Fully equipped kitchen, dining and laundry facilities include dishwasher, dryer, heater and air conditioning.

The secluded seaside town of Binningup is located 158 km south of Perth and 30 km north of Bunbury, approximately an hour and a quarter drive from Perth.

The Binningup General Store a minute walk's away sells everything from the best fish and chips to liquor, dvds, fishing tackle and bait, magazines and a selection of groceries.

There is much to see and do during a stay at Binningup Beach House.

The undulating white sand of Binningup Beach is a short walk (50m) away. The reef-protected beach offers safe family swimming, beach fishing and 4WD opportunities. Decent surf breaks are found a short walk or drive up the beach.

The Pirate Playground is a favourite with the kids!

Explore the local wineries craft shops and bakeries, play tennis at the public courts across the road, or have a round of golf at the well-renowned 9 hole Binningup Golf Course.

House Rules for Guests and Visitors

House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy Binningup Beach House.

General requirements

a)   Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and

b)   Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.

Noise and Residential amenity

a)   Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

b)   Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and

c)    Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.


a)  Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b)  Guests are responsible for ensuring that Visitors comply with these House Rules.

Gatherings or functions

a)  The Property is not a “party house” and any such activities are strictly prohibited; and

b)  Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.


a)  Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b)  Parking arrangements at the Property are as follows: Verge parking permitted.

Garbage and recycling 

a)  Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas;


b)  Garbage and recycling arrangements at the Property are as follows: Please remove all rubbish from inside the house and place in bins outside. If bins full, take rubbish with you. Do not leave foodstuffs or rubbish next to the bins. Rubbish collection is Friday morning. If you are a guest on a Thursday night, please take both bins out to the verge by 0600 Friday morning.


Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.


Turn off air-conditioning when not in the house and upon departure.


Smoking is not permitted indoors


Pets are not permitted indoors


Clean the bbq/s if used before departures and turn off the gas bottles. If the bbq is not left clean a charge of $25 will apply.

Damages and breakages

Damages and breakages must be reported to the Manager.

On departure arrangements 

Arrangements for keys, security, dishwashing, rubbish, etc are: See Welcome Information sheet and refer to the email correspondence from the manager.

a)  Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b)  The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Terms and Conditions

Note: Variances can be agreed on but only by arrangement with the owner/manager in writing.

Deposit of $300 is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited.

The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.

Disturbance to neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Bond is payable at the same time as the balance amount. The bond will be refunded within 3 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Great owners to deal with - no hassles and friendly - beach was only a 5 minute very leisurely stroll over the hill - the fireplace was great at night - this property was well appointed with everything you would need but casual enough to enjoy yourself with children - the late night relaxing drink on the balcony is a "must" for all - huge house so you don't feel that fenced in feeling - all in all a great place and have already recommended to friends.5/5 by ,
what a great house!!! everything you'd need or want, with 6 of us and our faithful dog there was heaps of room for us all, the balcony was brilliant, we had our breakfast there, watched the kids play tennis, and then in the evening we'd sit and watch the sun go down over the ocean and stargaze, while the dishwasher did it's job. oh miss it already.great break, thanks.5/5 by ,
The place is a little tired but the location is fantastic. It could do with a good spring clean and the lounge and some of the beds lack support and need to be replaced. It was great to be able to include the family dog in the holiday but beware there is no fencing to keep the dog in.3/5 by ,
