Exhibit A : HOUSE RULES
2.1 General requirements
a) Guests and Visitors must comply with all House Rules, By-Laws and instructions from the Homeowner and security services during their stay; and
b) Guest must notify the Homeowner of any disputes or complaints from neighbours as soon as is practicable.
c) Guest will not allow any person under the age of 18 years to be at the property without being accompanied by a parent or legal guardian.
2.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Guest must notify the Homeowner of any disputes or complaints from neighbours as soon as is practicable.
c) Guest will not allow any person under the age of 18 years to be at the property without being accompanied by a parent or legal guardian.
2.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Bond under the owners Terms and Conditions;
and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
2.3 Visitors
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
b) Guests are responsible for ensuring that Visitors comply with these House Rules.
c) GUEST NUMBERS
The number of guests allowed to stay at the property is strictly as per your confirmed booking. In some cases, there is an additional charge for extra guests. Failure to pay this may result in immediate termination of the tenancy and loss of the total booking fee and / or security bond.
d) The total number of Guests and Visitors permitted on the property at any point in time should not exceed 13 people unless approved in writing by the Homeowner. Failure to observe this may result in extra charges, immediate termination of the tenancy, loss of the total booking fee and / or security bond.
e) Visitors are not to stay overnight on the Property and should only be present on the Property for the purpose of visiting the Guest or Rental Party.
2.4 Gatherings or functions
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments and termination of tenancy without refund.
a) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
b) Immediate termination of your stay may apply for any breach without refund.
2.5 Parking
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows:
Off street parking undercover (front) 2 cars
Off street parking (front) 2 cars
Off street parking (rear) 2 cars
Vehicles are not permitted inside the garage or on lawns at the western side of property ie south of the shed, as the weight of a vehicle could damage the underground septic system. When opening/closing gates they must be secured from flapping in the wind to prevent damage to gates and/or damage/injury to your car / property / person. See also 2.18 e), pertaining to vehicle insurance.
2.6 Garbage and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, excess rubbish must not be left in public or common areas; and
b) If the renter fails to dispose of garbage and recycling as indicated in the House Rules, a disposal charge of up to $50 will be deducted from the security bond.
c) Garbage and recycling arrangements at the Property are as follows:
LARGE GREEN bin labelled for refundable items is used for refundable cans and bottles only, located in backyard behind front gates. To be retained on property behind gates when vacating property.
SMALL and LARGE GREEN bin, used for general rubbish, located under carport. To be placed on the opposite side of street when vacating property and/or MONDAY NIGHT.
YELLOW bin, used for non-refundable recyclable material. To be placed on the opposite side of street when vacating property and/or TUESDAY NIGHT.
WHITE INTERNAL bin, used for general rubbish, located under sink. Only to be used with a bin liner. Bin liner and general rubbish to be removed and placed in small green bin when vacating property.
No rubbish other than the large green bin containing only refundable bottles and cans are to be left on premises on exit. All rubbish must be removed from the house with any excess rubbish having been removed from property. Internal bins and fridge must be emptied.
2.7 Security
Whenever the Rental Party is absent from the Property, all windows and doors are to be closed to maintain security and prevent rain and water damage.
2.8 Restricted areas
The below areas are restricted to Homeowner only access.
a) Garage (access will trigger the security alarm).
b) Hallway and bathroom storage cupboards (locked)
c) Walk-in robe in master bedroom (locked)
2.9 Deck and balcony areas
Please be aware the decking does not have a balustrade and can pose a risk to small children or others should a fall occur.
Please do not place flammable items on deck as it is made of wood and can pose a fire hazard. Do not use a Weber BBQ, or place unprotected lit mosquito coils on deck.
2.10 External Blinds
Care should be taken when using the external blinds. The blinds should not be used during very strong winds as use in such conditions may result in damage. Please supervise children to ensure blinds are not leant on or bounced off. Blinds should not be left down overnight as wind conditions can change unexpectedly.
2.11 Smoking
Smoking is not permitted indoors. All cigarette butt litter is to be removed from property. Where it is found that the Rental Party or Visitors have contravened the house rule policy on smoking, a $100 cleaning charge will be deducted from the security bond.
2.12 Pets
Pets are not permitted indoors and are not permitted on property without prior written consent from owner. All pet litter to be removed from property. Where it is found that Guests or Visitors have not followed the holiday home policy on pets and it is a non-pet home, a $100 cleaning charge will be deducted from the security bond.
2.13 BBQ
A gas BBQ is available for use. Do not use the Weber BBQ as this can be a fire hazard when left unattended. Please ensure gas is turned off at the bottle after each use. Please ensure BBQ is cleaned and cover secured over BBQ when vacating property.
