Directions

The house is located on the Bathurst side of Orange, about 7 km before the main town.  As you drive North-West towards Orange from Bathurst you'll see a turn-off on the right-hand side for the Northern Distributor - take this and follow the road along for approximately 2 km until you come to Icely Road which cuts across the road - turn right into Icely Road.  Travel along the road for another 1.5 km, you'll cross a low bridge and as you come up the rise, you'll see a white paling fence on the left-hand side which is our place - you'll see a sign with the number and property name.

CHECK IN/OUT

  • Check-in time is not before 3.00pm on the arrival date and check out time is not later than 11.00am on departure date.
  • Late departure is subject to prior arrangement and availability and extra charges may apply.
  • You must notify Management of expected arrival time and a mobile contact number at least three (3) days before arrival.
  • Check-in/check-out and key collection/return procedure will be as follows, unless special arrangements have been made prior to arrival:

A single front door key will be left in the secure key container installed near the front door of the property (the code will be provided 2 days before arrival).  The back-to-base alarm will be deactivated the morning of your arrival and any other keys – including the rear sunroom door and key to the cottage – will be left inside on the kitchen table along with a welcome note and visitor information (alternatively one of our Managers may meet you at the property at the agreed check-in time and hand over the keys in person).  Upon departure, please leave all keys on the kitchen table and pull the locked front door closed as you leave.  Please telephone or text our Manager as you depart, so that the back-to-base alarm may be reactivated and the cleaner is advised that the property is ready to be cleaned.

PARTIES & FUNCTIONS

Parties and Functions are strictly prohibited.  The price charged is for domestic use only and not commercial.  Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.  Use contrary to this may result in loss of your bond and/or additional payments.

LINEN AND TOWELS

We supply linen, pillows, duvets and towels for a maximum of twelve (12) guests, which must be left where supplied in the bedrooms or bathroom on departure.  Further linen may be hired through Management.

SWIMMING POOL

  • Our swimming pool and the surrounding fence has met the requirements of Part 2 of the Swimming Pools Act 1992 and has been issued a Compliance Certificate by Orange City Council (Certificate 6796853a, expiry date 20 January 2024).
  • All swimming is entirely at the guests’ own risk.  Please read the cardiopulmonary resuscitation (CPR) sign on the pool fence before entering the water, so you are aware of what to do in case of an emergency.
  • You must only swim where you are medically and physically fit to do so.
  • Children should be supervised by an adult at all times (please note that in accordance with Royal Lifesaving Society Guidelines and Council's Keep Watch program, all children under 6 years and non-swimmers are to be within arms’ reach of a supervising adult; any child under the age of 10 years must have the continuous supervision of a responsible person over the age of 16 years).
  • Pool gates must be kept closed at all times.
  • Climbable articles (including the BBQ, pot plants, toys, ladders and chairs) may not be placed within the pool area or within the 90cm “non-climbable zone” (this is a zone measured in an arc shape from the top of the outside of the pool fence arching towards the ground).
  • Bottles, glassware, porcelain, metal utensils or other fragile or dangerous items are not permitted inside the swimming pool area.
  • Bikes, scooters, skateboards, soccer balls and footballs are not permitted inside the pool area.
  • All babies and toddlers who are not toilet trained must wear approved nappies.
  • Drugs or alcohol, or people under the influence of drugs or alcohol are not permitted in the swimming pool.

TENNIS COURT

  • The tennis court may be used by guests both during the daytime and in the evenings.
  • Floodlights are available for use until 10.00pm.  Please ensure that lights are switched off after this time.
  • Players must wear appropriate, soft-soled footwear – high heels or hard-soled shoes are not permitted under any circumstances.
  • A number of tennis racquets and balls have been provided for your use (located in the hallway cupboard).  Please help yourselves, but kindly ensure that these are returned undamaged at the end of your stay.

THE GARDEN

  • We hope you enjoy our beautiful garden while you are staying at the property, but we ask you to please refrain from picking plants or flowers.

ENTERTAINMENT

  • There are a number of books, magazines, board games, DVDs, outdoor games and balls kept at the house for your enjoyment.  Please do not remove any items from the property, or this may affect the return of your security deposit.

PETS

  • Pets are only allowed at the Property in the event that specific arrangements have been made in writing with the owner in advance.
  • Please ensure pets are kept outside.  Pets are definitely not allowed on any indoor carpeted areas or on furniture at any time.  Any evidence of pets inside the house or cottage will incur extra cleaning fees.
  • Pet owners are responsible for cleaning up after their pets.
  • The paddocks surrounding the house are used for running livestock – by both Management as well as our neighbours.  Any injuries to livestock or damage caused to the property as a result of visiting pets chasing or attacking the animals will be borne entirely by the guest in whose name the booking was made.

