Living & Dining
Open plan and light filled, the living and dining space at Kokos exudes easy elegance. Relax on the plush lounges, enjoying over 80 Foxtel channels, movies on Netflix and music via the Sonos sound system. Wall to wall glass with large stacking doors offer easy, seamless access to the sunny outdoor space. Just off the living space, share meals in style with a contemporary timber dining suite and built-in timber bench seat.
The kitchen is both sleek and stylish, with a gorgeous timber slat feature ceiling, modern pendant lighting and stunning high-end stainless steel Smeg appliances (including oven, cooktop, dishwasher and double door refrigerator with ice and water dispenser). Enjoy casual dining and entertain while preparing meals with an island bench and seating.
Kokos Beach Houses feature 4 large bedrooms, decorated with easy, modern elegance. Plush carpets, lots of natural light and simple interior styling make the sleeping space warm and inviting.
Sleeping 8 in total, the bedding configuration is as follows:
- 2 x queen rooms with TV and ensuite bathroom
- 2 x twin single rooms (can be adapted to be a king in either room)
Resort-style luxury flows through all 4 bathrooms, with natural stone, frameless glass and warm timber tones. Each bathroom includes a toilet and the guest bathroom has a built-in bath for added holiday rest, relaxation and ease for children.
A large, sunny entertaining area can be accessed off the living space and features a modern, outdoor dining setting, BBQ and sun loungers. There is also a small balcony off the main bedroom.
A standout feature of each Kokos Beach House is a private, heated pool for each house. The stunning plunge pools are encased by bamboo screening for added privacy and offer part shade, part sun, perfect for long summer afternoons. Relax poolside in one of the loungers or watch the kids swim through glass fencing from the outdoor entertaining area.
Kokos Beach Houses feature ducted air conditioning throughout, as well as fans in every room. Guests can also enjoy complimentary high-speed internet, as well as full use of the coffee machine. There is secure garage parking for two cars.
Kokos Beach Houses enjoy a prime position, close to both town and the beach. Located in popular Shirley Street, from Kokos, guests can walk 5 minutes via private gate at rear of property to the beautiful long stretch of coastline that is Belongil Beach. A short 7 minute walk will see guests arrive in the centre of Byron Bay, the mecca of Northern NSW, offering world-class dining, entertainment and much more. Check-in & check-out times
Terms & conditions
A $1000 Security Deposit is required prior to check in.
Cancellations will result in a loss of your deposit OR full payment should this have occurred. We will endeavour to rebook your dates if at all possible. If we can rebook your dates for the same rate then we will refund you your deposit less a $100 cancellation fee and credit card fees if you paid by credit card. If we need to discount to rebook your dates then we will refund your deposit less the difference between the rates and a $100 cancellation fee and credit card fees if you paid by credit card.
A $55 non refundable Booking Fee applies to all bookings.
Inappropriate Bookings and Schoolies
As a duty of care to our properties the management reserves the right to refuse any bookings that we feel may be inappropriate or fall across the Schoolies dates.
Christmas and New Year Bookings
If you're booking covers both Christmas Day and New Years Eve then the booking must be at least 12 days in length.
Noise/Functions/parties - Excessive noise and functions are not permitted as they can cause disruption to neighbours. A security company may be called to investigate complaints of excessive noise or anti-social behaviour incurring up to $200 charge for call out, which is taken from the security deposit. After one warning guests may be evicted from the premises by security with loss of rent and bond. If an unauthorized function is held at the property then your whole bond will be retained.
IMPORTANT The apartment/holiday house you have booked is privately owned and managed offsite. This means that it is not managed or associated with the onsite management. Therefore the onsite management will have no record of your booking, and will not be responsible to attend to you when checking in or checking out or offer any assistance. For check in and during your stay, if you require assistance you must contact our office.

"Perfect for families" The house was great overall. Perfect for families and a great location to walk into town and to the beach. Shirley street is very busy and noisy and unfortunately the windows or walls towards the front of the house don't block out any of the noise. Otherwise, it really was a perfect stay.
