood shed and car access to the backyard, this outdoor area is not just pretty but perfect for late afternoon to early evening gatherings, or just to admire the sunrise in the morning -it's so easy to imagine spending countless sunny afternoons here, relaxing with the family.

Access:

During your stay, you'll have access to the guest bedroom, bathroom, living room, backyard, and all areas of the house. Please feel free to use any of the appliances or amenities in these areas as well. We take extra care to make sure you have the best experience. Walk into basic provisions in the pantry.

Neighbourhood:

Magnificent Blue Lake - Famous for its Blue Lake which changes colour dramatically each year. It is one of 3 lakes within the volcanic crater.

Engelbrecht Cave - This huge complex of limestone caves under the city was first explored in 1884. Cave divers regularly explore this site and have provided maps showing the underground cave system. Tours take visitors down into two of the chambers.

Sound and Light Show at the Cave Garden - A spectacular sound and light show which tells our indigenous Dreamtime stories. Best viewed down in the cave. Nightly times vary to season and daylight saving. The cave garden sinkhole was the original source of water for the early settlers. Famous for its roses the cave gardens is a great place for a picnic.

Terms & conditions

All properties managed by Unwind Holidays are privately owned and are rented on a fully self-contained basis. Therefore you must respect the property at all times and leave it as you find it. Do not move furniture around or remove items from the property. If a situation arises where maintainence/repairs are required on the property you must contact Unwind Holidays and under no circumstances employ a tradesperson direct. No smoking is permitted inside the home/apartment. A fee may be charged should the above occur.

Each holiday home/apartment is equipped for a specific number of guests. It is against Health Department regulations for more persons to occupy a property than there are beds to accommodate them. No mattresses, tents or caravans, or more cars than the property accommodates are allowed. If a property is reported to be overloaded, the tenants will be asked to vacate with no refund made.

Your holiday home/apartment will be available from 2pm on the day of arrival unless other arrangements are made with Unwind Holidays. One of the team at Unwind Holidays will meet you at the holiday property on arrival to deliver keys (a maximum of two sets of keys per tenancy will be provided) and familiarise you with the property.

If keys and/or remotes are lost, the changing of the locks and replacement of keys and/or remotes will be at your expense. The keys and/or remotes are your responsibility so please take care of them.

A guest registration form is required to be completed for all bookings. The registration form requests details of your name and address as well as credit card details. A $250.00 cash or cheque bond is payable on selected properties. The bond balance will be returned within seven (7) days of your departure date. An increased bond may be incurred for group bookings or at our discretion.

For all bookings 25% of the tariff is required as a deposit to confirm the booking and is payable within seven (7) days from the date you make the booking. Balance of all outstanding monies is due fourteen (14) days prior to your arrival. Payment may be made by bank cheque, money order, Mastercard, Visa or direct deposit.

When a booking is made, the deposit is accepted for the owner at that time. At times situations arise of which we have no control. Unwind Holidays reserves the right to move guests to alternate accommodation (subject to availability) at their discretion or the direct instruction of the property owner. If this is the case, we will notify you as soon as possible and make every reasonable effort to make sure you are satisfied with your new address. If the property is for sale and the ownership changes before your holiday, we cannot guarantee that the property will remain available. We cannot accept responsibility for decisions made by a new owner. However, if the property is sold, you will be notified, allowing Unwind Holidays time to organise you alternative accommodation.

All guests are reponsible for keeping the property secure during their stay and will be responsible for any theft or damage due to neglect in this area.

All guests are responsible for any loss or damage arising from breakages or other damage to the property or common property during their stay, including any additional cleaning, removal of excess garbage, repairs or replacement of items in the property.

No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the owner or Unwind Holidays control. No responsibility is taken for guests personal property left on or near the premises. It is recommended that guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.

Cancellation Policy
If you cancel your accommodation and we can secure a replacement booking for the same period and at the same tariff, your deposit will be refunded less an $80.00 administration fee. If we do not secure a replacement booking, your deposit is not refundable. If you shorten the period of your stay, the unused portion of your rental is not refundable.
