With brand new furnishings and a chefs kitchen, The Gnarabup on Baudin has everything you will need to relax and enjoy what Margaret River has to offer.

The main floor of this modern home is a spacious open plan kitchen and lounge area. The gourmet kitchen has an abundance of cooking utensils and quality appliances to cook up your catch of the day or perhaps hire one of the local chefs to do it for you. After dinner, unwind in the lounge on the sprawling red leather sofa while watching for the whales breaching off the coast.

Next to the lounge area is the dining room. From here are sliding glass doors to access the large BBQ deck. The deck can be either open to enjoy a warm sunny day or use the roller blinds to keep it cool for an afternoon siesta! Either way you can't help but take in the peacefull surroundings, a relaxing getaway.

Down the hall from the lounge you will find 2 large king size bedrooms with walk in robes and a full bathroom, with both bath and separate shower. Full laundry facilities are here for your use as well.

Garden and coastal views from our downstairs retreat...

Down the stairs to the garden level you will find another roomy lounge area and the second flat screen TV/DVD player. Off the lounge is another large bathroom with both a separate shower and a bath with a very serene view to the gardens. The facilities are modern and clean providing you with a relaxed feel of this seaside home.

The garden level has two bedrooms - the first has a king bed that can be converted to two king singles if this is more suitable for your guests. The second is a large bedroom with 3 bunk beds. There is access from the lounge to the outside under cover and grassed area, the perfect place for a game of bowls!

This luxurious home is in a convenient location nearby local attractions and will give you the space and privacy to relax and unwind during your holiday. The local beaches are a 10 minute walk, the boat ramp only a 5 minute drive and it is a great area to take in the natural environment of the southwest.

TERMS AND CONDITIONS

BOOKINGS & DEPOSITS

A deposit of 20% of the total accommodation cost is required to secure a booking with, for peak season bookings a deposit of 50% is required.
The balance of accommodation cost due needs to be paid four weeks prior to arrival. If a booking is made less than four weeks prior to arrival date then full payment of the accommodation costs is requested.

A tentative booking will be held no longer than four days.

CREDIT CARD PAYMENTS

We accept both Visa and Mastercard for your bookings, please be advised that you will be charged a 2.5% fee when using your credit card for this booking. This amount is not refunded should you cancel your booking.

RIGHT TO REVOKE OR REFUSE BOOKINGS

Beachhouse Holidays reserves the right to revoke or refuse to honour any holiday accommodation booking, at any time before or during the holiday rental period, which may in their opinion (and at their sole discretion) be unsuitable for the property.

We do not accept bookings for 'Schoolies', 'Leavers' or parties associated with this period.
None of our homes are “PARTY HOMES”. Noise restrictions apply and any party / gathering / function that is reported due to disruptions will be shut down immediately. The noise curfew is 10.00pm.

Please be aware that noise complaints are a breach of terms and conditions and may result in forfeit of your bond.

RENTAL CONTRACT

The rental contract is between the guest and the owner of the property for which the holiday accommodation booking is made and is subject to the terms and conditions herein.
The contract for accommodation shall not be effective until Beachhouse Holidays sends guests written confirmation of the booking.

The guest acknowledges that Beachhouse Holidays acts as a booking agent for the owner not as a principal.

BEACHHOUSE HOLIDAYS OBLIGATIONS

Beachhouse Holidays has taken due care to verify all information provided on

beachhouseholidays.com.au, however it accepts no responsibility for any inaccuracy or misdescription contained within this website.
Beachhouse Holidays does not accept responsibility for any changes in price variations. All services and prices are subject to change without notice.

