The conditions of this licence are :

1-This home is for accommodation purpose only. ( parties of any kind are not permitted )

2- Maximum number of guest staying at the house ( - and in the house ) at any time is 12 ,This number includes all adults, children and babies.

3- Maximum number of cars to be parked on the property at any time is 4 . Caravans, tents and boats are not permitted.

4- No smoking of any kind on the property. No pets.

This home is built for the reunions of the 3 family generations ( grandparents, children , grandchildren).

Enjoy a winter break at the gateway to the Margaret River wineries. This is Dunsborough's finest holiday rental. 6 bedrooms, 3 bathrooms, games room, fully equipped. 

With a polished rosewood and Marri interior, gorgeous solid jarrah furnishings and multiple extras to spoil you (such as the hot outdoor shower, reverse cycle air conditioning, 4 TVs, 3 DVDs, VCR, Playstation 2 and 3, pool table, air-hockey and soccer table! table games - monopoly, scrabble etc) You will be able to make the most of your holiday without leaving the property. Imagine eating breakfast overlooking Geographe Bay high up on a large jarrah patio while you watch the beach-goers make the most of Dunsboroughs turquoise-blue southern waters. Remember what holidays should be like. Hire a bike and ride along the new bicycle path from Dunsborough to Busselton.

This magnificent home sleeps 12, has lockup garaging for 2 cars. and a kitchen to die for! In winter all bedrooms can be heated.

A porta cot, and high chair, play pen, bed rails , baby bath, bouncer, change mats, are provided for guest with babies ( on request.) Permanent stair gates.( standard latch )

School Leavers:
During this period the house is taken out of service for maintenance and is unavailable.

The house is fully heated. Winter in Dunsborough can be very special - the crowds have gone, but the wineries, scenery and galleries remain. The fishing is even better, and the golf courses less crowded. The large number of humpbacks and near extinct blue whales arrive in August. These can be seen breaching from the house balcony .

 From August to early December whales can  be seen from the balcony, but for an unforgettable experience take the whale watching tour which departs from nearby Quindalup. Over recent years the numbers of whales have been increasing. During October the humpback numbers are at their peak. Last year the whale watchers at Pt Picquet nearby recorded a peak of 8 whales an hour passing. On many occasions when greeting guests we were able to point out 4-5 pods visible from the lounge room!  Occasionally blue whales can be seen - this is the only place in the world where they can be seen from the shore.

Dunsborough is at the doorstep of the Margaret River Wine region. Apart from the few hundred wineries, the area is famous for its beaches (both quiet child safe beaches in Geographe Bay and surf beaches on the west coast), golfing, fishing, bike rides , and caves. There are numerous galleries displaying the works of local artisans close by.

The owners reserve the right to restrict the use of the house to those who in their opinion are suitable. They may in some circumstances require references from employers and/or past landlords to support the application.

For added security, this property is only managed in Australia and we never request payments to be made to overseas bank accounts.

Monday, Tuesday and Wednesday nights are special lower rates.

Easter is a 5 night minimum. Christmas/January bookings - 7 nights minimum, unless there is a gap.

You will need to bring your own baby cot blankets and sheets.

All linen is provided as per booking guest numbers and the beds  will be made up as per the completed inquiry form . Included in the supply are bath towels, ( one each )  sheets, pillow cases, tea towels, hand towels, bath mats. It is our standard of practice to have all the requested beds made up for the guest when they arrive.


The house will have a welcome supply of the following until you can get to the shops to replenish: = tea, coffee, sugar, toilet paper,( 2 rolls per toilet ) dishwashing detergent etc . Coles are open until 7pm daily in the town centre.

(These homes are not serviced daily like you would find in a hotel.)


All you need to bring with you are : = baby cot blankets, cot sheets, beach towels and the usual household  items like food, washing detergent, toilet paper etc.




Arrival time:  after 3pm     Departure time:   before 10.30am

If you wish to extend your "departure time" until 5pm, the cost will be $150. ( non refundable )  Contact Glenys or Ian to arrange payment if you would like to take up this option. This option will not be not available if there is a "same day "change over.



Weddings and Parties:

Please note that properties are let for accommodation purposes only and any other use constitutes a break in our agreement with guests. Local caretakers/neighbours are vigilant and have been instructed to report any unauthorised gathering of people at a property. Guests will be asked to vacate within 24 hours.


Wedding family accommodation - extra irons, ironing boards and mirrors (- full length) are available for the brides, bridesmaids etc.


