The ideal family get away. In this beach home there is lots of space for family and friends - Booderee Lodge sleeps 8 with 2 bedrooms and 2 bathrooms with shower and toilet also in the outside laundry - we can also fit extra guests on a double sofa bed in the downstairs TV room.

Booderee Lodge is an ideal spot to relax and enjoy stunning Hyams Beach - you can take your pet too - dogs are able to go to the local beach just down the road. In winter enjoy the fire - firewood provided

Our bedroom configuration is:

  • Upstairs are 3 bedrooms - queen bedroom, 2 bedrooms with king singles that can be made into King beds on request.
  • Downstairs is a queen room with ensuite and an adjoining room with two singles to make a family suite

The lounge has a fire to keep you toasty when the nights are chilly and has stunning views to Bowen Island and Point Perpendicular. The kitchen is well set up to cook for family and friends.

Close to one of Australia's most beautiful beaches

Jervis Bay offers some of the best beaches in Australia - there are so many to chose from right around the Bay there is always the perfect spot. Hyams is right down the road but if you feel like exploring inside the National Park there is Green Patch, Bristol Point, Scottish Rocks and Murrays Beach - all on the Bay.

On the ocean side there is the truly gorgeous Caves Beach and the long and beautiful Bhewherre - also there is the lovely Summer Cloud Beach on Wreck Bay named after shop wrecks. One of the most beautiful beaches ever is Steamers there is a walk in which has golden sand unusual for the area and crystal clear waves.

Many wonderful walks are around the area - you can hop from beach to beach as you walk around the headland. Also take a trip to the ruined lighthouse for some of the fascinating local history and clamber over the rocks at Rocky Creek.

Inside the National Park you will also find the visitors centre which runs activities during school holidays worthwhile and the local Botanic Gardens.

Directions and Information for Booderee Lodge at Hyams Beach

Well behaved dogs are welcome however you need to inform me at the time of booking and  a pet surcharge may apply

Please be aware that there is no ADSL in Hyams Beach and poor ADSL internet in most other areas of Jervis Bay. As a result, until the NBN is rolled out, we don’t have internet.  If you bring an internet dongle, the best network is generally Telstra. Otherwise guests go to various cafes in Huskisson, the Sanctuary Point Public Library or the St Georges Basin Country Club - all of which provide free Wi-Fi.

Thursday Night is garbage night – please ensure bins are on the street – thank you

Please wash off the sand from the beach in the outdoor shower or tap – there is a hot shower in the laundry which is a good spot for washing off sand

Here are a few things that I think would be helpful to know about for your trip south 

On the Highway

On my way South I always buy seafood in Kiama – so leave the highway head through Kiama and out towards the marina.  As you drive along you will see some fish and chip shops.  Look further over the fishing boats and you will see a lone shack with a sign ‘Fish Market’.  Drive over there, here is the freshest seafood you will get on the coast.  They will have that morning or afternoon’s local catch and this is the best buy – (along with their prawns which are probably the only prawns you will ever get that have never been frozen unless you catch them yourself) often you can see the local fishermen delivering their catch throughout the day.  

Open 10,30 – 5.30 7 days, after April holidays till November closed on Monday or Tuesday – best to call (02) 4232 1800 – please note in winter the hours may be different and the shop may be closed on one day of the week – please check.

Also in Kiama there are some lovely shops on the way back to the highway – look out for Deer Willow on the LHS and some other shops around there

Berry is a lovely town and great to stop at if you are taking your time.  There is a famous bakery here The Berry Sourdough Bakery (the sourdough is their “signature” bread) – take a left as you first go in to the town (look out for signs).  

The highway between Gerringong and Nowra has now been upgraded and is nearly completed – it makes for a quicker trip to go via the new highway – you can still take the Berry turn off – Berry will now be a much more pleasant experience without the traffic!    

