FOR THE FOODIE: A Farmers Market is held on the second Saturday of the month. Buy your local produce straight from the grower. Bring your esky along and buy wholesale fresh meat to take home from the local abattoir, (open to 2pm on Saturdays) and stock up at local wineries. In berry season,(later in spring) visit the local growers and stock up for the winter. There are also cooking classes to participate in through Piper St Food Co and Aperitivo.

FOR THE GARDENER: There are lots of nurseries to visit, including a peony farm and the famous garden of St Erth – which takes you on a beautiful drive through Trentham to Blackwood

Entry to Mitchell St Weekender

Please call the manager at least 5 days prior to your arrival and she will meet you at the house with your keys.


Checkout time is strictly 10.00am, unless otherwise arranged in advance.  Please ensure all doors and windows are closed and locked and all appliances and heating (including all Air Conditioners and gas fire) is turned off. Do not touch the under-floor heating regulators as they are set to automatically turn on and shut off.  The heating costs here are ENORMOUS so please be considerate.

A dishwasher is provided and we ask that you leave the dishes clean.  We do not charge a checkout cleaning fee unless the house is left in an unreasonably untidy or dirty state.  If a cleaning fee is required your credit card will be charged and you will be advised.

On departure arrangements

Please arrange key collection with the Property Manager.

Use of the pool

The pool is closed for the winter (April to October) and reopens in November. Glass near or in the pool is dangerous, jumping, diving or noise (especially after 10pm or before 8am) is also not permitted.  Please use only the provided pool towels at the pool.


The person who booked the house is legally responsible for ensuring that there is a limit set on visitor numbers and for ensuring that visitors comply with these House Rules.Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay extra charges will apply or the agreement may be terminated without refund.

The use of extra bedrooms other than those nominated at the time of booking will incur extra charges as they incur extra linen and cleaning costs.

Gatherings or functions

The Property is not a “party house” and any such activities are strictly prohibited; we do not have insurance cover for guests and you will be personally responsible for any damage to or by the guests. Council Bylaws prevent such events without firstly securing a permit.

Clean up

Please bin your rubbish in the garage wheelie bins, stack the dishwasher and leave the house tidy prior to departure. Should you be in the house on a Monday night, please place the bins by the curbside for Tuesday morning collection.


Smoking is not permitted indoors or ideally outdoors. If you must smoke outdoors, please bin your butts.


We are happy to discuss you bringing your pet with you. Please contact the  property manager to discuss this at the time of booking.

Car Parking

You have exclusive use of the driveway and Garage.

Damages and breakages

Please report damages and breakages to the Manager. We understand minor accidents occur so do let us know so we can replace or repair the damage in a timely manner.

Breach of these House Rules is a breach of the Terms and Conditions of occupancy agreed to by you on placing your deposit on the property

The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property.


An iron and ironing board are located in the master bedroom wardrobe Please arrange with the manager should you be staying longer than a few days and require use of the washer and dryer.

Rubbish/Waste and Recycling

General rubbish goes in into the wheelie bin with the green lid located through the gate at the side of the house.  Recycling goes into yellow lidded wheelie bin. If you are here on these days, please put both wheelie bins out on the roadside by 8 AM on Tuesday morning.


Mitchell St Weekender has a fully equipped gourmet kitchen and inside and outside dining area for self-catering.  Two supermarkets are available – one on Jennings St (Woolworths), one on Mollison St (IGA). There are a number of excellent restaurants.   Read the restaurant guide in the brochures for more information.  Many take-a-away restaurants deliver to your door.

The gas fire in the living room

Turn on the switch located around to the right of the fire hearth on the wall under the window. Please turn the fire off when leaving the property.

Please only operate the gas fire under supervision. It is a serious fire hazard to leave the gas fire on while out of the house or overnight


  • Open the valve on the top of the gas bottle. (and close again when you finish)
  • Push and turn the control knob of the required burner to HIGH. The burner should light within 15 seconds.  If the burner does not light, turn to OFF and wait 5 minutes.
  • Please ensure all control knobs are turned OFF when finished cooking and the valve at the top of the gas bottle is CLOSED.
  • Please clean BBQ after use.


Please be aware that the dinner plates are a little too tall and tend to interfere with the mechanism and get broken when the machine is operating. Place them close to the sides of the dishwasher away from the swinging arm or hand wash them.

The controls on this machine are a little quirky, but if you follow these instructions it will start and operate properly.

  • Insert dishwashing tablet into the drop-out tray in the door.
  • Check that the power button on the left hand side is depressed.
  • Set the program with the dial.  The machine will not start until a program has been selected and there is no light flashing.
  • Gently press the start/pause button
  • Wait, the machine does not start instantly – it starts about 5 seconds after the start/pause button has been released.
  • When the cycle has finished the machine will beep.

Pharmacies: There are 2 Pharmacies open 8.30 to 5pm Monday to Friday, to 12noon on Saturday, on Mollison St, accessed through the Woolworths car park. They alternate opening on Sunday mornings  and one will be open 10am to 1pm.

