THE HIDDEN "BEACH HOUSE" 

An hour from the busy city of Melbourne, hidden in the Wild-coast Reserve half way between the front beach and the back surf beach at Rye, you will find the luxurious Beach House. 
On an acre block the Beach House is approx 45 squares. Fully centrally heated throughout with reverse cycle air conditioning, there is a control panel is at the top of the staircase to control the temperature.

Great position for Golf and Hot Springs.

June/July : Ask about our third night special, long weekend and school holidays not included.

Pets welcome by arrangement.

FEATURING 5-6-7 BEDROOMS Lounge can be converted to a 6th bedroom and seperate dining able to be a 7th. 

Up to 14 seperate beds by request - no bunks
Consisting of 2 Queen Bedrooms upstairs. One bedroom has a queen bed and a king single, the other a queen and a single bed (extra long), making the rooms suitable for either a couple or two single people. Each bedroom also has a walk in robe with porta-cots inside each wardrobe, it's own Flat Screen TV with DVD players and a balcony. 

  • There are 3 bedrooms downstairs. 
  • The Master bedroom has 2 double beds and one single bed. Flat Screen TV with DVD player and an bathroom with two entrances. 
  • Second bedroom has 2 single beds. The singles can be pushed together to make one king if required upon request. There is also a TV with build in DVD player.
  • Third bedroom has a 1 king. The king is 2 extra long singles together or can be separated to 2 single beds. TV with built in DVD player.  
  • Front lounge room can be converted to a 6th Bedroom and has a Queen Bed (wall bed).
  • The seperate dining room also has a Queen (wall bed) able to give 7 bedrooms if required.

Every bedroom also has a personal safe. 

3 BATHROOMS 

One bathroom upstairs has a bath. There are two bathrooms downstairs. The larger has a large corner bath and two entrances - one from the laundry and one from the bedroom, designed to allow two bathrooms with easy access from the outdoor spa / hot tub. 

3 LIVING AREAS AND A SEPARATE DINING ROOM 

A large, modern, state of the art, fully equipped kitchen, with European appliances, leads into a meals area with a large granite table and seating for 10-12. 

Next to the meals area is a family room with walls of glass to be able see out to the outdoor entertaining area, golf green and playground. Also has lounge suite and large wall mounted Flat Screen TV. 

At the front of the house is another separate lounge that can also convert to a 6th bedroom. This room has a gas fire to curl up on those cold winter nights whilst enjoying another Large screen TV and DVD player. As stated above has a wall bed that is a queen bed upon request, and can be made as private as any bedroom.

The lounge is joined to a separate dining room (that can be closed off to be a 7th bedroom with queen wall bed if requested). Room has a large blue pearl granite dining table - with seating from 6-8 with double doors opening onto the entertaining area, playground and golf green. 

Upstairs is a beautifully fully equipped HOME THEATER 

With an Overhead Projector, 12 recliners, Foxtel with Fox Sport included, Internet Access, or you can bring your own movies to watch as comfortably as Gold Class. 
The screen is projected onto the wall. 
There is also a bar. The room opens onto a fully decked balcony with views of the Wild-coast Reserve and glimpses of the ocean in the distance. 
With your own private Movie Theater, the challenge is staying awake. 

INTO THE GREAT OUTDOORS: 

Outdoors is a large BBQ kitchen area with 2 outdoor seating areas, one at the door and one under the outdoor kitchen, pergola and next to the golf green, play ground to eat or just relax. Pizza wood fired oven available but you do need to BYO wood (available at Bunnings).
There is a large outdoor Hot Tub to enjoy after a day out playing golf or sightseeing at some of the best wineries in the world. 
Play ground for the kids. 
The golf chipping, putting green has sand bunkers, that has also doubled as a sand pit for toddlers. The access path is at your back door. 

Enjoy a relaxing stay, lounging outside in the outdoor heated spa, summer or winter, practice your putt and pitch on the fantastic golfing green, while you fire up the Barbie and the kids will be kept busy in the playground. The play area is easily seen whilst sitting inside in the comfort of lounge chairs. 