If you do stop for a spot of shopping in Berry (which has many lovely shops) I can highly recommend Berry Providores (next to the pub with all the wheel rims on it) they make the most exquisite jam (almost better than the jam my father used to make) and also have a range of homemade meals to take with you.

Or you can hang a left at the Gerringong turn-off and go straight through Gerringong.  After Gerroa the road is straight all the way through to Bomaderry.  Gerringong also has some small but interesting shops – my favourite second hand place is Corner D’or vintage wares – 26 Belinda Street, Gerringong – only open Thursday till Sunday

Just across the road is The Schoolhouse – a Cheese Factory– great cheeses and other things to buy – only open Thursday till Saturday.  The other days they are making cheese and working on their farm.

There are a few good places to stop along the way, about 6 km past the Shoalhaven Heads turn off you will find the Two Figs Winery on the right, the wines are good and the view over the Shoalhaven is spectacular.  About 1 km past this there is a sign to the Swan farm shop where you can buy farm fresh vegetables and preserves.  The sign will let you know if it is open.

After the paper mill and the large Manildra flour mill take a left at the round-about in

Bomaderry and this will lead you to the highway just before the bridge over the Shoalhaven.

Just before the bridge over the Shoalhaven there is a small fish shop that specialises in oysters.  This shop sell locally smoked Oysters and Mussels – probably the only ones you can get that are actually Australian – and they are fabulous

Just on the highway in Nowra on the corner of Moss Street – turn here at the lights to get to the car park – is Nowra Fresh – now if you couldn’t make Kiama this is the next best place to get seafood – its pretty good.  They also have a really good selection of local meats – which are much better than the supermarkets – so it is perfect to stock up.  They also have a good range of condiments and just next door is a F&V place to stock up with too,

Directions after Nowra

On the highway after Nowra I do not take the first left to Jervis Bay (it is a small country road) but I continue on the highway.  Further down you will see some signs advertising olives, local honey and seasonal vegetables.  This is what you are looking for.  On the right hand side you will find Contandino the olive farm.  Stop here for great olive oil, fresh eggs and seasonal veggies and a chat to Bruno and Maria, (possibly the tomatoes will have been picked that morning and you can taste the sun in them).  Bruno presses his own oil and they make all their own sauces and vinegars – worth trying.

Continue down the highway until you get to the divided road (you may think that you have gone too far as the sign says Batemans Bay).

Turn left at the Island Point Road to Tomerong and St Georges Basin (not the first Tomerong turn off) and continue down there straight (the road turns into the Wool Road) through a few round-abouts until the last big roundabout.  

At the last and biggest round-about (you can go straight ahead to Vincentia if you need the supermarket – Coles) or to the left for the Woolworth. Aldi mega mall – warning – don’t eat here!  Possibly fish and chips if desperate)  go right to Hyams Beach.  Go along here - Jervis Bay Road - for a while and you will see the left turn to Hyams Beach 

Hyams Beach, 19 Bayview Avenue

Turn right at the bottom of the road onto Cyrus Street you will see the Hyams Beach Cafe  (and the Real Estate agent)  to the left, where you can get good coffee and food.

Keep going along Cyrus Street, Bayview Avenue is to the right and we are up the hill on the right, number 19 – there is a long driveway – drive up and park on the left.

Door Access

Enter your access code that I will have sent you separately in the downstairs door to gain access.  The door will appear from the inside to open normally but it will be locked on the outside.

If you have any issues with the door please let me know. 

About the house

There is a tap and shower outside at the bottom of the stairs please rinse of your feet and other sandy bits here before going upstairs.  Yes it is a cold rinse!!!  Hot water here is on the list!!! 

There is a downstairs shower in the laundry – 70’s version brown glass – but feel the vibes!!!

All linen and towels are included at Booderee Lodge; please bring your beach towels – house bath towels should not go to the beach.