Terms and Conditions of Temporary Holiday Accommodation

Mitchell St Weekender.

“Booking” means the period for which you have paid to stay at the Property.

“Property” means 19 Mitchell St Kyneton and all its fixtures, fittings and equipment.

“Management” means the owners and managers of the Property.

"Guests" means the persons who stay overnight in the Property during the Booking.

"Visitor" means a person a Guest permits to visit the Property during the Booking.


2.1 Payment of the Deposit constitutes acceptance of these Terms and Conditions.


3.1. Check-in time is not before 2pm on the arrival date and check out time is not later than 10am on departure date. Extra charges may apply.

3.2. Late departure is subject to prior arrangement and availability. Extra charges may apply.

3.3. Please Management of expected arrival time and your mobile contact number at least 2 days before arrival.

3.4. Check-in/check-out and key collection/return procedure are as follows: Prior to arrival, please call/text the manager on 0409157857. She will arrange to meet you at the property with the keys. On departure, please return the keys to the manager.


4.1. A deposit of 50%(minimum), must be received by direct deposit,  within 24 hours after the booking is taken by Management. Bookings are not confirmed unless and until this deposit is received and will drop out if another booking comes in.

4.2. Final payment in full must be received no later than 5 days prior to your arrival.

4.3. Payments of the amount due must be received in Australian $ net of any bank or other transaction charges.

4.4. Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice or liability.

4.5. We accept payment by the following methods:

·         Direct deposit into our bank account, bank cheque or money order.

·         Personal cheques will be accepted if received at least 30 days prior to arrival.


5.1. If you wish to vary or cancel your Booking, please contact us immediately on 0409157857

5.2. Your deposit is non-refundable in the event of a cancellation.

5.3. If you have paid more than the deposit or paid in full and cancel your Booking, you will be refunded the balance less the 50% deposit.

5.4. Should you be eligible for a refund it will be made through your chosen payment method at time of booking.

5.5. A variation of the booking which reduces the number of nights stay will be a treated as a cancellation of the booking in respect of those nights.

5.5. A variation of the booking which reduces the number of guests will be treated as a cancellation of the booking in respect of those guests.

5.7. If Management is able to re-let the Property for the period cancelled, a further refund may be made less administration charges, commissions and expenses.

5.8. We have a minimum stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.


6.1. A bond payment of up to $200 or a hold on this amount on your credit card may be required. If this is the case, it will be taken on arrival. It will be credited to your designated payment method once our property has been inspected and deemed to have been left in a state similar to that which existed at your arrival. We agree to ensure that the return of these funds occurs within 7 working days of your departure.

6.2. Any damage, loss or expense incurred as a result of any breach  of these Terms & Conditions that you may commit will be charged against the bond and/or will be charged against the credit card. Examples of this include but are not limited to any severe breakage, damage or excess cleaning requirements, or extra guests beyond those declared.


7.1. If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy, failing which any monies  already paid will be refunded in full.


8.1. This is NOT a party house. The holding of parties and/or functions involving numbers of people beyond those specified in the Booking is strictly prohibited.


9.1. We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Beach towels are included.

9.2. Cleaning and linen change usually occurs weekly, or more often upon request and at additional cost.

10. PETS

10.1. Pets may be allowed at the Property. Please discuss with the Manager prior to your arrival.  Pet owners are responsible for cleaning up after their pets both within and outside the property. Pets are not allowed on furniture at any time. Any evidence of pets on furniture will incur extra cleaning fees.


11.1.You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property that does not inconvenience  neighbours.

11.2. You are responsible for damage, breakages, theft and loss of the Property and its contents  during your stay. Please notify us immediately of any of these matters. Management may or may not  recover from you the cost repair or replacement  (at Management's discretion)

11.3. Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay, extra charges will apply or the agreement may be terminated without refund.

11.4. The use of extra bedrooms other than those nominated at the time of booking will incur  extra charges to cover extra linen, power and cleaning costs.

11.5. Any activities that disturb or inconvenience our neighbours, including excessive noise, is prohibited, and breach of this may result in termination and eviction without refund, and extra charges may be made for security and other expenses.

11.6 Before departure, please put away all rubbish in the appropriate council rubbish bins provided, and wash and pack away all crockery and cutlery The Property must be left in a clean and tidy condition. Extra cleaning charges may be incurred for the cleaning of dirty dishes or dishwasher, removal of excessive rubbish etc. should the cost of that cleaning exceed the normal requirements.

11.7. All furniture and furnishings must be left in the position they were in when you arrived

11.8. Please lock all windows and doors and ensure all heating/cooling systems are turned off when you leave the house and on departure.

11.9. All keys must be returned to Management or as otherwise directed.  You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $75

11.10. Smoking is not permitted inside the Property


12.1.In the case of any problem or complaint, please inform Management at the earliest opportunity so they have the chance to rectify the situation quickly and efficiently. You must allow repair/service access to the property during reasonable hours.

12.2. Any complaint, which cannot be resolved locally, must be notified in writing to the Owner prior to departure from the Property. Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

12.3. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
