In the heart of the Margaret River Wine Region, For The Birds is situated on one of Yallingup most picturesque properties. Sided by national park, and set within 260 acres of tall trees, valleys, and open rolling pasture were Kangaroos and wildlife abound.

The House

Elevated high on the Yallingup escarpment For The Birds was purpose built to take advantage of the panoramic views down the valley to the Indian Ocean. 

With ocean or forest views from every room, this light filled spacious home comprises of two generous living rooms, formal dining room, gourmet kitchen with pantry, separate large master king bedroom suite, three queen sized bedrooms, a family bathroom and laundry.

Offering superior accommodation for up to eight guests, For The Birds contains a mix of modern and antique furniture, a baby grand piano, curated art pieces, library and selected homewares.  Two slow combustion stoves in the living rooms, ducted reverse cycle air-conditioning, Wi-Fi, fully equipped cook’s kitchen, laundry and outdoor entertaining.  Every amenity you require for your perfect escape.​


Located on Abbeys Farm Road, Yallingup in the northern corner of the premium wine-growing region of Margaret River.

House Acccess - the house is accessed via Coulls Road (intersection with Abbeys Farm Road)

We recommend you look on google maps before you travel.  (If using Google Maps, use the address 53 Coulls Road, Yallingup Siding, Western Australia) 

The house is situated at 53 Coulls Road, which is represented by the red line going up through the green (State Forrest) off Abbeys Farm Road.  The 53 means that the house is 530 metres from the intersection with Abbeys Farm Road. 

From Busselton bypass:

From the Busselton bypass take the roundabout, onto Bussell Hwy and turn left towards Margaret River.  Travel until you get to the Carbunup River Store.  At the Carbunup River store turn right onto Wildwood Road.  Travel - 9.4 km, Turn left onto Abbeys Farm Rd.

Travel 2.1 km, turn left up Coulls Road. 530 metres at the top of the hill you will see an open drive way with two painted fence posts. Turn left into the drive way and you are at the house. 

From Dunsborough

At the main Dunsborough roundabout, take the 1st exit onto Caves Rd towards Busselton and travel for 1.8 km.  At the roundabout, take the 3rd exit onto Commonage Rd for 9.7 km

 Turn left onto Wildwood Rd – for 400 m

Take the 1st right onto Thornton Rd – drive 2.0 km (Past Aravina), until you get to the Abbeys Farm Road intersection. Turn left onto Abbeys Farm Rd – travel 300 m

Turn right Coulls Road – The house is located 530 metres at the top.

Parking – in carport or parking to side of car port.  

Joanna has been an incredible host - email communication has been prompt and instructions have been spot on. The home is neat, decorated beautifully with super comfy furniture and stylish art work. It has everything and above that you would need for a home away from home stay (coffee machine, curling iron - yes!) The home interacts with nature so well with many wall to floor windows throughout the house. The baby grand piano is an absolute bonus and we enjoyed a good family jamming session around it. We thoroughly enjoyed our family holiday at "For The Birds". The property was spacious and well appointed. It was comfortable and an easy home in which to relax. The outside space was fabulous with its views to the valley and fields and plenty of space for children to enjoy. The tree swings were an added bonus. Best holiday home in the southwest. Get away from it all and get amongst nature. This property combines a lovely spacious home in a beautiful private estate. Excellent for lovely walks on the property or in the adjacent nature reserve. For the Birds was the perfect home for our big family getaway! Very comfortable for 3 couples and 2 children. We watched the kangaroos from the dining room in the morning. The wood burning heaters kept us very cosy even on the coldest nights. The house is so spacious, we had all had space without sitting on top of each other! The kitchen was well equipped to to stay in and cook. The location is perfect. Would absolutely recommend For the Birds and plan to book again!5/5 by , Perth, WA
I don’t know where to begin to explain how great this house was. We had three families staying and so having 3 bedrooms with 1 king and two queen beds was brilliant for the adults. The linen was clean and fresh and the whole house was very neat and tidy. The kitchen was better equipped than I have ever known a holiday house to be. The coffee machine was a welcome item! Two fridges were good too with such big families. The bathrooms were a great size and the showers were to die for! Great pressure of water. The surrounds of the house are beautiful. Kangaroos and mist was the morning view. Lovely walks around too and great bird life. We have lovely little red wrens visiting us. It is only a 15 minute drive to various eating spots so its location is perfect. Communication with the owner was very good. We will definitely be returning visitors. 5 stars all the way around. Beautiful setting. House was nicely set out with lots of different spaces for relaxing. It is worth to go for a walk on the property as it is absolutely beautiful. We loved the privacy of the location and found it an amazing spot for the whole family to relax. The house is very comfortable and equipment with everything we needed. We thoroughly enjoyed our 7 day break at "For the Birds". The house is comfortable and well equipped. There are wonderful views across rolling paddocks to the ocean. The peace & tranquility was well appreciated. The name didn't disappoint us either. There were plenty of birds to enjoy. Beautiful Splendid Wrens, Golden Whistlers, Yellow-Rumped Thornbills, Wedge-Tailed Eagle, Baudin's Black Cockatoos... just to mention a few. The kangaroos were numerous as well. We stayed from 9-19/1/2015...and loved it! Fantastic house, fantastic facilities, fantastic property and fantastic location. The kids had a ball wandering the paddocks, meeting the sheep and bush exploring. Great house for a large group or even 2 families. Absolutely wonderful home for a family or group of friends. Central to everything but no neighbours, stars at night were amazing. For the Birds is very clean and very functional, plenty of towels and linen, the kitchen is more than well equipped - two fridges and even an espresso coffee machine. We had a really relaxing and comfortable stay. The property was very well equipped and spacious and is be of the nicest we've stayed at in the Yallingup area. We had a lovely winter stay at For the Birds in July 2015. We took my Canadian father down south to show him the beautiful wine region and I specifically looked for a secluded location that would have some kangaroos visit. True to form, For the Birds was a truly beautiful property with valley views to the ocean and plenty of local wildlife, including the roos, visiting daily. "For the Birds" was awesome! Surrounded by lush greenery, birds and wild kangaroos, the place was perfect for our family of 6 to relax and chill out after visiting the Margaret River region.