We have an instant gas hot water heater – this way you will not run out however if you notice there is not hot water you will need to switch the gas bottles over and open the valve on the new gas bottle too

There are two large gas bottles under the house, on the western side of the bottles you will see a lever – switch the lever from one bottle to the next then open the valve.  If you do this it is important that you text me 0413 344 297 so I know to order another bottle  J otherwise someone else may run out  L

The laundry is pretty straight forward. 

 Please under no circumstances put sandy towels in the dryer – this clogs up the filter and means an expensive service call.  If the cleaner finds sand in the dryer I will not be able to refund the entire bond.  Simply wash and then put in the dryer your wet and sandy beach towels to use them again the next day.

The Fire Box is straightforward start small and build it up and everything should be good!!  The fire can take a bit of attention and love to start with but it is well worth it.  To help you start the fire I have a small appliance called a Looftlighter near the fireplace.  The Looftlighter will start your fire and also acts like bellows with heat to help your fire along.  Place the end of the Looftlighter against the paper in the fireplace and hold it there in the on position until the fire ignites, when the paper has ignited move the Looftlighter about 10 cm away until the fire is burning well.  Should the fire appear to be going out you can use the Looftlighter on the coals to get the fire going again.

Caution:   Be careful and sensible when you use the Looftlighter, do not let children use the Looftlighter, use only in the fireplace.

There are heaters at the house, during winter there will be firewood available (out the back).  

The BBQ is outside the kitchen.  I always aim to have at least one full gas bottle there (for safety reasons this is not stored next to the BBQ but there should be one or two under the house).  

Please clean the BBQ after use – if you do not clean the BBQ there will be a $50 deduction from your bond – if you find the BBQ not cleaned let me know and I will organise the cleaner to come over (if possible).  There are cleaning materials under the sink in the kitchen.  Also there is a fat catcher under the BBQ please empty the cup that catches the fat after you have used it.

There is a large recycling bin - please use it for glass, plastic and cardboard.  As the recycling tends to get very full please compact your cardboard – Thank you.  Do not mix rubbish with the recycling – our recycling is hand sorted at the bin and will not be taken if it is mixed.  Our cleaners will then have to sort out the rubbish from recycling and this will have to come off your bond.

Please put the bins out at the end of your weekend stay or on Thursday night if you are there all week.  Garbage is collected on Friday morning and the recycling is fortnightly except for January when it is weekly.

I have left a white tub trug for you to collect your recycling in – please use this for all items that can be recycled and put them only in the yellow lidded recycling bin


If you have anyone in your group who may need to use the bathroom through the night it would be a good idea that they stay in a downstairs bedroom so that there is easy access to the bathroom. If they are upstairs use the stair gate on the top of the stairs and leave the toilet light on.


Dogs are welcome, 

Please let me know that you have a pet with you (if you haven’t already) 

A pet surcharge of $100 per booking applies

Please do not allow wet or dirty dogs in or through the house

Absolutely no dogs on the furniture or in the bedrooms

If your dog will be inside at some stage please provide bedding 

Please bag and dispose of doggy waste appropriately

Please clean up dog hairs or anything else inside the house before your departure

please be aware of a few things.

  • Ticks – due to the abundant wild life, this is a prolific tick area (paralysis tick) so please treat your pet for ticks.
  • The beach at the end of our road is dog friendly however you cannot take dogs into Booderee National Park
  • Dogs are welcome inside but not on the beds and furniture please

The local area has recently started baiting for rabbits, if this is going on while you are down there will be information on the notice board outside the Hyams Beach Cafe.

There are quite a number of resident kangaroos around so if your dog is a chaser keep this in mind.