CANCELLATION POLICY

1. Once the deposit is paid - it is non-refundable unless Beachhouse Holidays are able to re-book the property during the period for which the deposit was paid. If the re-booking is achieved, the deposit will be refunded less a $100 Admin Fee.
2. For cancellations, made in writing, up to 4 weeks prior to the arrival date - Beachhouse Holidays will make every effort to re-book the property and the deposit will be refunded subject to the conditions noted in section (1).
3. For cancellations, made in writing, between 2-4 weeks prior to the arrival date - the deposit will be non-refundable. Beachhouse Holiday Rentals will make every effort to re-book the property and, if successful, will refund the balance of the Holiday Rental costs. If Beachhouse Holiday Rentals are unable to re-book the property, no refund will be given.
4. For cancellations, made in writing, less than 2 weeks prior to the arrival date - the deposit will be non-refundable. Beachhouse Holidays will make every effort to re- book the property and, if successful, will refund 70% of the balance of the Holiday Rental costs. If Beachhouse Holidays are unable to re-book the property, no refund will be given.
In the unlikely event that a booking must be cancelled by Beachhouse Holidays, we will make every effort to transfer the booking and deposit to a suitable date, within a six month period from the original booking date. If this is not possible, any payments made by the guest will be refunded in full. No compensation will be offered or paid under any circumstances.
Beachhouse Holidays strongly advise the guest to obtain Holiday & Travel Insurance to cover themselves against unforseen circumstances.

BOND

Bonds are due 7 days prior to arrival and are refunded 7 business days after departure provided no bond claims have been made. Bonds must be paid by visa or mastercard, either online or by contacting BBA. Where credit card details have been provided and the bond is still outstanding 7 days prior to arrival, the last credit card used for payment will be charged. The Bond relates to any missing or damaged items, excessive noise leading to complaints and general cleanliness of the property, e.g. left in a clean & tidy condition, washing up done, BBQ cleaned and rubbish removed etc.

ARRIVAL & DEPARTURE TIMES

The check in time is 2.00pm and departure time is 10.30am unless otherwise arranged. Special arrangements can be made for early check-in and a late check-out.

NO OF GUESTS

The property can only be occupied by the number of persons stated in the booking confirmation or as subsequently agreed with the managers. Beachhouse Holidays

reserve the right to refuse occupancy of the property if this condition is not observed.

USAGE OF PROPERTY

CLEANING & LINEN

It is requested that the house, including the BBQ, is left in a clean and tidy condition. The price does include a basic holiday clean, however the guest will be liable for the cost of excess cleaning which will be charged without notice to the credit card provided at a rate of $50 per hour. The clean will be carried out once the property has been vacated.

Fresh linen is supplied to the house if selected at the time of booking and paid for in full and all beds are made, this includes bathroom, kitchen towels and beach towels.

HIRE ITEMS

The hire of nursery items, extra linen, and beach equipment can be arranged by Beachhouse Holidays. An invoice will be prepared and credit card facilities are available.

NO SMOKING POLICY

There is no smoking permitted inside the homes. Please dispose of cigarette ends thoughtfully if you smoke outside.

INDEMNITY

The owner and agent of the property do not condone unsafe, unruly, irresponsible or illegal conduct/behavior on the premises during your stay. The Owner and Agent accept no responsibility for any actions, incidents, loss, damage or injury sustained during your stay at the premises. The Guest accepts and agrees that a condition of the stay and use of facilities at the property is that all guests indemnify and agree to keep indemnified the Owner and Agent against all liability whatsoever and howsoever arising including but not limited to any actions, incidents, loss or injury sustained during their stay at the property.

GUESTS OBLIGATIONS IN RESPECT TO THE PROPERTY

The guest shall be responsible for the property during their stay. The guest shall take reasonable care of the property and shall leave the property, including all utensils, fixtures, fittings and equipment on, in or about the property in a clean and tidy condition, at the end of the stay.

The guest shall be liable for any breakages or damage caused to the property or any part thereof or any of the chattels therein that may occur during the guest’s occupation of the property and all costs of repair and replacement thereof shall be payable from the guests bond at the end of the stay.

Any damage or breakage to any part of the property or any of the chattels therein shall be reported to Beachhouse Holidays as soon as practicable after the damage occurring thereto.