2.14 Cleaning
Reefy’s Pad prides itself in providing a clean, well-kept property. All properties are professionally cleaned upon Guests' departure. A cleaning and administration fee of $80 is payable at time of booking. We reserve the right to charge an additional cleaning fee of a min. $50 if the property is left particularly messy or if the BBQ is not left clean or cigarette butt litter are left on the property or if rubbish is left on the property. Upon departure, empty all rubbish into the wheelie bin/s, leaving it in the street for collection and leave the property neat and tidy. Excess rubbish must be removed from the property by the renter. Also see On Departure Arrangements section and the Garbage and Recycling section.
CLEANING, if required during your stay, vacuum, broom, mops are located in the small hallway cupboard, cleaning products top shelf of kitchen pantry, bucket and rags are in laundry.
2.15 Fish Cleaning
A fish cleaning facility at the back of the block is provided. Please wash area down after use and remove all fish waste from property. DO NOT BURY FISH PRODUCTS. The Port Hughes boat wash area has bins suitable for fish waste.
2.16 Tents
Tents are only to be erected with the written permission of the Homeowner. If permission is granted, tents can only be erected in a designated space. Care not to damage underground watering system with tent pegs must be exercised. Any damage to underground watering system caused by tent pegs will result in costs being recovered from Guest. All people staying in tents must be included in Rental Party numbers contained in the Agreement.
2.17 Caravans
Caravans are only permitted on the property with the written permission of the Homeowner. If permission is granted they can only be parked in a designated space. Car and van must have comprehensive vehicle insurance to ensure Homeowner is protected from damage caused to carport, gates, fences. All people staying in the caravan must be included in Rental Party numbers contained in the Agreement.
2.18 Open Fires
Open fires are not permitted to be lit on the property.
2.19 Damages and breakages
a) The Property is rented to you in good faith on the condition that you look after it as it was your own. Existing/known damage has been recorded (eg stains on carpet) and any additional damage, whether reported by you or found by us must be paid for and you will be invoiced and charged accordingly.
b) Damages and breakages must be reported to the Manager/Owner. Please record breakages on the list provided.
c) Septic: The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages that may exceed the Security Bond.
d) The property will contain signage and instructions to minimize the likelihood of incurring damages or injury / accidents occurring. Please read and follow instructions.
e) All vehicles (eg cars, caravans, boats, trailers) brought onto the property by the Guest, Rental Party or their visitors must be covered with comprehensive vehicle insurance to ensure Property (e.g. gates, carport, fences) and Homeowner are covered for any financial loss incurred as a result of accidental damage caused by vehicles ( e.g. When reversing).
2.20 Safety and Hazards
On arrival the Guest is to familiarise themselves with prepared safety note contained in the instruction book on the kitchen bench and any other communication sent from owner or their agent concerning safety and local hazards. Guest is to communicate safety and hazard information to Rental Party and Visitors. The Owner or their Agent is not liable for costs and damages associated with injury to person or property of Guest, Rental Party or Visitors.
Please ensure an adult supervises use of :
1. Basketball Hoop - ensuring base is stable and full of water.
2. Foosball Table - ensuring small children do not stand close to table as moving handles/arms pose a risk of impact.
All guests and visitors are not to jump from decking and should take care when close to the edge of the decking as a fall could result in injury to self or others.
2.21 Departure arrangements
Arrangements for keys, security, dishwashing, rubbish, etc are:
KEYS, unless otherwise directed by owner, entrance keys are to be left when exiting in the secure key storage box provided. Up to $50 will be deducted from the security bond for failure to return the keys on exiting property;
SECURITY, lock all external doors and windows. Arm security alarm if code has been provided;
DISHWASHING, wash all dishes and return to cupboards. You will need to allow time for dishwasher to complete on exit;
LINEN, remove all hired linen from beds and place in bath tub;
TOYS / GAMES, please remove from floor and pack-up
RUBBISH, remove all rubbish from premises (internal and external). Please place small green and yellow rubbish bins on the opposite side of the street on exit. Excess rubbish must not be left on premises. See section Garbage and Recycling;
FRIDGE, please clear fridge and wipe inside;
BBQ, please clean BBQ (if used) and secure BBQ cover;
FISH Cleaning, please wash down fish cleaning bench and remove fish waste from property
BLINDS, raise external blinds located around rear decking. To raise, unlock latches located at bottom, grip in the middle, you may need to start rolling from the top if stuck; lower internal blinds;
GATES, close gates, securing at base;
APPLIANCES, turn off ceiling fans, electric blankets, air-conditioner, stove (oven switch located on tiles to the left of the stove), all visible internal power points unless a sign to leave on says otherwise, empty washing machine and turn taps off in laundry;
BATHROOMS / TOILETS, turn off taps, check cisterns are not running (tap flush if stuck)
EXTERNAL POWER (located on northern front side of house, turn off OVEN, AIRCON and HOT WATER (HWS) switches only. Leave all other switches on. Up switch is ON and a Down switch is OFF. Close and secure door to power box.
2.21 Emergency Contact

2.22 Compliance
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Homeowner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance, resulting in loss of security bond and Total Booking Value.
