Welcome and enjoy your stay.

HOUSE RULES

Please ensure you maintain noise to a reasonable level and, in particular between 10pm and 8am.

To ensure quiet enjoyment for the neighbours the spa is not to be used after 10pm.

Please ensure you comply with parking regulations and show consideration to neighbours and other vehicles.  The front lawn verge is a ‘no parking’ area which is controlled by the City Of Bunbury rangers who will impose a fine if caught parking there.

Dispose of garbage and recycling in accordance with the usual practise at the property and in the allocated bins.  Guests must not leave rubbish in common or public areas.  The general rubbish is to be placed in the red lid bin with food scraps wrapped and the recyclable rubbish to be placed in the yellow lid bin.  If your occupancy includes a Wednesday please place the bins on the roadside verge on Tuesday evening to allow them to be emptied on the following morning.

If you require to dispose of nappies please ensure they are well wrapped as the general rubbish is only collected once a fortnight.

Notify the owner – Ms Julie Bateman – of any complaints as soon as is practicable.

No smoking is permitted in any area of the Beach Villa.

Parties and Functions are strictly forbidden at the Beach Villa.

Check out is no later than 10am on the departure date.  Please ensure all windows and doors are to be locked. All exhaust fans are turned off. Place the garage and gate controls in the cupboard.  Place all the keys in the outside safe and ensure it is locked.  It would be appreciated if you can send a text once you have vacated.

Before departure all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, all crockery and cutlery is to be washed and packed away.  The property must be left in a clean and tidy condition.

The exhaust fans in the downstairs bathroom, laundry and toilet are connected externally and their operation is silent when inside.  Please ensure they are turned off after use and on vacation

You are responsible for any damage, breakages, theft and loss of property or any part of it during your stay. 

Under no circumstances are pets allowed at the Beach Villa.

HOT WATER SYSTEM
The hot water system is electric and the control is located on the wall tiles  in the kitchen.  It is set at 46 degrees which is the ideal temperature.  This should remain on during your stay.  The hot water is slow to come through to the taps.

If there is a power surge the system may turn itself off.  The controls for turning it back on are in the kitchen on the wall next to the oven.

CLOTHES DRYER AND WASHING MACHINE
This are provided for your convenience.  Please ensure that you clean the filters after each use as this will stop the risk of it being a fire hazard.  Also to avoid any condensation build up on the walls please ensure that the laundry fan is on and the door is left open when operating the dryer.

HAIR DRYER (2)
Is located in the bathroom drawers for your convenience.

AIR CONDITIONER
There are 2 reverse cycle air conditioners and the remote control and instruction book is located in the television cabinet drawer and the bedside drawer. *

TELEVISION
The television receives digital channels and these controls and instruction books are located in the television cabinet drawer. *

DVD PLAYER
The remote control and instructions are located in the television cabinet drawer. *

STEREO SYSTEM
This unit can play one standard CD or MP3 format, has an IPod docking station, radio and can play music from your USB.  The controls, IPod adaptors and instructions are located in the television cabinet drawer. *

*Please ensure the controls and instructions book remain at the unit.

GAMES SHELF
Please make use of the books, DVDs, games or magazines.  These have been put there for your pleasure and are to remain at the villa for other guests usage.

REMOTE CONTROL UNITS
The security gate one  has two buttons and the one above ‘nice’ opens the gates.  They will close automatically.  The other button operates the garage door – please slide the panel away from the key ring to reveal green buttons for operation.

BLINDS IN UPSTAIRS LIVING AREA.
The maroon roman blinds are block out and allow complete privacy.  The side cords are to be secured around the plastic wall hooks when opened.  The shade blinds will offer heat protection but will not block out view from the outside.  Please ensure you  operate with care to avoid breakage.

IRON AND BOARD
Are located in the downstairs linen press.

VACCUM CLEANER
Is located in the downstairs linen press.

WEBER Q
This has been provided for your convenience.  It is located on the balcony.  The instructions and utensils are located in a blue plastic container on the bottom shelf in the pantry cupboard.  This does not cook food like a normal bbq so it is in your best interest to read through the instructions. 
Please ensure that it is cleaned after use and we have provided a special brush to make it easier.  Also please ensure the utensils and instructions are placed in the storage box and the cover of the weber is put over after it has cooled down.

 

Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owner in writing.

The deposit as requested is non refundable and is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being re-let then a $50 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

The villa is self contained.  When you arrive there will be a 'start up' supply of essentials such as tea, coffee, sugar, guest soap, toilet rolls, etc.  The required number of beds as per the booking will be made up with fresh linen.  If extra beds are used there will be an extra charge.  Towels will be provided for each guest.

If you require a top up of supplies, fresh linen and towels and a minor clean during your stay this can be provided for a minimum cost of $100.  If this is required please book this service as soon as possible.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.  No business is to be conducted at the premises.   Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

We will advise you when the security deposit is  payable. This  will be refunded wherever possible within 72 hours of vacation in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc. 

Please take care not to loose the keys to the villa. If the key is misplaced as a security precaution to future guests the locks would have to be all rekeyed.  There is a total of nine locks all keyed alike and the cost if this exercise is approximately $400 which would be payable by the guest who lost the key.

It is requirement that if nappies are to be disposed of they must be placed in separate sealed bags prior to being placed in the rubbish bin.  Otherwise the guest shall bear the cost of an extra rubbish collection service being carried out.  This is due to the general rubbish bin only being collected fortnightly by the City Of Bunbury.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.