Lock up 

Before you leave please make sure that you have:

  • returned all furniture it to its original position if you have moved it
  • closed all windows (not necessary in summer)  and locked the doors as you leave, (not the top deadlock on the upstairs door)
  • put all garbage and recycling in the bins and put the bins on the street 
  • take your food from the fridge
  • checked under and in the beds for children’s toys and misplaced items (I will endeavour to return left items to you)
  • leave the kitchen tidy
  • turned off all fans and lights, including the outside lights 
  • if you have changed the digital lock to always unlocked simply enter your code again and it will return to locked status
  • please leave the beds you have used unmade and put the towels in either the bath or the laundry (if you are downstairs)

Local Things

The Jervis Bay Marine Park is home to a vast array of dolphins, fur seals, fairy penguins, sea eagles, gannets and whales (May to November)

Hyams Beach (closest to the house) is dog friendly.  There are resident dolphins in the bay and you can often see them on a morning or sunset walk.

Booderee National Park

This is a stunning National Park, offering many things to explore.

Many of the walks are particularly good and there is lots of info at their site including suggested itineraries.

There are many Beaches around Jervis Bay itself and you can always find the right one for the local conditions.  If the wind is blowing from the south head over to Green Patch or Bristol Point in Booderee National Park and they will be sheltered.  If there is wind or swell from the North then discover Summercloud Bay which faces south and is on Wreck Bay at the end of Wreck Bay Road (not marked on this map as it is on Wreck Bay Aboriginal Community Land).

You can Whale Watch from the Ruined Lighthouse which is a great vantage point (May to

November is whale watching season)

A walk into Steamers Beach is truly worthwhile. Here it is – definitely worth going to!

There is also a lovely walk towards Huskisson from Chinaman’s Beach  (turn left when you come down the hill at Hyams).  The track heads off from the North end of the beach and there is the beautiful Greenfields beach along the way – well worth exploring and flat as well.

A National Park pass is $11 for 48 hours or $44 for 1 year.

Pets are not allowed in Booderee National Park.  


Please note that the local beaches are unpatrolled.  Being in a bay the water is often calm however depending on the swell and wind we can get quite choppy conditions with an undertow.  Please assess the conditions carefully and do not go beyond your capabilities.

Surf beaches are Caves and Bheweree, they are both in the National Park and are a short walk from the car park with Caves being the closest.  Neither of these beaches are patrolled

Fishing – many people fish off the local and surf beaches also there is good fishing at St Georges Basin.

General Shopping

There is a huge new shopping centre at the main roundabout before you turn towards

Hyams – there is a woolworths and aldi and a whole stack of other mall type shops here.  There is also a fish and chip shop that is more acceptable than the one at Huskisson.

If you would like to avoid the busy mall there is a Coles in Vincentia that is well stocked.  There is also a deli, newsagent, bottle shop, vet, doctors and chemist.

The advantage of going to Coles is that there is an excellent café in this shopping area – it is in the front section (so not where the main carpark is  - you need to walk through the little arcade and turn left (down hill).  The café is call Albert and Miso and is the old crew from Hyams beach café – you may remember Richard who is the expert coffee maker – this is the best coffee around (so I have been told),  the food is also very good here – definitely worth the detour.

Huskisson has a few more deli’s and cafe’s.  Good food and coffee is available at “Supply” – the green deli.  

Local Restaurants

Hyams Beach Café is open for dinner on Friday and Saturday nights and loner during the summer and holiday periods – check out the times when you are there and book please.   Currently they also have a French Pastry Chef there who does some wicked macaroons and tarts – gluten free options are available – you can also book for a midweek High Tea which is delicious and fun.

There are many restaurants in Huskisson, 

The pick is 5 Little Pigs – the chef here is great and the food is excellent café food – I am sure you will like it.  Open for breakfast and lunch – they have an excellent breakfast menu.   If you can’t get in here the Café just next door is also good.

There is a new Japanese eatery just around the corner from the Huskisson main street –  Kampai the food is good, not a cheap eat and not super speedy service but they are open from lunch till late.  They have a bar and often music on Sunday afternoon.

Albert and Miso will be open for dinner over summer (see above)

I have tried the hot rock restaurant and it is quite fun!    - food cooked at your table by you on hot rocks – kids love it!

