1.1. Availability of a property is subject to change, your booking is only confirmed once a deposit is received. You will be provided with written confirmation via email at this time.
1.2. Bookings can be held for up to 24 hours without deposit, after this time if a deposit is not paid the booking is cancelled.
2. Payment Policy
2.1. Deposit –To confirm the booking request, a50% deposit is required within 24 hours from receiving a CONFIRMATION of booking email from Serviced Houses.
2.2. We strongly recommends the purchase of travel insurance at the time the deposit is paid to protect against possible loss, in the advent of personal circumstances resulting in a late cancellation.
2.3. Final payment – the remaining balance is due within 7 days from receiving your check in information and is non refundable and non transferable, unless the booking can be replaced. Final check in information is sent in the first week of the month prior to your booking.
2.4. Bookings made within 30 days of arrival must be paid in full within 24 hours of confirmation.
2.5. Payment options – payment can be made by EFT to our Account or by credit card. We accept Visa and MasterCard only with no service charges.
3. Amendments Policy
3.1 Properties are privately owned, once monies have been exchanged the accommodation is not transferable.
3.2 Date changes are subject to owner approval and availability. Amendments must occur 28 days prior to initial arrival date.
3.3 Date changes and transfers are subject to owner approval, availability and must be within the same property.
3.4 Amendment to dates of your booking will incur a $100 amendment fee, payable at time of date change.
4. Cancellation & Refund Policy
4.1 Deposits are non refundable, but is transferable to another date within the same property in special situations.
4.2 Refunds in full and Partial refunds are at the discretion of the owner and will only be granted if the booking can be replaced in full .
4.3 You agree that any cancellation or refund requests are forwarded to the owner for their consideration and approval.
4.4 Cancellations made less than 30 days prior to arrival will forfeit the total monies paid.
4.5 Cancellation made 30 or more days prior to arrival will incur a minimum of 1 night accommodation/cancellation fee to cover loss of booking income and administration.
If you fail to cancel a booking and do not check-in in accordance with the booking made you will forfeit the total booking fee paid.
4.6 Special Events or Peak Season bookings - Cancellation made less than 90 days prior to arrival will forfeit the total monies paid. Any cancellations made after 1 week of booking will incur a minimum of 1 nights' accommodation/cancellation fee to cover loss of booking income and administration.
4.7 If you fail to cancel a booking and do not check-in in accordance with the booking made you will forfeit the total booking fee paid.
5. Minimum Stay and Occupancy Policy
5.1. There is a minimum night stay for each property, unless stated otherwise, it is 2 nights. Bookings made less than this the minimum night stay level will attract the tariff for the minimum night stay.
5.2. Maximum persons occupancy varies between properties and must not be exceed. It is the guest responsibility to ensure the property meets the capacity requirements of the entire duration of the stay prior to the booking being made.
6. House Condition Policy
6.1. Damage, Breakages, Theft and Loss are the guest’s responsibility during their stay. Any damage, breakage or loss of property will be charged to your credit card. You are not renting a Hotel Room; you are holiday renting a privately owned property. You are politely asked to leave the property in the same state that you find it.
6.2. You agree to return the property in a clean and tidy state, returning all furniture to its original position.
6.3.You agree to wash all dishes and pack them away properly. If using the dishwasher, empty all dishes and clean the filter.
6.4.Leave all dirty linen & towels in laundry or in laundry bags provided.
6.5 You agree all Groceries bought to the houses must be removed from the pantry and fridges and taken with you or thrown in the rubbish.
6.6. You agree to remove all rubbish (including empty bottles) from the property. If you are staying before or during days when bins are collected, you are expected to take the bins out the night before and return to the garage no more than 1 day after being emptied. If this is not done a tip and delivery fee of $85 will be deducted from the bond.
6.7. You agree to return the same number of keys provided upon departure, and accept the cost to replace damaged or lost keys ($50 for standard houses).
6.8. You agree to secure the property and turn off all appliances, air conditioners and lights prior to your departure.
6.9. You agree to not tamper with, or damage any cupboards that are clearly locked and not made for use by the tenant.
6.10. Standard Departure cleaning fee applies to all bookings. ( $85 minimum )
7. Guest Behaviour & Function Policy
7.1. All occupants must be approved and within the set occupancy capacity of the property.
7.2. You agree that all occupants will treat the Property and all fittings with reasonable care and you agree to pay for any damages caused by misuse, neglect or abuse during your occupancy.
7.3. You agree that all occupants will behave in a manner that does not cause disturbance or concern to nearby occupiers, residents or security and is not considered drunken, obscene or antisocial behaviour. In particular between the hours of 10:00 pm and 10:00 am.
7.4. You agree that the security of the property will be maintained during the stay and upon departure
7.5. You agree that all occupants will abide by all applicable laws.
7.6. You agree to pay any reasonable excess cleaning fees if the Property is not left in a clean condition.
7.7. You agree that any items left behind will be returned at the cost of the guest, you will be notified prior to this occurring so you can confirm forwarding instructions. Failure to advise forwarding instructions within 7 days may result in items being disposed of by First Stirling Pty Ltd without any liability to you.
7.8. There are no pets allowed on this property.
7.9. This property is a non smoking property. You are asked to smoke outside and use ashtrays provided.
7.10. This property does not permit functions or parties of any kind. The house has Security guard control. Instant eviction if a party or event is held.
7.11. The Property is to be used for accommodation purposes only and in particular the Licensee(s) cannot conduct any public business or commercial activity at the property nor can the Licensee(s) hold a function or conduct an event. The Licensee(s) must not use or allow the Property to be used in such a manner as to cause a nuisance or cause an interference with the reasonable peace, comfort or privacy of any occupier of neighbouring premises.
7.12 The Property must not be used for any illegal purpose by the Licensee(s) or the guests at anytime during their stay.
7.13 You accept Legal action will be carried out to recover any associated costs incurred as a result of breach of policy and license conditions.
8. Credit Card Authority for Bond – Card Holder Pre-Authorisation Authority
8.1. Property Bond is held by your banks on behalf of us. No money is deducted from your account.
8.2. Credit Card details must be provided for all Property Bonds.
8.3. Property Bond pre authorisation is processed on the day of check in and will automatically be released by your banks within 5 days of check out.
8.4. Property Bond is pre authorised after every 7 days of stay to ensure bond is covered during your stay.
8.5. After the final inspection, the pre-authority will be removed.
8.6. Deductions may be made for the repair or replacement of damaged, lost or stolen property; excessive cleaning fees and lost keys.
These conditions are separate to the House Licence agreement you must sign before property is rented out to you.
9. Remote Controls
All properties have remotes for TV's & Air Conditioning units. Please inspect all remotes are at the property on your arrival and have batteries. Ensure all remotes at the property are left at the house upon your departure. Lost remotes will incur a $100 fee while replacement batteries will incur a $85 service call out fee.
