Sandy Feet is nestled in a quiet Grove, within walking distance to the beach only 2 mins away and a creek at the rear of your own back yard teaming with bird life. It is fully furnished and linen supplied.

There are 3 bedrooms, one with 2 double bunks, one with 2 singles and another with a queen bed.
Large kitchen, with modern appliances. Dishwasher, Gourmet oven, microwave and fridge. Large walk in pantry. Spacious laundry. Dining room overlooks the rear garden and entertainment area. Outdoor patio with bbq, weber and outdoor setting to relax in after your days activities.

Separate rear undercover entertainment area to enjoy outdoor meals. There is huge garden area perfect for cricket / footy / frisbee and children can have plenty of space to run around in a secured area. Access to the creek is via a locked gate for safety, here you can sit in tranquility and feeds the local ducks.

Canoe hire is available upon request, please contact owner.

One of the most beautiful beaches in Melbourne is only approx a 2 min walk away. Lots of walking tracks along beach and creek. Cycling, canoeing, fishing and watersports are literaly at your doorstep.

Many shops, restaurants and cafes within walking distance. Major shopping supermarkets a 5 mins drive in each direction. Very close to the freeway which takes you to Melbourne City within 35 mins, to the Dandenongs and to the Mornington Peninsula, famous for its wineries and other attractions.
Train and Bus station is only a 5 mins walk.

1. The general waste bin (small green bin) goes out every Thursday night for collection on Friday. The recylcle bin (green bin with yellow lid) goes out fortnightly on a Thursday with the general waste bin. *If unsure just check the neighbouring properties as this should give you an indication.

Note: If additional rubbish cannot fit into these bins then please call Alex: 0418 380 253 for collection.

2. If any damages occur to furniture, appliances or if there are any general emergencies. Please notify the office 9786 0911 or Alex 0418 380 253 immediately. *Charges may occur for damages.

3. There is no daily house cleaning during your stay although linen and towels have been provided for you to use. Please leave the house as it was after you have enjoyed otherwise additional house keeping fees may be taken from your bond. 

4. NO SMOKING indoors at any time. Smoking is permitted outdoors only.

5. Pets are allowed during your stay although pets MUST REMAIN OUTDOORS at all times. There is a

dog kennel provided. *Please clean up after your pet during your stay including their animal droppings and dispose of appropriately.


7. Please clean the BBQ after each use.

8. Please ensure you have all your belongings before you leave as we will not be resposible for any losses.

9. IMPORTANT: Please strip off all used linen from beds (NOT INCLUDING MATRESS/PILLOW PROTECTORS, UNLESS SOILED) and place with used towels in the bath tub at the end of your stay.


Note: Variances can be agreed on but only by arrangement with the owner in writing.

A deposit/bond is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

The balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. Cancellation fees may apply.

A bond of up to $500 is required and will be refunded within 7 days in full subject to the terms and conditions being met and after a satisfactory post-vacancy inspection. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc... 

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests or additional bedding used not agreed with the owners in advance.

Parties and Functions are strictly prohibited unless the owners are notified and have agreed to set terms. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. This type of occupation may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss to the property are the tenant’s responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am by the latest, to allow time to prepare property for next guests. Unless another departure time has been arranged with the owners.

Please be considerate to the neighbours. Noise restrictions apply from 10.00pm on the weekends and 9.00pm on weekdays.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

"Great property in great location" Stayed here with our young family - it was a great house with plenty of room. Really clean, with a well appointed kitchen. Heaps of toys for the kids (as well as games) which were hugely appreciated. Backyard looked nice, although we didn't venture into it much. Easy walk down to the local Seaford shops & pier, as well as to the Seaford train station. Location was great for catching the train into the city (about a 45min journey), and then also for driving down to Phillip Island.5/5 by ,

Loved it! So quiet and relaxing. Big house that was very clean with a huge backyard with 2 separate undercover outdoor areas. Creek that runs along the back of the property with own private little jetty..... was great. Very short 2 min walk to beach and not far from local shops for everything you need.
