Joie de Vivre is that dream escape to your own little piece of paradise with a quiet rural atmosphere and a picturesque 10-acre vista in Red Hill, in the heart of the peninsula's wine region.

Located down a quiet country lane with a tree-lined driveway and sunny northerly aspect, Joie de Vivre will capture your heart and revive your soul.

The 10 acres have plenty of spots to relax and unwind.  There are walks through orchards of olive trees, walnuts, macadamia, apples, pears, nectarines and citrus.  There is also a watercourse and spring-fed dam (all securely fenced) with a little jetty if you want to sit and ponder the meaning of life while watching the fishes swim by.

For the more active among us, there is a tennis court and a commercial-grade children's playground for the kids to be entertained for hours.

The property is located right next door to Main Ridge Estate and across from Main Ridge Dairy, two wonderful gourmet destinations that you don't even need to get in the car and drive to.  The vines for Main Ridge Estate are in fact at the back door of this property.

This brand new build is centred around the magnificent views of the property and the surrounds.  It has picture windows all on one side of the central living area to always take in the views.  Whether you are cooking, eating or relaxing you get to gaze at the scenery.

Living Areas

The living area is made up of an L- shaped large room with picture windows.  As you enter the property through a small entry you walk into the formal lounge with an elevated french cast iron fireplace as the centre of this relaxed space which is decorated in a French Provincial/Hamptons Style.  This cosy lounge is perfect to sit and relax with a glass of local Pinot and a good book or to engage in a wonderful conversation with friends and family.

The kitchen is made up of a huge island bench in the centre of the space again with those magnificent views.  The perfect space to cook and chat with kitchen stools where friends can keep you company.

At the end of this space is a dining table with sliding doors out to the deck and the BBQ Area.

The around the corner in the L shape is a second living area with large SMART TV and space to relax.  Here you will also find a perfect space to keep the kids entertained with toys and a huge wall painted with blackboard paint.

Outdoor Living

The property is located on 10 acres with rolling meadows and bushland.  Pathways have been mown within the meadow for you to walk. There are olive trees and fruit and nut trees.  A tennis court and commercial grade children play area is perfect for recreation for everyone and there is a fenced dam and jetty.

Pet-Friendly

Please note that the property welcomes pets.  Pets are welcome inside. Please bring your own bedding and bowls.  Do not allow pets on furniture or beds.

Garden: although there are 10 acres the property is not fenced.  The only fenced area is the courtyard/deck attached to the master bedroom.  There is shade here if you wanted to leave pets while you went out.

Fencing: only around the courtyard attached to the master bedroom.

 

Activities in the area

The property is located in the heart of Red Hill and within walking distance to a winery and diary and the local village.  You are centrally located to take advantage of the 60+ wineries in the area along with wonderful gourmet food producers, fruit orchards, the local Red Hill Mark, Cafes and attractions such as Arthurs Seat Eagle and the Enchanted Adventure Garden which is only minutes away by car.  The property is also only a short drive to the beaches of Safety Beach, Dromana and McCrae

If you have questions prior to your trip, we are happy to assist you 7 days a week. During your stay, we will be available 24/7 to help with any issues that may arise.

Policies:

- Groups under 28 years of age will not be accepted.
- Guest Registration and Photo ID may be required and confirmation of booking may be subject to approval by management.
- All bookings subject to a credit card bond.

Terms & conditions

CANCELLATIONS

All deposits and payments are not refundable. We are not required to provide a refund if you change your mind about the services you asked for.

Ocean Blue Coastal Retreats strongly recommends that you obtain travel insurance and will not be held responsible for costs, loss of deposits and payments made or other fees incurred due to cancellations resulting from but not limited to acts of terrorism, act of God, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule or from any occurrences or conditions beyond its control.

Where a guest elects to cancel their booking, any monies paid will be forfeited in lieu of the property being re-let for the same period for a similar amount. If the arrival date is greater than 90 days, the guest may elect, subject to availability, to move the booking to a later date (within the following 2 months of the original arrival date). We advise guests to consider taking out travel insurance to cover cancellations.

We will make every effort to re-let the property for the same amount within the given time frame and if successful, will refund to the booking party all monies paid less an administration fee of $110 which covers the booking administration fee and any credit card charges. If the booking was made via an agent online direct booking, the service fee charged to us will be charged to the guest by the Agent in addition to the $110 cancellation fee.
