Directions

The property is located on Sussex Street, just 2 streets from the beach and only meters from Glenelg's main street, Jetty Road. Along Jetty Road you will find cafes, restaurants, hotels, retails outlets, supermarkets, banks, post office and more. 

Holdfast Shores Marina is a short stroll, with Harbour Town (Adelaide's only DFO) and Adelaide Airport (domestic & international) a short drive. 

The tram and other public transport is easily accessible from Jetty Road, including the tram which runs direct into the City (Victoria Square, Rundle Mall and North Terrace).

Terms and Conditions

This accommodation is not to be used for gatherings or for the purpose of hosting a party. Management has the right to evict guests if a gathering or a party is suspected; under these circumstances no refund will be granted.

Are you under the age of 25?
To book one of Adelaide Accommodation’s properties you must be over the age of 25, or accompanied by a person over the age of 25 at the time of stay. The average age of guests must be over 25 years of age. Photo identification is required at check in. Adelaide Accommodation reserves the right to refuse check in for anyone that does not have adequate photo identification and no refund will be given. 

Deposit
A 50% deposit is required to secure a booking. A booking is not secure until the deposit is received by Adelaide Accommodation. Following receipt of the deposit, a confirmation will be sent advising that your booking has been secured. Please note, until you have received written confirmation (including a Tax Invoice reflecting receipt of your deposit) your booking is not secure. If you have paid a deposit and are yet to receive a Tax Invoice or written confirmation that your booking has been secured, please contact us immediately. 

Balance
The balance of the stay must be paid 14 days prior to the date of check in. Where the deposit has been paid via credit card and processed by Adelaide Accommodation, the balance of stay will automatically be processed to the same card 14 days prior to check-in. Once the balance has been paid an updated Tax Invoice will be emailed to the guest who booked the property, reflecting receipt of payment in full. If you wish to pay the balance by direct deposit, please ensure the funds are received by Adelaide Accommodation no later than 14 days prior to check-in. 

Security bond
The property must be left in the same condition when you check out as it was when you checked in to avoid any additional costs. We require details of a credit card as security bond to cover any costs in the event of damage or loss to the property during your stay. Please ensure that you have your credit card and suitable photo identification with you at check in (drivers license or passport is acceptable).  

Security for: Group bookings
For group bookings where one or more properties are booked, Adelaide Accommodation requires a separate credit card for each property. One guest per property must provide Adelaide Accommodation with their credit card at check in to be used as security bond for their respective property. 

Security for: Third party bookings.
For accommodation booked by a third party (booked on behalf of a guest(s) staying at the property) we require a credit card as security from the guest at check in, and from the person/company making the booking when confirmation of the booking is made. Both the guest and person making the booking may be held liable for any damage incurred to the property during the guests stay. 

Prior to check in
Please contact us 7 days prior to check in to confirm your arrival date and time so that we can make arrangements for a staff member to meet you at the property to show you through and check you in. Please also contact us on the day of check in, preferably 1 hour prior to arrival at the property to confirm your arrival time. 

At check in
One of our staff will meet with you at the property to check you in at a prearranged time unless other arrangements have been made.  At check in we require you to complete the check in form provided by us, present your photo identification, and to provide a valid credit card as a security bond and in order to settle any outstanding amounts. One of our staff will show you through the property and answer any questions you may have.  We request that you take the time to read through the information provided in the accommodation guide which is in the property.  In the guide you will find, accommodation rules, instruction manuals for all the appliances, terms and conditions, local information and more. 

During your stay
During your stay we ask that you ensure the property is always secure. Our insurance coverage is only valid in the event of a break and enter. If theft or damage occurs during your stay as a result of the property being left unsecured, the guest is responsible for any loss or damage. 

At check out
The accommodation must be left *reasonably clean, and as found at check in. The fridge and freezer must be emptied of all food, and all rubbish and recycling must be placed in the external bins provided. The kitchen must be left clean, including the oven, cook top, microwave, pots, pans, crockery, cutlery and glass wear. The cleaners are not responsible for cleaning the kitchen and disposing of rubbish, this is the responsibility of guests. *If accommodation is left ‘reasonably clean’ it takes 2 cleaners 2 hours to clean the property in its entirety.  If it takes 2 cleaners more than 2.5 hours to clean the property in full, an additional cleaning cost of $80 per hour will be charged to the guest.  

Please do not remove the linen from the beds.  Please do not launder the linen provided.

 When vacating the property please ensure all lights and electrical appliances are switched off, including the air conditioner, oven, dishwasher and washing machine. Please ensure the property is secure with all doors and windows shut and locked prior to leaving the property. The key can be left on the kitchen table and the door can be locked shut without the key. Please contact us when you are about to vacate the property to advise us that you are leaving. 

