Description

Relax on your own balcony with stunning northerly views over Morton National Park!

Wombatalla is situated on over seven secluded acres and, although only minutes from the village of Kangaroo Valley on a bitumen road, it is hidden away from any passing traffic by natural bushland.  Victorian in style and graceful in proportion, the guesthouse is a separate building from the owner’s house, allowing guests privacy but still ensuring assistance is close at hand if required. 

 Versailles Room: The bedroom accommodates a couple in king bed. There are room fridges, tea and coffee making facilities in the rooms, and many of our guests enjoy their breakfast on the verandahs, soaking up the morning sun.

All four spacious guest rooms are upstairs, have king beds, ensuites, and french doors leading to a balcony with stunning northerly views over Morton National Park.  Have a quiet coffee, a glass of wine in the evening while watching the local wildlife or breakfast in the morning sunshine. The Magnolia and Rose rooms can each accommodate a third person at extra cost.

Downstairs, there is a guest kitchen, dining & drawing room with log fire, so guests can relax in comfort or  prepare & enjoy a meal. There is also a gas barbeque on the downstairs verandah – Ideal for family & friends to get together.

Your hosts, Patrick and Jacinta, will stock your room fridge with tea and coffee making facilities, as well as light snacks you may enjoy at your leisure. A basket of fresh pastries from the local bakery, together with a daily paper will be placed outside your door in the morning, allowing you tohave a late  breakfast in your pyjamas if you wish!

Feel free to wander about the property if you want to enjoy the fresh air.  You may see ducks on the dam, perhaps a wombat or two in the evening or some kamgaroos after which the Valley is named.  Many of our guests comment on how tranquil and quiet it is here, with only the sounds of birdlife to break your thoughts.

Bed & Breakfast Basis

Self Contained/Self Catered Basis

  • $1,100 per two night weekend for up to eight people
  • $100 extra per person per weekend over up to a maximum of twelve
  • $1,600 per three night long weekend for up to eight people
  • $100 extra per person per weekend up to a maximum of twelve
  • Longer stays by negotiation.
  • Late checkouts are usually available by prior arrangement.

Facilities

Downstairs, there is plenty of room to spread out and enjoy the tranquil rural setting with family and friends - There is a spacious dining room with a table for ten or more, a fully equipped kitchen and French doors open to the verandah with a gas barbeque and another large table so you can enjoy alfresco meals if you wish. The separate lounge room is again generous in proportion and both rooms have log fires to keep you warm and toasty if it turns chilly. There is also an adjoining library which can sleep another two people if required.

With quality furnishings and fittings throughout, facilities include full kitchen with oven, cooktop and microwave; TV, DVD and CD player, boardgames, books, DVD selection, gas barbeque and abundant crockery and cutlery for a crowd! There are oil filled column heaters and ceiling fans in all rooms (including bedrooms).

We are happy to assist with arranging in house massages, booking of horseriding or canoeing activities and providing local knowledge of the area.

Location & Activities

“Wombatalla” is located on a seven acre property just five minutes from Kangaroo Valley village and a couple of minutes from the Jack Newton designed 18 hole golf course. The property enjoys absolute privacy, being surrounded by larger acreages. The views to the north enjoy the best of both the morning sun and magical evening sunsets - many of our guests comment on how calm and tranquil they feel here. You can wander amongst our extensive gardens, pick some fresh fruit from the orchard, enjoy a game of cricket or petanque, or just sit back on the verandah and absorb the peace and quiet, perhaps spotting a wombat or kangaroo grazing in the front paddock.

At the end of the day or for the odd rainy day, we provide a range of games, or enjoy an old time sign-a-long around the piano. There is plenty of room to spread out downstairs. Choose your favorite book from the library or select a CD or DVD to enjoy with family or friends.

Wombatalla, with its classic Australian design and furnishings is also ideally suited for a Murder Mystery Weekend. These events are great fun and can also be ideal for a special corporate bonding weekend.

Kangaroo Valley, reknowned for its unspoilt beauty, is situated approximately half way between the Southern Highlands of NSW and the south coast beaches, making it an ideal base from which you can easily reach a wide variety of sights and experiences. Local activities available for visitors include golf, fishing, bushwalking, horse riding and canoeing, scenic drives incorporating wine and food tasting, and there are amazing galleries and shops in the village or you can pamper yourself with an in house massage. We can also organize gourmet picnic hampers by prior arrangement.

Some things you should know about Wombatalla
Wombatalla is a rural property, and you can enjoy the fresh air, peace and quiet and natural beauty that it offers.  There is a dam and guests should ensure that any children are aware of water safety.  Please feel free to walk around the property and play games on the grass areas if you wish.  However, be aware that the local fauna often dig holes , and the trees drop branches and there may be trip hazards.  We have two dogs who are very friendly and are usually free to roam the property, but are not allowed inside the Guesthouse.  Please let us know if anybody in your group is afraid of dogs, and we will keep them contained.  Bella (the cream Labrador) loves to swim in the dam, and if you throw a stick in there she will fetch it time and  time again.

Noise and Residential Amenity
a) Please do not create noise which is offensive to neighbours, especially between 10pm-8am, and during arrival and departure at any time during your stay.
b) Offensive noise is prohibited and may result in termination of your stay and loss of any rental paid.
c) Guests must abide by any noise abatement conditions, standards and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and local community.

Functions and Parties
Although we want you all to enjoy your stay please remember Wombatalla is not a “Party House” and any gathering, celebration or entertainment must not conflict with the residential amenity and must comply with all House Rules.
Access and Parking
Guest parking is available at both the front and rear of the guesthouse.  Please consider the requirements of other guests when you park.

Recycling and Garbage
There are two garbage bins and two recycling bins  at the rear of the guesthouse.  We do recycle bottles, plastics and paper, so would appreciate it if you could separate these.  Please let us know if you require more bins or boxes.

We hope you enjoy your stay at Wombatalla.  As a voluntary code, our industry has undertaken to apply terms and conditions for holiday accommodation. These terms and conditions apply for your stay at Wombatalla Guesthouse, 209 Tallowa Dam Road, Kangaroo Valley. They are designed to
Cancellation Policy: If cancellation occurs more than four weeks before the stay, no penalty. If cancellation occurs within four weeks of the stay or less, the full amount is due unless we can relet some or all of the stay.
 

Licence not a Tenancy

Guests are -granted a limited permission to occupy the property for holiday purpose.  This is not a residential tenancy agreement and residential tenancy legislation, and failure to comply with guest’s obligations in the terms and conditions may result in termination of permission to occupy the property and eviction.
General Obligations of Guests and Visitors
Guests and Visitors must:
 Comply with all House Rules and By-Laws
 Respect the residential amenity and security of the property and neighbours
 Refrain from anti-social behaviour
Guests must control and be responsible for visitors and ensure that visitors comply with house rules
 Comply with any instructions from the manager during their stay
 Notify the manager of any disputes or complaints as soon as practicable.