Christmas/January  bookings are a 7 night minimum stay. (-unless there is a gap)  

Easter  is a minimum stay of 5 nights.


Smoking /drugs of any kind are not allowed on this property. No pets permitted.

How To Book Your  Holiday :

Contact Views of the Bay Retreat(VOTBR) via email. We will then email a “Client Details” form to you. Return the completed booking form and once approved, we will proceed with the booking. A 25% deposit is required if the date of commencement of the holiday is more than one calendar month away, or full payment , including hte bond, if the date of commencement is within one calendar month.


A 25% deposit, and the completed paperwork is to be returned within the next 2 days to secure all bookings if the arrival time is more than one calendar month. After this time, if the deposit payment hasn’t been entered onto the booking system, the tentative booking will lapse and the booking will be forfeited. This deposit is based only on the accommodation charge. If the booking is less than one calendar month before arrival, the first person to meet all the booking criteria and provide full payment will secure the booking.

The balance of monies will be due one calendar month prior to your arrival date. This amount includes your security bond of $1000.  If the date of commencement of your holiday is within one calendar month, full payment is required.  The bond is designed to cover any additional cost incurred, but not limited to any breakages, damage or excess cleaning requirements, plus any extra guest beyond those declared.

Once your booking has been confirmed and receipted by VOTBR your deposit is non refundable.

If you need to cancel your booking you must advise us in writing or email. If this is done more than 4 weeks prior to the booking, you will be released from the full liability of hire, however the deposit is non refundable.

If you provide written notice less than 4 weeks in advance of the booking, you are liable for the full tariff.

In the case of every cancellation, VOTBR will endeavor to "re-let" the property for the dates you have booked. If we are successful, then we will refund your fees paid, less any other expenses of reletting and an administration fee of $150.

Please Note ­ it is our preference that your property/booking is re-let, however there is no guarantee that this is possible. It is very difficult to "re-let" with short notice and in Off Peak seasons.

We highly recommend that cancellation travel insurance is taken out to safeguard your investment in your holiday. Most travel agents and holiday home rental web sites offer this option.

Security Bond

Security bond is $1000. The booking letter will explain how you can pay this money.


The booking form that you will be required to complete and sign is a short term lease agreement. This lease agreement cannot legally be signed by anyone under 18 years of age. The lease agreement requires that the person signing takes full responsibility for the house, and contains the conditions of lease. Generally these conditions require that the tenant care for the property, stay at the property, leave it in a clean and tidy condition, occupy it only in accordance with the details provided when booking (eg: number of guests), and to act in a manner that is compatible with a residential neighbour hood (for example: large noisy parties are not permitted ).

The Busselton Shire “holiday home rental license” and the web site rental code of conduct “ apply to this home.

VOTBR Terms and Conditions:                              Views of The Bay Retreat 

The Guest acknowledges:                                                                                           

That all details as stated on this form will apply and are accepted by the Guest.

That the rental contract is between the Guest and the Owner of the property and is subject to the terms and conditions herein. The contract for the accommodation shall not be effective until the VOTBR sends the Guest written confirmation of the booking.

The accommodation booking will not be confirmed until the Guest’s deposit payment is received and cleared. If the accommodation booking is made within one calendar month of the date of commencement of the Guest’s proposed holiday, the full rental payable for the property is required together with any bond, credit card information and any other payment applicable.

Final Payment. The full amount payable in respect of the Property rental shall be paid at least one calendar month prior to the date of commencement of the booking. If the full payment has not been received and cleared by the Owners one calendar month prior to the start of the rental period then the VOTBR reserves the right to cancel the booking without notice and the Guest will forfeit the Guest’s deposit which will be non-refundable under such circumstances. If VOTBR rebooks the property for the full period of the proposed stay, then the VOTBR at their sole discretion may refund the monies up to a maximum of the amount received from the re-booking, less a $150 administration fee and any expenses incurred in reletting the property (including advertising costs). 

Insurance. VOTBR recommends the Guest takes out comprehensive holiday cancellation and protection insurance with a reputable insurance company to cater for any unforeseen circumstances which may arise including accident, ill health or any other matters beyond the Guest’s reasonable control.

Guest’s obligations in respect of the property.