Cancelation policy
You are reminded that a booking is a legally binding contract, so if for any reason you have to cancel or shorten your booking then you are still liable to pay the full amount.  

*We strongly recommend that you take out travel insurance to cover any of your accommodation costs in the event that a cancelation is made.

 

If you have not taken out travel insurance and we can fill your booking, we may refund the total of the booking fee less a 10% administration fee. So the earlier you make the cancellation the better the chance of a refund. 

Cancellation charges:

  • 30 days or more from check in date - the deposit only.
  • Within 30 days from check in - 100% of total booking. 

During peak times (these include Australian school holiday periods and any of the following events – Tour Down Under, Clipsal 500, Adelaide Fringe Festival, WOMADelaide, Australian Swimming Championships and Masters Games) the following cancellation terms apply:

  • 90 days or more from check in date - the deposit only.
  •  Within 90 days from check in - 100% of total booking.  

Power consumption ”fair use” policy.
All utilities including electricity are included in the tariff.  A fair use policy however applies to ensure that our guests use power responsibly;  turning off air conditioners, lights and other appliances when they are not at home just as they would in their own home. The air conditioner should be run at a reasonable temperature to ensure most efficient and economical use. The fair use policy is based on a reasonable average daily power consumption of 21KW per day. Any excess power will be charged to the guest at our discretion. The responsible consumption of power supports our environmental policy to reduce our carbon emissions. Please use power responsibly.

Accommodation Rules 
Please respect the property, furniture and fixtures as well as neighbors and our other guests at all times. The property must be left in the same condition when you check out as it was when you checked in to avoid any additional costs. We do not permit pets. Smoking is not permitted inside the property. No additional guests are permitted other than those booked in to stay at the property. Strictly no parties or large gatherings are to be held at the property. Under no circumstances is the property to be used for the purpose of holding a party. 

Timber floors 
For houses with timber floors; please take care to not dent or scratch the timber or polish. To avoid damage, please do not wear shoes with heels or drag any luggage or furniture on the floors. If water is spilt on any timber floor please ensure that it is mopped up immediately. Spills left on timber floors for extended periods may cause damage. 

Carpets
For houses with carpets; we do our best to keep all carpets clean for all guests.  It is not practical to have them professionally cleaned between every stay.  If carpets are stained or soiled during your stay to the extent that requires them to be professionally cleaned, this cost will be charged to the guest.   

Bed and bath linen
Please respect the quality bed linen; do not place luggage or anything else that may dirty or damage the linen. If the linen is stained the dry cleaning bill will be forwarded to the guest.  If the linen has been stained and can not be cleaned or has irreparable damage it will be replaced at the guest’s expense. Please do not take food or drink in to the bedrooms. Please do not launder any of the linen provided as we have a linen service that does this.

Walls
We try and keep all walls clean and mark free; please ensure that guests do not handle the walls or mark them with luggage, shoes… We understand that accidents do happen, however if the walls are marked extensively during the stay, guests will be charge to either have them cleaned, touched up or re-painted if required. 

Property contents
No moving of furniture. Any property belonging to Adelaide Accommodation must not be removed from the accommodation at any time. If you are booking more than one of our properties, please do not move anything from one property to another, including chairs, tables, beds, crockery, cutlery, or any other item. 

Kitchen
The accommodation has been appointed with a quality kitchen, appliances, crockery, cutlery etc. We request that care is taken so as to not damage anything in the kitchen. Please use plastic or wooden utensils on non stick surfaces and do not clean with anything abrasive. Please ensure that the kitchen and all of its contents is left immaculately clean ready for our next guests. Please ensure when cooking to use the exhaust fans so as prevent lingering food odours. 

If you notice any damage to the property at any stage during your stay please report it to us immediately. 

We request that guests take good care of the property so that the standard is maintained and all of our guests can enjoy a comfortable stay in tidy accommodation. 

Environmental policy
Water conservationWater restrictions apply in South Australia; we ask that guests respect the restrictions and do their best to conserve water. We have done all we can with the selection of appliances to help, including water storage tanks on some of our properties. 

Greenhouse gas emissions
We have done our best to minimise greenhouse gas emissions when choosing our appliances and light globes.  Please help us by ensuring all electrical equipment is switched off when you are not in the property. When in the property please switch off lights and other electrical equipment that is not in use; this includes bathroom heaters, air conditioners and ovens. Please only use the air conditioner when required. Do not leave the air conditioner on when you are not in the property. The air conditioner has zones; set it to operate only in the rooms which you are using for maximum efficiency. The temperature should be set to 22 degrees for the most comfort and efficiency. 

Recycling
We have 2 rubbish bins supplied by the council. Red lidded bins are for general garbage and yellow lidded bins are for recyclable material. Please ensure that rubbish is sorted into the appropriate bins.