The pub is now renovated and has a nice deck – I haven’t tried it

The RSL has the best view in town – and is just about the only place open at certain times for an early dinner – check it out while it is still there as I believe it has been sold to a mega development!!

 The Waterhouse, 13 Currambene St, Huskisson   

The deli Supply in Husskison is pretty good and you can some goodies there as well

The Thai restaurant Wild Ginger is nice but quite expensive and not really Thai 

Although the local fresh fish at the fish shop in Huskisson is often good value however I have found their chips to be pretty dreadful!

The big new shopping mall has an acceptable fish and chip shop, a Thai restaurant that is really rebranded Chinese (ham and cheese spring roll anyone?) I tend to avoid eating in this mall.

Dive Shops and Whale Watching

Dive shops are here as are canoe hire places, you can also go on a dolphin spotting tour which will take you around the bay.

In that case that anything should happen during your stay please let me know and if possible I can arrange one of the local tradesmen to help out.

Holiday Rental Code of Conduct – Version: 1.0 (March 2012)

House Rules are provided at the Property to ensure that Guests and

Visitors know and comply with the specific Rules governing their

permission to enter and occupy the Property.

4.1 General requirements

a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security

services during their stay; and

b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.

4.2 Noise and Residential amenity

a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially

between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss

rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or

Bond under the Terms and Conditions; and

c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the

residential amenity of neighbours and local community.

4.3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b) Guests are responsible for ensuring that Visitors comply with these House Rules.

4.4 Gatherings or functions

a) The Property is not a “party house” and any such activities are strictly prohibited; and

b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

4.5 Parking

a) Guests and Visitors are to comply with parking regulations of the street and show consideration to neighbours and other vehicles;

4.6 Garbage and recycling

a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the

Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas;


b) Garbage and recycling arrangements at the Property are as follows: Garbage night is Thursday night – leave bins out when leaving the property.  Recycling is collected weekly in the Christmas holiday periods and fortnightly at other times

c) Guests who mix up the garbage by putting garbage in the recycling bin or the other way around will be charged a minimum of $50 for sorting this out.

4.7 Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

4.8 Fire Place

Care should be taken whilst the fire is lit and whilst lighting the fire – the fire and the safe conduct around the fire is the responsibility of the guests and visitors.  Under no circumstances should guests or visitors allow anyone under the age of 18 to light or tend to the fire. 

The management has provided a Looftlighter to assist in the lighting and maintenance of the fire this device should be treated responsibly and only used by a responsible adult.

No responsibility is taken for any harm that may occur whilst a guest or visitor is using or sitting near the fire.  Any damage that may occur from sparks or a log falling from the fire is the responsibility of the guest.

Carrying logs up to the fire is the responsibility of the guest.

4.9 Deck and balcony areas

Care should be taken on the balcony areas, do not in any circumstance sit on the balcony railings – care should be taken of small children and they should not be left out on the balcony unattended.  Do not push any furniture against the railing that small children may climb on.

There may occasionally be small areas of unevenness on the balcony wooden floor tenants are advised to wear thongs on the balcony.

4.10 Smoking

Smoking is not permitted indoors, if smoking outdoors do not leave cigarette butts around – there is an ashtray provided under the sink.

4.11 Pets

Pets are not permitted on furniture or beds

4.12 BBQ

All normal care should be taken when cooking outside on the BBQ – no responsibility is taken for any burns or damage caused by the heated BBQ.

The BBQ must be cleaned after use and failure to do so will incur a $50 penalty – cleaning includes emptying the oil well under the BBQ.

4.13 Damages and breakages

Damages and breakages must be reported to the Manager and paid for,

Arrangements for keys, security, dishwashing, rubbish, etc are as laid out in your house information

4.16 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property,

Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Terms & conditions

Terms and Conditions for Booderee Lodge at Hyams Beach

 Suggested Terms and Conditions of Temporary Holiday Accommodation  


“Booking” means the period for which you have paid to stay at the Property.  

