The guest accepts that we have described the property to the best of our ability within the limited extent of the communications between the guest and ourselves. Should the guest consider the property unsuitable in any way, we shall not be held liable and will not accept responsibility for any alterations to the property beyond our control. All information contained in the website is believed to be correct at the time of input but is subject to change without notice.
Deposit - a 50% deposit is required to secure your booking. The balance (including the cleaning/laundry fee and security bond) is payable a minimum of 30 days prior to arrival - or immediately if the booking is made less than 30 days prior to arrival.
Laundry/Cleaning Fee - a $130 laundry/cleaning fee is payable as part of the booking costs.
Security Bond - a $300 security bond is payable. This will be refunded within 14 days of departure provided the property has been left in a satisfactory state.
Please ensure you obtain the correct insurance.
In case of guests wishing to cancel a booking prior to arrival:
The 50% deposit is non- refundable.
The balance is non-refundable unless the house manager secures an equivalent booking at no additional cost to the owner.
The security bond and cleaning/laundry fees will be refunded at the cost of the guest.
In certain circumstances a credit may be issued to be used for future bookings at the property.
Number of House Guests, Smoking and Pets
Under no circumstances must the number of house guests staying at the property exceed the number stated in the booking or the maximum allowed in this property (8). Whilst the booked guests may have reasonable numbers of visitors at the property they remain the responsibility of the booked guest at all times. The property may not be used as a venue to host parties, functions or large gatherings of any kind.
There is strictly no smoking at the property.
Pets are not allowed at the property.
Should these requirements be disregarded, guests will be charged up to an additional 50% of the booking costs.
The property is in good condition and guests are responsible for taking all reasonable care of the property and contents during their stay. All equipment, fixtures and fittings will remain on or in the property. Please do not move any of the large furniture items (e.g. beds, sofas etc) Any smaller furniture items moved during the stay must be put back where they came from. If any breakages or damage occur, please advise us as soon as practical. Any breakages and damage during the guest’s stay will be charged to the guest at the repair or replacement cost, unless due to normal wear and tear.
Rubbish is collected early on Wednesday mornings so the rubbish bin needs to be put out on Tuesday evenings.
Please ensure that the oven, stove, fridge and kitchen are left in the same condition as at arrival, as this incurs additional vacate clean costs.
Forfeiture of Security Deposit
If any of the above conditions are not strictly adhered to, we reserve the right to with hold part or all of the security bond to cover any costs incurred. Credit card charges may be applied if the cost of making good any damage caused by the guest exceeds the amount of the security bond.
Public Nuisance & Disturbance
Guests are not permitted to do anything on the premises that causes a public nuisance or disturbance to the neighbours. Complaints by neighbours will be acted on and may result in immediate termination of the booking with forfeiture of full rent and security deposit.
Any maintenance issues that arise should be reported promptly and guests must allow maintenance contractors access to the property for purposes of repair and inspection. We will do our utmost to resolve any problems as soon as possible. However, please allow 24-48hours for issues to be resolved, especially during weekends when it may take longer to book tradespeople.