There is a information book on the kitchen bench that has suggestions of things to do in the area, instructions on how to use appliances and a checklist of things in the home. We suggest you take advantage of things to do in the area. 

Golf, Wine tours, mazes for the kids, fishing, surfing, walking, corporate team building experiences are just a few things that our beautiful part of the world has to offer.

Standard Terms and Conditions of Temporary Holiday Accommodation

A non refundable deposit is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 7 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. 

Cancellation if caused by the client, money paid is not refundable. 

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email with the owners. Fees will apply for excess guests not agreed with the owners in advance.

Please note we do not accept guests under 21 without a guardian, as part of our insurance requirements. Result of this condition being breached will result in termination of the stay and forfeit of the tariff and bond.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. 
Accordingly this rate does not allow for the extra wear in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and or additional payments. 

Damage, breakages, theft and loss are the tenants responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. The furniture and furnishings must be left in the position they were in upon arrival, this includes the porta-cot, non conform of this condition will incur a $50.00 fee.

Check-out time is TBA, to allow time to prepare property for next guests. 

Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days of inspection of the property, in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage, excess cleaning requirements, rubbish removal, extra guests beyond those declared etc. 

As stated the property should be left in a similar state to your arrival. If furniture is moved it is the tenants responsibility to make sure items are put back into the same position as was upon arrival. 
Cleaners are responsible for 2 hours of basic cleaning of the bathrooms, etc, but excess cleaning will be charged if it exceeds the 2 hours. Basic vacuuming, wiping down of benches and cleaning of appliances should be done before your departure. Rubbish should be taken out into the bins provided and put at the front gate (unless otherwise agreed). There is a guideline book on the property, on the kitchen bench. Cleaning of the BBQ, excess cleaning, or excess rubbish will be taken out of the bond.

Linen is to be supplied by the tenant unless prior arrangements are made with the linen service. If you choose to bring your own linen and do not use linen, a cleaning fee will be charged to have all protectors and bedding cleaned.

Damage to home theater chairs will be costed and charged to the occupier.

Remote controls will be charged for if lost.

Pets are not allowed unless specific arrangements have been made with the owners. Pet owners are responsible for cleaning up after their pets, both within and outside the property. Pets are not allowed on furniture or carpet or upstairs at any time. Any evidence of pets on the furniture may incur extra cleaning fees.

Loss - the owners take no responsibility for the tenant’s personal property.

Smoking is not permitted inside the house or on the golf green. All  butts must be removed if smokers are outside. 

Variations to these conditions may only be made by prior arrangements with the owner.

From the front gate to the Home Theatre, the kitchen and comfortable bedrooms, we we not disappointed with any part of this wonderful getaway home. It was nice to get a place with more than we expected. The house was clean and spacious. We had 2 toddlers and not having to take our own porta cots and high chairs was a bonus, it made packing the car so much easier. The toddler gate at the top of the stairs is the best I have seen and we will be trying to do the same at our home. The hot tub kept the teenagers outdoors for hours, while the golf green kept the dads just as entertained. We all enjoyed spending the night watching a movie together - What a GREAT Home Theatre. The house felt it was in a secluded, bushy environment, a great getaway from city living but close enough to shops, beaches and the hot springs - exactly what we were after. The kids did not want to leave this lovely holiday house, and neither did we! This was 3 generations of our family, and for all of us to be able to stay together and we couldn't have found a more suitable place. Comfortable, Clean Beautiful Home Beautiful well set up house. We found the house fully air conditioned and centrally heated, great for the warmer days and cooler nights.The house was central to the activities - including exceptional golf courses we had planned for our stay. The area was quiet but easy to get to everything, great little set of shops within walking distance, the bakery is great! Plenty of room for all age groups and everything we needed for a stay away for a short or long period. This beautiful home was clean, comfortable with beautiful furnishings and we all had the space to spend time together, at the same time all had our own beds. It was an added bonus to have our older dog able to stay with us. We all love the place. Highly recommended.5/5 by ,
