Arrival and Intercom
You will meet Helen at the very front entrance, on Alexandra Ave, just out the front of reception.If it’s hot, feel free to sit inside reception as it’s air-conditiond. So Helen will meet you out the front under the sheltered area, directly next to the driveway. The unit number is 119. When you arrive, Helen will give you your security keys (two white cards) and show you how to park your car (two carparks if you need them) and how to get into the unit. The same security card gets you into the carpark, front glass security door and entrance from the carpark. There are two carparks, with one carpark being directly next to the stairwell, going up to the apartment. There are 3 flights of stairs (no lifts) so be mindful of this if you have elderly guests. If you arrive from the garden parth, you will get to the front door. To the right is a steel door to a cupboard. Behind this cupboard is the swipe area so you can swipe your security card to get into the front glass doors. The first flight of stairs from the carpark is not carpeted, but the rest are. The internal stairway up to the second level is capeted, so it’s safe for children to climb up.
Wifi/TV/ Blu-ray/ Playstation
For Wifi, look for “Optus_A4551A” and password is stileknurl61808.
There is a Sony 65cm smart TV in the main lounge. Netflix is also available ( from Jan 2016). There is a Philips blu ray player attached to it that plays DVD’s and blu rays. You can also attach a hard drive to this and play movies from your hard drive. There is also a Play Station 3 attached to the TV. We only have two games so far, so remember to bring your own games.
Heating / Cooling
You will very rarely have to turn on the air conditioning, as there is a constant sea breeze which is quite refreshing. The ideal temperature is 22 degrees celcius
The remote is located on the table. To turn on, use the remote.
Heating – Change the setting to heat using the button with the sun symbol, set the temperature you would like and press the “ON” button. Leave the blinds open during the day for natural warmth from sunlight. To achieve the best temperature at night pull the blinds down to keep the heat in the room. To conserve power, reduce electricity consumption and carbon emissions, put on an extra layer of clothing (much wiser than sitting in a t-shirt with the heater on!) and close the doors of the rooms you are not using. Max 18 – 20 degrees is best.
Air-conditioning – change to cooling using the button with the snowflake symbol. During the day, it is good to pull down the blinds in the lounge area in the early morning to reduce the heat coming through the windows. Close doors of the rooms you are not using.
Please DO NOT leave the air-conditioning or heating on when you are not at home. The apartment cools / heats quickly when you turn it on.
You are welcome to leave the windows open during the day to allow fresh air in and close them if rain is forecast.
Hairdryer
A hairdryer and hair straightener are in the cupboard in the bathroom downstairs. There are two hairdryers upstairs in the bathroom up there.
Washing
There is a washing machine, wash-tub and a dryer in the laundry area. The upstairs bathroom as a bath (shower over bath).
Travel Cards
I have provided two “Go” travel cards for your use. See this website for more information: http://translink.com.au/tickets-and-fares/go-card
These cards can be used on any Translink Bus, train, or tram. Please top up the cards with the same amount of money you have used during your trip.

Pots & Pans
There are plenty of pots, pans and bowls for your use.
Toaster
Toaster is on the kitchen bench.
Pantry
Cupboard in the kitchen (to the left of the refrigerator), help yourself to the breakfast items, including cereals and fruits. There are also spices, rice, pasta, and some tinned food and replace like with like items, if at all possible.
Refrigerator / Freezer
There are butter, condiments and milk in the refrigerator and an emergency loaf of bread in the freezer. Please do not leave your own food in the refrigerator when you leave.

Spices are located in the corner pantry, please help yourself
Coffee / Tea
Coffee, tea and herbals teas are also in the kitchen pantry, please enjoy them. There is a Lavazza coffee machine, with coffee pods for it next to the fridge on the right hand side. If you don’t like those pod machines, there is a French percolator in the cupboard.
Shops
The closest general store, for things like milk etc. is called Friendly Grocer Supermarket. If you walk out the front of the resort, turn left, then when you hit the main highway, turn immediately right, there is a row of shops there, including a bottle shop. If you want a few groceries and other items,I recommend going across the road to Pacific Fair. It’s the largest regional shopping centre in Queensland and it’s literally at the end of the street.
You also have Oasis Shopping Centre.
This is a 5-10 minute walk, along the beach rd ( Old Burleigh Rd) corner of Charles Rd. Oasis has a Woolworths there and lots of specialty stores.
Dishwasher
Stack as you see fit, and use the bottom left hand side for pans or big items, as there is a special jet to clean them. Glasses are better placed in the top drawer.
Usage Instructions:
1. Close the door.
2. Turn the program knob to set the washing program.
– The on/off indicator light comes on.
3. Press the start/cancel button.
– The washing program starts automatically.
– The start/cancel indicator light comes on.
When the washing program operates, you cannot change the program. Cancel the washing program.
NOTE: Only interrupt or cancel a washing program if necessary.
Warning! Open the door carefully. Hot steam and water can escape.
Please refer to the user manual for further instructions.
It is fairly quiet, you can watch TV / converse without it bothering you, but if you are a light sleeper and like the bedroom door open, you might like to put the dishwasher on in the morning after breakfast. If you forget something and want to put it in, after you have pressed the start button, simply open the door, and put something in.

