An Attractive bright and breezy space tastefully furnished to make your stay comfortable and memorable.
Visiting family or friends? or just travelling around ?

Children are most welcome here & a high chair and portable cot are available if required,aswell as a camp bed for younger chilren.

 No car required as the public transport is on the door step. Local eateries are a 2 minute walk and in the surrounding area.

A long stretching park area is at the end of the lane .

We trust you will have an enjoyable and restful holiday. Thank you for staying with us, please observe the following information.  An opportunity is given for you or someone on your behalf to view the allocated property well in advance of your booking date.  In order to avoid any confusion, the following conditions of tenancy must be observed.


The guest accepts that we have described the property to the best of our ability within the limited extent of the communications between the guest and ourselves.  Should the guest consider the property unsuitable in any way, we shall not be held liable and will not accept responsibility for any alterations to the property beyond our control.  All information contained in the websites is believed to be correct at the time of input but is subject to change without notice.


50% deposit to be paid at time of booking with the balance payable minimum14 days prior to arrival failure to do so will  delay access to the property..  The booking can be cancelled at any time prior to the deposit being paid.  Deposits are Non refundable.

Cancellation Policy

If the deposit has been paid and the client wishes to cancel the booking the deposit will not be refunded. Please ensure you take the correct insurance.


$500 refundable bond is taken

Arrival & Departure Times

Tenancies commence 15.00hrs on the day of arrival.  Departure shall be on or before 10.00am on the departure date.  Please request earlier check in time we will do our upmost to assist with your request.

Check in and Check Out times must be strictly adhered to. Other guests may be inconvenienced if they have to wait to check in

Number of House Guests Allowed, Pets & Smoking.

Under no circumstances may the number of houseguests at the property exceed the maximum guests as stated in the website, or that number which is stipulated on the invoice. 

No smoking is permitted in the property. 

Should these conditions be disregarded, the tenant shall be charged another 50% of the rental value.  The guest is liable for all and any costs incurred to restore the ambience of the property.

Pets (dogs) are not permitted on these premises.

Guest Responsibilities

The guests are responsible to take all-reasonable care of the property during the stay.  On departure, as no cleaning fee is charged the property must be left in a tidy state.  All equipment, fixtures and fittings will remain on or in the property.  If any breakages or damages occur, please advise us as soon as practical.  Any breakages and damages caused during the guests occupation will be charged to the guest at the repair or replacement value. 

Please ensure the, oven, fridge  & kitchen are left in the same condition as arrival. 

PLEASE TURN  OFF THE AIRCON WHEN YOU DEPART FOR THE DAY failure to do so could lead to excess charges please respect the useage-thank you


The washer and dryer are for use of the Artista and the STUDIO(the rear

Apartment) .To avoid fire risk the dryer filter MUST be cleaned after your use.

The garage space for the ARTISTA  is to the right  of the garage.


Please advise if the Gas bottle in the barbecue becomes low

The WIFI is free, the modem for the 2 apartments is in the Studio ,the guests are requested to leave plugged in at all times .

Rubbish is collected early on Wednesday mornings so the rubbish bin needs to be put out Tuesday evening. Please place this right on the side of the road as rubbish is collected via a mechanical arm on the back of the rubbish truck. Recycle bin (yellow top) is every fortnight

The tenant is aware that any property left in or around the premises at vacation shall be removed

Forfeiture of Bond

If any of the above conditions are not strictly adhered to, we reserve the right to forfeit part or all of the bond monies held or charge against the credit card

Public Nuisance & Disturbance

Guests are not permitted to do anything on the premises or permit someone else entering the premises with their permission to do anything on them that causes a nuisance.  i.e :  a noise that disturbs the neighbours. Complaints by neighbours will be acted on and may result in termination of the booking with forfeiture of full rent and bond.

We would also expect that only the guests stipulated be on the property and no group gatherings will be allowed except with prior permission from us.


Guests are required to make every effort to contact us on 0449833508/0405157864 should there be a problem. Please allow minimum 24-48hours for issues to be resolved. We will do our upmost to ensure any problems are dealt with as quickly as possible.