“Property” means Booderee Lodge at Hyams Beach 19 Bayview Avenue Hyams Beach NSW and all its fixtures, fittings and equipment. 

“Management” means the owners and managers of the Property.  

"Guests" means the persons who stay overnight in the Property during the Booking. 

"Visitor" means a person a Guest permits to visit the Property during the Booking. 


• Payment of the Deposit constitutes acceptance of these Terms and Conditions.  


  • Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date unless advised by agreement with the management. 
  • Late departure is subject to prior arrangement and availability and extra charges will apply.  
  • You must notify Management of expected arrival time and a mobile contact number at least 10 days before arrival.   


  • A deposit of (advised in your letter)  must be received within 7 days after the Booking is taken by Management. Bookings are not confirmed unless and until this deposit is received. 
  • Payment in full must be received no later than (please check your letter)  prior to your arrival. 

 Payments of the amount due must be received in Australian $ net of any bank or other transaction charges. 

  • Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability to you.
  • We accept payment by the following methods:  direct deposit into our bank account, PayPal. 


  • If you wish to vary or cancel your Booking, please contact us immediately.

There is a 2 month cancellation policy after that:

  • Your deposit is non-refundable in the event of a cancellation. 
  • If you have paid more than the deposit or paid in full and cancel your Booking you will be refunded if we can re-rent the property 
  • Should you be eligible for a refund it will be made through your chosen payment method at time of Booking. 
  • A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights. 
  • A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests> 
  • If Management is able to relet the Property for the period cancelled a further refund may be made less administration charges, commissions and expenses> 
  • We have a minimum nights stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy. 


  • A bond payment (advised in your letter) is required at the same time as the outstanding balance of your Booking. It will be credited to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival. 
  • Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared. 


• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full. 


  • Parties and functions require prior approval at the time of Booking and special conditions will apply including extra charges, guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by midnight. 
  • Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.

Guests are to make every possible effort to ensure that they do not interfere or cause a nuisance to neighbours.  Excessive noise can be a major cause of complaint.  Loud music, televisons and partying that cause excessive noise will not be permitted between 10pm and 7 am.  Should we receive an excessive number of noise complaints we may have to review your tenancy.


• We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure.  Some Beach towels are included. 

10. PETS   

• Pets are allowed at the Property. Pet owners are responsible for cleaning up after their pets both within and outside the property. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. 


  • You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
  • You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion) 
  • Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund. 
  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
  • Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition. 
  • Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual  cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card 
  • All furniture and furnishings must be left in the position they were in when you arrived 
  • The property should be vacated on time and secured. All windows and doors are to be locked.  
  • Smoking is not permitted in the Property  


  • In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
  • Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property. 
  • Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have. 

We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property. 

  • The land lord is not responsible for nor has any control over building /renovation work being carried out on neighbouring properties and cannot issue refunds under such circumstances.

All guests are responsible for keeping the property secure throughout their stay and upon vacating.  Any theft or damage due to not securing the property shall be the responsibility of the holiday tenant.

No responsibility will be taken for the personal belongings of any guest.  Any required insurance for your belongings must be arranged by yourself.  NO liability is accepted by the property owner for any injury, debt, damage, loss, delay or inconvenience caused by events outside the owner’s control.

We have described the property in good faith and the best of our ability.  It is the responsibility of the tenant to assess the suitability of the accommodation to their needs.  Claims of discounts or refunds will not be entertained for reasons of unsuitable accommodation.

The holiday guest must supply a signed completed security deposit for before the holiday commences with credit card details to be held as a $1000 security deposit against claims for late departure, excess rubbish, additional cleaning and damage to the property and its contents.  The liability of the holiday tenant shall be the full cost of all the excess charges and/ or repairs whatever that may be.

One of our best stays. House is so bright with natural light, extremely clean stylish space with a spectacular ocean view. Love the fact that it's 200m away from Australia's best beach. Very convenient for us who love swimming at Hyams. Will defo come back in the future!
