ARRIVAL AND DEPARTURE TIME/KEYS:
Your holiday property is available to you from after 2 pm on your day of arrival with vacation time being at 10.00am. A deposit is required of $200.00 to secure your booking within 3 working days. If your deposit is not received, your booking will be voided without notification. All bookings are a minimum of 3 night stays.
Keys are left in the security padlock attached to the security door. The code will be given upon full payment of booking. Tenants are liable for any damage that may have been caused for forced entry to recover keys from house if you get locked out . If this was to happen please contact Jacqui.
The maximum of guest is limited to 7 people. Over 2 people an additional charge of $15.00 is required per person per night.
Peak periods $200.00 per night
(All School and public holidays and from Dec 1 - Jan 31
Off Peak $140.00 per night
Fees include usage of all facilities, utilities, linen, two sets of towels, cleaning on departure.
Unexpected overnight guest may not stay over without permission. Owners reserves the right to terminate the agreement and request the property to be vacated without refund to the tenant if this condition is not adhere to.
50% deposit payment must be made to secure booking. The balance plus the holding deposit of $200.00 is required 1 month prior to booking.
If booking directly, payment is made by either direct debit or cheque
DAMAGE RESERVATION DEPOSIT
A reservation deposit is required of $200.00. This must be received within 3 days of booking. The deposit automatically converts to a security / damage deposit upon arrival. The deposit is fully refundable within 14 days of departure provided the following provisions are met.
No damage to the unit contents beyond normal wear and tear
All debris, rubbish and discards are placed in the yellow recycle and green bins provided.
All keys are left on the kitchen table in the green bowl and unit is left locked
All charges incurred are paid for before arrival.
No linen and furnishings are lost or stolen
No early check in or late check out times
The renter is not evicted by the owner (representative of the owner) or police
Special conditions apply for cancellations. If you cancel your booking and we can secure a replacement immediately then your deposit will be refunded less $35.00 admin fee. If you cancel within a month of booking, your deposit is non refundable . If you shorten your stay, you will still be charged for the full amount of time you booked in initially. Rebooking of extra nights if there is availability is OK however we need to be notified as soon as possible.
It?s your responsibility to pay your deposit and balance on time
There is one allocated parking spot in the garage which is the first garage as you drive in on the right hand side. There is a guest car park that can be used for guests only, that is located at the end of the driveway. Please don't park on the left hand side of the garages as it prevents cars from entering their garage. There is also room for another SMALL car through the front gates fronting on Nepean Highway. Please keep this door closed when your not present at the unit. Any illegal car parking is subject to towing. Applicable fines can be taken out of the holding deposit
There is no daily house cleaner so please ensure the unit is keep in a clean and orderly manner. As we have new carpet in the unit we would appreciate it if you please take your shoes of when stepping on the carpet upstairs.
Linen and towels are provided for two people, however you need to bring your own beach towels. We do not permit linen and towels to be taken and used outside the unit for other purposes. We would appreciate at the end of your stay please put dirty linen in in the basket located in the laundry. We expect you to leave the house in a reasonable clean manner as you found it and floors swept and mopped (if necessary) and dishes put away
DOGS AND CATS are not permitted on the property under any circumstances.
NOISE AND EXPECTED BEHAVIOUR:
During your stay noise must be kept to a reasonable level between 10pm-8am in showing consideration to our neighbours. The other units are privately owned and not holiday units. Please respect permanent residents and especially within common areas. It is your onus to take responsibility for any guest that comes to visit. There is no smoking in the building and smoking butts are to be disposed of in the ash trays provided. Any antisocial, drunken and obscene behaviour will not be tolerated. The home must not be used for any unlawful purposes. The home owners are not responsible for any injuries/illness that occurs within the property. Where applicable, the body corporate rules must be adhere to. It is a breach against body corporate to hang towels, clothing over the balconies.
In case of refurbishment or owners instructors rental rates may be subject to increase without notice . Should this occur you will be notified immediacy and given the opportunity to pay the difference in tariff or receive a full refund of your deposit. We will also attempt to offer you alternative accommodation if possible
We reserve the right for our tradesman to enter the property at a reasonable time to carry out repairs or maintenance work. We would notify you of this and arrange a time to suit if possible.
I hereby understand and agree to all the terms and conditions as set in this holiday rental agreement. By accepting thus reservation it is agreed that all guest area are accepting any risk of any harm arising from the use of the premises or other guest.