YOUR OTHER RESPONSIBILITIES

  • You must comply with all applicable House Rules (a copy of which will be provided at check-in) and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
  • You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay.  You must notify us of this immediately.  Management may recover from you repair or replacement cost (at Management's discretion)
  • Only the guests nominated and agreed in the Booking (stated on the Confirmation Notice or subsequently agreed in writing) may stay in the Property overnight (maximum 12 persons, unless otherwise agreed).  If any other guests stay extra charges will apply or the agreement may be terminated without refund.
  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
  • Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away.  The Property must be left in a clean and tidy condition.
  • Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc.  Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card
  • All furniture and furnishings must be left in the position they were in when you arrived
  • Please ensure that you take all your personal belongings and effects with you at the time you leave the property.  Any items left behind will be considered unwanted and may be disposed of.  If a personal item is reported missing and later found by our cleaner or Manager, you will be responsible to arrange for its collection or for all costs (paid in advance) to arrange for its delivery or postage back to you.
  • The property should be vacated on time and secured.  All windows and doors are to be locked.  All keys must be returned to Management or as otherwise directed.
  • You are responsible for the safekeeping and replacement of accommodation keys.  Duplicate keys will be provided at an additional charge of $100 per key.
  • Smoking is not permitted indoors at the Property under any circumstances.  Smoking is permitted outside the house, however cigarette butts must be disposed of correctly.

PROBLEMS OR COMPLAINTS

  • In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
  • Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
  • Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
  • We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

Standard Terms and Conditions of Temporary Holiday Accommodation

  1. DEFINITIONS

“Booking” means the period for which you have paid to stay at the Property.

“Property” means “Willowood,” 533 Icely Road, Orange NSW 2800 and all its fixtures, fittings and equipment – for both the main house itself and the unattached “granny flat” (also referred to as “the cottage”).

“Management” means the owners and managers of the Property.

"Guests" means the persons who stay overnight in the Property during the Booking.

"Visitor" means a person a Guest permits to visit the Property during the Booking.

  1. ACCEPTANCE & RESPONSIBILITY
    • Payment of the Deposit constitutes acceptance of these Terms and Conditions.
    • Variations to these conditions may only be made by prior arrangements with the owner in writing.
  2. CHECK IN/ OUT
    • Check-in time is not before 3.00pm on the arrival date and check out time is not later than 11.00am on departure date.

  1. PAYMENT
    • When using the AURA Online Payment System, your Booking is split into two portions – the deposit (being 50% due at the time of confirmation) and the remaining balance (due four weeks before your stay).
    • If the owner does not receive settlement in full four (4) weeks before your stay, we reserve the right to cancel the booking and attempt to re-let the property.
    • Where your stay commences in less than four (4) weeks from the time of Booking, the full amount must be paid in full upfront.
  2. CANCELLATION OR VARIATION (Please note that these have been relaxed from usual in view of Covid-19)
    • If you wish to vary or cancel your Booking, please log in to www.aura.travel.com and amend directly
    • If you cancel 60 or more days before check-in, you are entitled to a full refund (before 11:59 p.m. AEST on the cut-off day)
    • If you cancel between 30 and 60 days before check-in, you are entitled to a 50% refund
    • You are not eligible for a refund if you cancel less than 30 days before check-in
    • We have a minimum nights’ stay policy of two (2) nights.  No refund will be made for a variation to the extent that it breaches our minimum nights’ stay policy.
    • A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
    • Should you be eligible for a refund, it will be made through the AURA Online Payment System and then credited to the credit card linked to your Booking
  3. ADDITIONAL COVID-RELATED CANCELLATION POLICY
    • If – through a Government order – there are formal travel restrictions in place that prevent you from travelling to Orange over any of the dates of your booking, we will offer you either a complimentary date change or the option of a full refund without penalty
    • If NSW (or the Orange region specifically) were to experience a new wave of Covid-19 cases and formal travel restrictions became a possibility (but were not actually in place), we request that you contact the owner at sally.brazier@hotmail.com to discuss available options.  Whilst we reserve the right to adhere to our formal cancellation policy as defined in Point 5, we would endeavour to reach an agreement that is fair for both parties, in the form of a change of dates.
  4. SECURITY BOND
    • A bond payment of $500 is required seven (7) days before the commencement of your Booking.  It will be credited back to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival.  We agree to ensure this occurs within seven (7) days of your departure.
    • Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond.  Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.
  5. UNAVAILABILITY
    • The owners will make every effort to ensure the property is available as booked.  However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances (e.g. fire, storm, damage, etc.).
    • If the Property becomes unavailable for your occupancy then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

"Amazing house and location!" Our family was lucky to have stayed at this beautiful property for a few nights. "Gorgeous House" This is a great house with lovely grounds, a really wonderful place to stay. We had hours of fun relaxing in the pool and playing tennis as well as getting out and exploring Orange based on the comprehensive local information provided by owners. I would highly recommend a stay here.