Extra towels, doonas and rugs are in the bathroom and bedroom cupboards.
Cleaner
For longer stays, a cleaner can be arranged at an additional fee. Please contact Adam Stewart for details and costs. A cleaning charge of $90.00 is payable.
Cleaning Products
These are located under in the cupboards under the sink. Please read labels for information.
Vacuum
A vacuum cleaner is stored in the downstairs cupboard (underneath the stairwell)
Highchair and Port-a-cot
There is a highchair and port-a-cot in the cupboard, beneath the stairwell.
Washing machine and dryer
The washing machine is a top loader, and is easy to use. It can accommodate about 6 kg of clothes. To operate, simply put the clothes in the machine, put washing powder in and close the lid. Turn the water taps on if they are off and please remember to turn them off when you leave.
Press the “On” button at the left of the row of buttons. Select the desired washing cycle The machine will start automatically once you have selected your desired cycle. Dryer also available.
Rubbish / Recycling
To dispose of rubbish, there is a rubbish bin underneath the kitchen sink. For larger items, please take your key and go down to the carpark, turn left. There are two big bins, the yellow one is for recycling of paper, cardboard and plastic.

Emergency Exits and Services –
In case of emergency, there is an exit sign displayed in the kitchen, above the sink. You are in Unit 119 of Building N, Diamond Beach Resort, 10-16 Alexandra Ave Mermaid Beach 4218.
There are two exits out of the resort. The first obvious one is reception. Reception is open from 8:00am to 8:00pm every day. You can enter and exit through reception during these times, without your access card.
If you are questioned by staff or security, simply tell them you are guests of Adam Stewart in Unit 119. The other exit is shown for you on the map, above the sink. So, walk down to ground floor, go out the front glass door and turn left. Turn left, and walk to the end of Building O or Unit 132. The entrance to the pool is also here. Once you get here, turn left and you will see a pathway that goes to the back fence, then turn right. You will see a gate, use your access card to go out that gate. This will take you to Peerless Avenue. This is also a short cut to get to the beach, so once you hit Peerless Avenue, turn left and you will hit the beach, after about 500 metres. Remember to take your access card with you at all times, in case of emergency. If you do not have it with you, remember, you can always exit through reception without your card.
The national telephone number for all emergency services in Australia including AMBULANCE, FIRE, and POLICE is "000".
How 000 works
000 calls are answered by a Telstra Operator who will ask which service you require - Police, Fire or Ambulance.
The operator will ask relevant questions, and arrange an appropriate response from the local Police, Ambulance or Fire Service.
000 Calls From Mobile Phones
000 calls are free on all mobile phones. From analogue phones, 000 will connect callers, although many newer digital phones require the user to dial 112, the international standard emergency number. Consult your carrier if you are uncertain how to access the 000 emergency network.

The local Broadbeach Police station is staffed 24 hours, 7 day a week.
The Broadbeach Police Station is just 4 blocks away, corner of Philip Ave and Surf Parade, PH: 07 5581 2800.
The area the apartment is located in is considered a safe neighbourhood with lots of people always around.
Emergency Exists
Fire Exits
In case of fire use the stairs located immediately outside the front door.
In the event of a fire, call 000 (triple zero) and advise the address is:

The apartment is fitted with smoke detectors. The smoke detectors are sensitive to heat and smoke (NOTE: burning toast can sometimes set them off – please open a window to allow any burnt toast smell to leave the apartment. Do NOT open the apartment entrance door to let burnt toast smell out as it may set off the building fire alarm which could incur you a $2,000 fee from the local fire authority for sending fire trucks to the apartment).
To evacuate the building: walk calmly, advise other neighbours to leave, do not take your belongings (other than a small bag with personal items such as passport). Please remember to wear shoes. Await the fire brigade. In case of emergency, you are in Unit 119 of Building N, Diamond Beach Resort, 10-16 Alexandra Ave Mermaid Beach 4218. There are two exits out of the resort. Maintenance
Maintenance Items
For all maintenance items, please call Adam and I can arrange to have a handyman/plumber electrician within 24 hours.
Check In / Check Out
• Check In time is 2pm.
• Check Out time is 11am.
If you require a later check out, please advise Adam to make arrangements if possible (subject to availability).
Check Out Process
1. Please dispose of rubbish in plastic bags (found in the bottom drawer in the kitchen).
2. Please fill the dishwasher and turn it on, or clean the dishes. It is fine to leave them drying in the drying rack.
3. Please leave the guest Go transport cards on the kitchen bench or back in the folder.
4. Place all your rubbish in the big bin in the carpark downstairs
5. Ensure all lights and appliances are switched off.
6. Ensure you have all your belongings including toiletry items.
7. Please leave your security cars on the kitchen bench, or in the letterbox for Unit 119, if you are driving out.
