This charming and lovely 5 * Self Catering holiday home boasts style and luxury. Two lovely bedrooms with 3 deluxe beds and a double sofa bed. :Comfortably/ Preferably" sleeps 4 but can accommodate up to 6

You can spoil yourself in this large and lovely Master Bedroom which has it's own separate relaxing space with an armchair, television, deluxe queen size bed with quality linens and bath robes. Access to your small but very nice private back yard
The second bedroom has 2 deluxe single beds with quality linens. Full length mirrored wardrobe. Adult size bath robes
Double sofa bed which can sleep 1 or 2 people
Lounge Room has large TV with Chromecast with over 30 digital channels and Chromecast to enable you to access your Netflix account and stream/watch your favorite movies. Laptop friendly coffee table.
Free unlimited wifi with own modem/router, suitable for long-term guests working from home.
Split system reverse cycle air conditioning and ceiling fans in all rooms
Fully equipped kitchen. Pantry with essential items

Fully equipped kitchen, everything has been thought of to ensure your stay is enjoyable. Enjoy a drink of choice while cooking a meal, eating a take away or having a bbq on the deck. The kitchen extends to the deck and has decorative lighting and looks beautiful at night.
A complimentary selection of teas, coffees', a Nespresso coffee machine and a selection of coffee pods and sugar.
Bed linens, towels, soap, shampoo and conditioner, hair dryer, tissues and 5 rolls of toilet paper are also provided
* All supplies are complimentary and are not replenished during your stay.
A separate laundry with washing machine, washing liquid, fabric conditioner, iron and ironing board and all your cleaning aides
Private entrance free on street parking with no time limits and is situated in a friendly cul de sac
As an extra precaution it might be best to get travel insurance
Please confirm you have read the House Rules and provided photo ID (not a group photo) a drivers licence from both sides. A Rental Agreement will need to be signed
About Location
Situated at the foot of the Magnificent Blue Mountains which is a rugged mountainous region and is known for it's dramatic scenery, it's steep cliffs, eucalyptus forests and waterfalls and is where you will find the famous Three Sisters. It is great for sight seeing, bush walking and many other tourist attractions or explore Historic Windsor with all it's charm.
Equine Surgeons, Vets and Nurses. The Equine Clinic is within walking distance
The International Regatta Centre is a rowing and canoe sprint venue built for the 2000 Summer Olympics. It is now a popular sporting venue. It is a very scenic and easy drive down Castlereagh Road to Penrith
2 kilometers to Yarramundi Reserve
2 kilometers to Godolphin the renowned racing stables and home to the 2018 Melbourne Cup winner.
5 kilometers to the Shops, RSL Club, Polo Fields, Hawkesbury Uni and TAFE and RAAF Base.
Guests are welcomed upon arrival then left to relax in their own space.
I live on the property in a separate house, with 2 medium sized dogs, so able to assist you as much or as little as you require.
House Rules :
I smoked for many years, so have no problem with it, but please, It is 'Strictly No Smoking' inside Home and no illegal substances. I don't like the smell and the damage it does to walls and furniture etc. Please consider future guests and your Host. Quiet time is 10pm. NO Parties or Events and definiately NO Smoking inside the property. A bond will apply and will be forfeited if these Rules are broken.
DISCLOSURE: There is a 'Ring' doorbell on the guest gate and a camera facing the street
Only guests that are booked in are allowed to stay. May I please know their names.and may I ask what brings you to the Hawkesbury
Photo ID is required before check-in (not a group photo). Drivers Licence, both sides or passport

PLACES OF INTEREST
With so many sights and places to see there will never be a dull moment. For the adventurous try Trees Adventure with over 10 Courses, 110 Challenges, 21 Flying Foxes. Largest Park in Australia. Different levels the youngest level is for 4 to 7 years old then progresses up to adult.

My favorite place is Yarramundi Reserve. It's a beautiful place for a picnic, lay your towel down in the soft sand and soak up the sun and have a dip in the cool mountain water. It is very much a family friendly place. (Unfortunately it has suffered very badly due to the recent floods)
If you are experienced at horse riding why not go on a trail ride along the water and through the Reserve. They also cater for beginners. Please visit the following website for more details. It's marvelous and just a short drive away.

I would absolutely love to do this and I'm an OP lol. If you want to see the Blue Mountains and surrounding areas why not travel on the back of a motor bike. Who wouldn't love to ride on the back of a Harley Davidson and sightsee around the Blue Mountains. What a wonderful experience. See Wild Ride Australia they are excellent and are local. Or have a look at Adrenaline they have 2,500 Adventures so they have something for everyone. Go on be daring !!

If you want a somewhere that has it all in one place try Penrith Panthers Club. During the day enjoy Games & Activities, Aqua Golf, Cables Aqua Park, iFly Indoor Skydiving. Many activities for adults and children of all ages.

Our family of five stayed with Sandra for two weeks while I was in Richmond for work. While it would be perfect for four people, it was more than adequate for us and could do six though it would be a bit cramped for longer stays. But it was the best equipped BNB we’ve stayed in, was modern, very clean, and super comfy for all! Sandy goes out of her way to make you feel at home and adds nice little touches to make sure your stay is a good one! Very quick to respond to any questions/inquiries, and super nice! Would definitely recommend a stay at “Sandy’s bnb” any time you are in the Richmond area!

Great attention to detail in little touches around the entire home and also in facilities like barbecue area’s pretty, automatically triggered fairy lights. Each bed has both firm and soft pillows to use. Comfortable, warm. Flexible check in/check out; covid safe. Lovely owner. Great communication. Eager to ensure stay is perfect without any intrusion. Full sized fridge/freezer in clean, full size kitchen with a kitchen island and anything you could want to cook with while there. Located well for trips within the Hawkesbury region or as a base to explore this part of the mountains. Can’t fault a single thing. Looking forward to planning another stay with you.

Comfortable tidy place that is nice to come home and relax in. Not far from Richmond with a wonderful host who is Very accommodating and friendly! Strongly recommend staying with Sandra as we will be back many a time :)
