Whether you are looking for a skiing or fishing holiday, a romantic escape, or an extended family getaway, our property takes you away from the city and helps you to slow down, relax and enjoy nature at its own pace..

Fish for trout in the 2 miles of river that borders the property, plus enjoy fishing in the Tumut River and Talbingo and Blowering Dams.

Or take an exhilerating tube ride down the river. Watch the amazing birdlife or just relax on your balcony and listen to the sounds of the river below.

Blue Gum cottage (4 star) has a queen size bed in the main bedroom and a bunk in the second bedroom.

Lounge room, eat in area, fully equipped kitchen, laundry with washing machine and dryer, and bathroom with shower. Reverse cycle heating and cooling, TV, DVD, and CD player, plus free Wi-Fi.

You also have a large balcony with BBQ overlooking the river below.

A  DVD, and book library is available at no charge so you can pick a movie or movies to watch and just return on your departure. We have a good selection for both adults and children.

"Blue Gum is ideal for the young family, a married couple with two children under the age of eleven and comfortable with a bunk arrangement.

It is also perfect for a couple that only require a shower within the bathroom facility.

Being rated "4 Star " there is nothing to bring except groceries (linen and towels included) which can be purchased here in Tumut as we have both Coles and Woolworths Supermarkets which are open to midnight.

1. Check in time is not before 2pm on arrival date unless prior arrangements have been made and check out time is no later than 10.00am on departure date.
2. Pets are allowed inside the cottages but are not allowed on the carpets, furniture or beds at any time. Any evidence of pets on carpets, furniture or beds may incur a cleaning fee of $150.  Pet owners are responsible for cleaning up after their pets, we supply Poop bags for your convenience. Any damage incurred by pets will incur a repair or replacement charge.
3. Smoking is not permitted inside the cottages.  When smoking outside butts must not be left dropped on the ground.  A cleaning fee will be charged along with an extra “airout fee” of two days accommodation if smoking occurred within the cottage.
4. Guests are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. Guests must notify management immediately. Management may recover from you repair or replacement costs.
5. Only the guests nominated and agreed in the booking may stay in the property over  night. If any other guests stay extra charges will apply.
6. Disturbance to our neighbours including excessive noise is prohibited and may result in termination without refund.
7. All furniture and furnishings and entertainment systems settings must be returned to the positions they were in when you arrived.  If technicians are called a fee will be incurred(receipt supplied).
8. Guests are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $100.
9. Appliances do falter and fail so please advise us of any faulty appliances immediately so steps can be taken to insure your holiday is not inconvenienced.
10. Please ensure all gas cyclinders are turned off after use.  Gas cyclinders left on will incur a replacement fee of $35.

To secure a booking on one of our cottages, we require a 50% deposit.

This deposit is not refundable if the cancellation occurs less than 14 days from the beginning of your stay – unless the accommodation can be rebooked.

If cancellation occurs less than 72 hours from the commencement of your stay with Elm Cottage, full fees will be charged.

Check in time is 2:00pm and check out 10am.

We accept payment by Visa and Mastercard, though guests are to be advised a 1.5% fee is charged if paying by credit card.

As a security bond in the case of any incidental expenses during your stay, we require a credit card pre-authorisation of $150. We will not accept this security bond in cash, and any unused funds from the pre-authorisation will clear within 10 working days.

We struck an unseasonal heatwave so it was great to have air-conditioning to keep us cool. Well fitted out and great position looking out to the river.The 4-legged kids had a great time in the river but need to be wary of snakes.

We loved the tranquility and the size of the property. Accommodation was perfect. Pity we could not stay longer. My family, nearly covered the whole property. My daughter fed the some of the farm animals and she loved it. This was the best facility we have found that accommodates our dogs as well. We love taking the dogs on holiday with us and so many don't have this facility. I would go back when I get the chance.

We had a fabulous time staying at 'Blue Gum cottage'. It is an ideal place to stay for visits to the snow. It would be a great place to come back to in the summer time as the scenery is beautiful. My children loved taking walks along the river. We found the hosts to be friendly and a great source of local information. The service was excellent and friendly. The quality of the cabin I stayed in ( Red Gum) was exquisite and I found my stay to be both extremely relaxing and also refreshing. The scenery was also amazing, rural NSW at its very best. Another aspect was that I could take my dog and he had 60 acres in which to run, the dog also had a great holiday.
