TERMS & CONDITIONS

We trust you will have an enjoyable and restful holiday. Thank you for staying with us, please observe the following information.  An opportunity is given for you or someone on your behalf to view the allocated property well in advance of your booking date.  In order to avoid any confusion, the following conditions of tenancy must be observed.

Description

The guest accepts that we have described the property to the best of our ability within the limited extent of the communications between the guest and ourselves.  Should the guest consider the property unsuitable in any way, we shall not be held liable and will not accept responsibility for any alterations to the property beyond our control.  All information contained in the websites is believed to be correct at the time of input but is subject to change without notice.

Deposit

50% deposit to be paid at time of booking with the balance payable minimum 14 days prior to arrival failure to do so will  delay access to the property..  The booking can be cancelled at any time prior to the deposit being paid.  Deposits are Non refundable. By paying the deposit you confirm you accept these terms stated in this document

Payment may be made via pay pal please check for charges. Bank transfer is also possible  

Cancellation Policy

If the deposit has been paid and the client wishes to cancel the booking the deposit will not be refunded. Please ensure you take the correct insurance.

2) If the balance has been paid in full in advance any bonds & cleaning charges will be refunded at the cost of the tenant, the balance will not be refunded unless the property manager finds an equivalent booking at no cost to the owner.

Bond(s)

A  bond is of $500 is taken for 3 nights stay plus .This will be refunded within 7 days of departure  when the property is seen as satisfactory on checkout. 

Arrival & Departure Times

Tenancies commence 15.00hrs on the day of arrival.  Departure shall be on or before 10.00am on the departure date.  If we can accommodate you for an earlier check in and a later check out we will please ask.

 

Check in and Check Out times must be strictly adhered to. Other guests may be inconvenienced if they have to wait to check in.  Any variation must be noted in writing by us.

Number of House Guests Allowed, Pets & Smoking.

Under no circumstances may the number of house guests at the property exceed the maximum guests as stated in the website, or that number which is stipulated on the invoice. 

No  smoking is permitted in the property. 

Should these conditions be disregarded,  the tenant shall be  charged another 50% of the rental value.  The guest is liable for all and any costs incurred to restore the ambience of the property.

Pets (dogs) are permitted with permission from the owners-If the dog is left alone & due to barking the neighbours complain this will be investigated as soon as feasible & could lead to the dog being requested to leave the premises. Please ensure no poop /hair is left around the home/garden,also no dogs permitted on the furniture .

Guest Responsibilities

The guests are responsible to take all reasonable care of the property during the stay.  On departure, the property must be left in a  tidy state.  All equipment, fixtures and fittings will remain on or in the property.  If any breakages or damages occur, please advise us as soon as practical.  Any breakages and damages caused during the guest’s occupation will be charged to the guest at the repair or replacement value. 

It is your responsibility during your stay to ensure that the water level in the pool is maintained to the top of the skimmer box,  and when not in use to cover over the pool using the solar blanket to prevent water loss-failure to do so could result in damage to the pool pump and this will lead to additional charges. The skimmer box will be required to be checked by the tenant  to ensure this remains clean. When applying suncream please ALLOW  at least 15 minutes prior to entering the pool.

*It is the responsibility of the adult/s to take full responsibility for  children and poor swimmers. The owners will not take responsibilities for any accidents/injury .

The toys are supplied for the enjoyment of the children ,adults are responsible for the supervision of  the children whilst playing on or with these toys.

DVD’S are for guests staying please parents assist younger children with the DVD player and any electrical equipment.

Please ensure the barbecue, oven, fridge  & kitchen are left in the same condition as arrival. 

General: 

The garden is fully maintained and reticulated. 

Please advise if the Gas bottle in the barbecue becomes low.

Rubbish is collected early on Tuesday  mornings so the rubbish bin needs to be put out Monday  night. Please place this right on the side of the road as rubbish is collected via a mechanical arm on the back of the rubbish truck. Recycle bin(yellow top)is every fortnight

The tenant is aware that any property left in or around the premises at vacation shall be removed

Forfeiture of Bond

If any of the above conditions are not strictly adhered to, we reserve the right to forfeit part or all of the bond monies held.

Public Nuisance & Disturbance

Guests are not permitted to do anything on the premises or permit someone else entering the premises with their permission to do anything on them that causes a nuisance.  i.e :  a noise that disturbs the neighbours. Complaints by neighbours will be acted on and may result in termination of the booking with forfeiture of full rent and bond.

We would also expect that only the guests stipulated be on the property and no group gatherings will be allowed except with prior permission from us.

Maintenance

Guests are required to make every effort to contact us should there be a problem. Please allow minimum 24-48hours for issues to be resolved. We will do our upmost to ensure any problems are dealt with as quickly as possible.