The guest shall be responsible for the property during the Guest’s stay. The Guest shall take all reasonable care of the property and at the end of the stay shall leave the property including all utensils, fixtures, equipment, furniture and fittings in a clean, tidy and undamaged condition and in the same location . The Guest shall be liable for any breakages or damage caused to the Property or any part thereof or any of the chattels therein that may occur during the Guest’s occupation of the Property and all costs of repair and replacement thereof shall be payable to the Owner on demand. Any damage to the Property or any of the chattels therein shall be reported to VOTBR as soon as practical after the damage occurring thereto. The Busselton shire “holiday home rental license” and the web site holiday  home rental code of conduct” apply.

Guests property. All personal belongings, luggage, vehicles and other property of the Guest of any description shall be at the risk of the Guest at all times, and the Owners do not accept any responsibility for any loss or damage however incurred.

Availability of property. Should any events whatsoever arise beyond the reasonable control of the owner which render the property uninhabitable/unavailable (for example flood, fire, storm, tempest, sale of property  etc) then the owner may have to cancel the booking with a full refund payable to the applicant. Should such circumstances arise, the owners will attempt to relocate the Guest to a holiday home of similar standard in the same area. Where this is not possible, all monies paid by the Guest in respect of the property will be refunded. Upon refund of the monies paid, the Guest shall have no further claims against the owner of the property.

Right to refuse of revoke bookings. VOTBR reserves the right to revoke or refuse to honour any accommodation booking which may in their opinion (and at their sole discretion) be unsuitable for the property.

No pets.  are allowed at the property. If any pets are seen at the property, you will be asked to immediately, either take the pet home or leave it in the nearest pet accommodation at your expense. Any cleaning required as a result of having the pet in the house will be taken from the bond.

Representations.  The Guest acknowledges that VOTBR have used their best endeavors to describe the property to the Guest within the limited extent of the communications and will not be liable to the Guest in any respect, should the Guest consider the property unsuitable for any reason whatsoever.

Description of the property. All information as advised to the Guest is believed to be correct at the time of printing and/or advertising, and the Owner does not accept any responsibility for any errors and/or omissions.

Size of party. The Guest may only allow the Property to be occupied by the number of persons nominated in the Guest’s application and under no circumstances shall the number of people occupying the property be greater than that appearing on the Guest’s application or the booking confirmation whichever is the lesser.  The Guest confirms that the details of group members will be as described (in number and ages in particular), and acknowledges that a change in the occupancy without approval of VOTBR shall be grounds for refusing continuing occupation of the property and will result in immediate eviction and loss off all monies (including bond).

Residential Use.  The Guest acknowledges that the property is a private residence in a residential zone of the Busselton Shire (under Town Planning Scheme No 20). The Guest accepts full responsibility for ensuring that the property will be used in a manner that is compatible with this approved use, and failure of the occupants during the tenancy to comply shall be grounds for immediate eviction and loss of all monies (including bond). The Guest further acknowledges that the short stay involved in the tenancy requires that behaviour which may be tolerated infrequently in a long term tenancy is incompatible with the residential zoning during a short stay tenancy. Examples of unacceptable behavior are noisy parties, loud music audible from neighboring properties, overflowing rubbish bins, littering, excessive noise, large numbers of people on the premises. In particular complaints from neighbours and/or the police shall be sufficient cause for action as described above to be taken by the owner and/or his/her representatives.The maximum number of vehicles permitted at any time is four (4)  No caravans, boats or tents allowed.

Barbeques: Home barbeques ( eg: Webbers) are not to be used at the house. Party sparklers or candles are not permitted.

Sound Equipment. Guests are not to install any additional audio-visual equipment during their stay (apart from personal devices such as ipods). In particular the sound system provided in the property is the only sound system to be used.  

Arbitration. Should any dispute arise between the owner and the Guest which cannot be mutually resolved the matter will be referred to arbitration by a single arbitrator agreed to by the parties, but failing agreement upon a single arbitrator, then a single arbitrator appointed by the President of the real Estate Institute of Western Australia. The decision of the arbitrator shall be final and binding on the parties. The guest are aware of,  and have read the Stayz/TakeABreak/rentahome Holiday Rental Code of Conduct.

Residential Tenancies Act not applicable. The Guest and the Owner acknowledge and agree that the Rental Agreement to which these conditions apply is bona fide entered into for the purpose of conferring on the Guest a right to occupy premises for a holiday within the meaning of Section 5 (2) (e) of the residential tenancies Act 1987 as amended (“the Act”) and the parties to the Agreement confirm that the provisions of the Act shall not apply to this agreement. Any dispute between the Guest and the Owner will be under the jurisdiction of the local court.
