The Jacaranda House Garden Suite is an independent, unstaffed, self-contained, two bed apartment, offering private entrance and contactless self-check-in.

Located in the suburb of Kenmore, in Brisbane's leafy inner western suburbs, the Jacaranda House Garden Suite offers the convenience of being just 10km from the CBD, whilst being enviably positioned to benefit from the surrounding beauty and tranquillity of the extensive parklands of Cubberla Creek Reserve. We are within walking distance of a number of popular cafe's and award winning restaurants, close to public transport and just 21km from Brisbane's domestic and international airports. 

Our spacious (77m2) ground floor accommodation has it's own private entrance, contactless elf-check-in and outdoor garden courtyard. The interior features pure wool carpets, queen size bed, double bed, living and dining room, kitchen, bathroom and laundry. The nightly tariff includes Wi-Fi, all linens and guest toiletries. Free on-street parking is available. Accommodation has been thoughtfully stocked with books for our guests to enjoy during their stay.

  • No parties, events or gatherings are permitted.
  • Please note that this property is strictly non-smoking, both indoors and outdoors.
  • Please note that shoes are not permitted to be worn inside the accommodation.
  • No pets allowed.
  • This is an adults only property. We are unable to accommodate children under 18yrs. 
  • Booked guests only are permitted in and on this property. No visitors. We are not a party house or meeting place for non-guests.
  • Please keep noise to a minimum between the hours of 9pm and 6am. You are staying in someones home and it is expected you be respectful of your host family and our neighbours.

Terms & conditions

The following terms and conditions, also referred to as policies, apply to all reservations.

Reservation Policy

  1. Check availability, rates and book direct via the website at any time.

  2. We accept bookings of 1-5 days duration. If you’d like to stay longer, please send us an email for consideration, ensuring you indicate the number of guests, duration of the stay and purpose of you trip.

  3. During periods of increased rates of covid and influenza in Brisbane, we offer a room only rate, for stays exceeding 5 nights. Additionally, as we provide a linen servicing for stays exceeding 7 nights, we are offering up to a maximum of 7 nights stays, so as to maintain a completely contactless experience, in the interests of health and safety for both host family and guests. We will review this as and when the situation changes.

  4. Payment in full is required to confirm all bookings.

  5. Credit card payments incur a 3% credit card surcharge. This will be reflected as a tax in your online booking total at checkout. If you wish to avoid this surcharge, you are welcome to pay by bank deposit. Please email us directly to make a booking and an invoice will be issued to you.

  6. Rates are subject to change without notice.

  7. Once a booking is confirmed, any request to modify a booking, is deemed a cancellation and new booking - refer to cancellation policy below.

  8. We accommodate adults eighteen and over. Children are not accommodated for at this property.

  9. Check-in is from 3:00pm to 8:00pm. Check-out is by 10:00am. These times are non-negotiable due to pre-scheduled housekeeping and room preparation time restraints between bookings. If you wish to guarantee your ability to check-in/check-out outside of these times, we suggest guests consider booking additional nights to suit their travel requirements. If you anticipate arrival after 9:00pm, please contact us to discuss prior to making a booking. 

  10. Luggage storage facilities are not available.

  11. The Garden Suite is an unstaffed, independent, self-contained apartment, accessed by contactless self-check-in. 

  12. The Jasmine Room is staffed, with guests checked in by the host.

  13. We require the full names of all booked guests. This information is to be provided during the booking process, or you can email the information to us. Please also advise your anticipated time of arrival.

  14. All areas of this property and its facilities are for guest use only. Visitors are not permitted on/in the property at any time. This policy has been adopted for the comfort and safety of the host family who reside on site and all other guests. We reserve the right to terminate the booking of any guest who breaches this policy. No refund will be provided in these circumstances.

  15. Any included breakfast provisions are self-serve/prepare and will be in your room at check-in. We do not operate kitchen facilities at this property, or provide any cooked meals. Substitutions/special requests are not available.

  16. We offer short term stays of up to 5 nights. Stays of 8 or more nights require room servicing and linen change every 7 days and a cost for same will be factored in to any quote provided for longer stays. Please also note that room servicing dates and times will be scheduled in advance with the guest before check-in and you should expect to allow housekeeping access to the room for up to 2 hours for such servicing.

  17. You agree to return the key for the dwelling at the time of your departure and agree to pay a charge for the replacement of keys (and locks) you lose or fail to return.

  18. Parties/events and/ gatherings of any kind are not permitted.

  19. Pets are not permitted. 

  20. Our pets (cats) live on this property and you may see them from time to time in the garden. In accordance with out "no pets" policy, guests are not permitted to allow our pets into their rooms at any time. Where this policy is violated and we deem additional cleaning and/ pest control services are required, guests will be liable for the cost of these services.

  21. In the interests of health and safety, all areas of this property are strictly non-smoking. Guests who do not comply with our no smoking policy, will incur a charge of $250 on their bill to cover the cost of cleaning to remove the odour of tobacco anywhere it has permeated.

  22. Noise levels are to be kept to a respectable minimum, particularly between the hours of 9:00pm and 6:30am. We reserve the right to judge acceptable levels of noise or behaviour of guests, who must take all steps for corrective action as requested by us. In the event of failure to comply with management requests, we may terminate the booking. In these circumstances, guests are not entitled to any refund and/ compensation.

  23. You agree any monies or other valuables, goods or vehicles that belong to you, brought into the rooms or grounds, remain your responsibility and we are not liable for their safekeeping.

  24. Rooms are to be left in a clean state on departure. You agree to pay us for any rooms left in an excessively unclean state. We reserve the right to judge acceptable levels of cleanliness.

  25. Office hours are 9:00am to 5:00pm and we can be reached by phone or email. 

Cancellation Policy

Please note our cancellation policy is 30 days (60 days for stays of 7 or more nights). We are a small, family run property and cancellations have an adverse impact on our business, as rooms are often difficult to re-book at the last minute. With this in mind, guests are advised to consider travel insurance to cover any potential disruptions to their travel plans. This policy applies regardless of COVID-19. The following cancellation policy applies to all reservations:

  1. Single night bookings, same day bookings and no-shows are non-refundable and there is no credit given for future stays.

  2. Failure to check in by 9:00pm (or the alternate check-in time as agreed with the property in writing) on the check-in date, is deemed a no-show and results in the automatic cancellation of a reservation. The room becomes available for immediate re-booking from that time.

  3. If you change or cancel your booking 30 or less days prior (60 days for stays of 7 or more nights) to check-in, you will not get a refund or credit to use for future stays.

  4. If you change or cancel your booking 31 or more days prior (61 days for stays of 7 or more nights) to check-in, you will incur an administration fee equivalent to the first nights stay, with the balance refundable. Merchant processing fees are non-refundable.

  5. Please allow up to 10 business days for merchant processing and bank time frames, for any refund to be completed. A refund receipt/notification will be issued to the same email address provided in the booking form.

  6. All cancellations/booking modification requests must be advised in writing via email .
