Greenstone Farm is an architecturally designed beautiful four star accredited property fortunate enough to occupy a unique 80 acre parcel of land in the heart of the Howqua Valley. The property takes in a magnificent 1.3km sweep of exclusively private river frontage and also sits on a ridge with commanding river and valley views, the rear boundary abutts State Forest and Alpine National Park; a magnificent area to explore.

Just being there, watching the kangaroos, the wildlife and breathing in the fresh mountain air, is an experience of a lifetime. If you want some action, the recreational opportunities within the property and at your doorstep, offer something for everyone whether it be bush walking, mountain bike riding or taking advantage of the nearby Horse Trail Rides.

Being close to Mount Buller, Mansfield town, Lake Eildon and Jamieson there is no better property to call home while you visit the surrounding areas and take in all that the High Country has to offer.

The House

The house is designed to take full advantage of the magnificent position. Built from local stone, the open plan design of 40+ squares offers an inviting living area whether its for 2 or 12 people.

Massive wooden beams support the vaulted timber ceiling of the living area which features a sunken lounge around a huge stone fireplace, a popular place to reflect on the day.

Bedrooms consist of main bedroom upstairs with a queen bed, full en-suite and balcony with commanding views over the valley, 2 large downstairs bedrooms with a queen bed, king single with trundle and an additional small bedroom upstairs containing two single beds.

A magnificent Tasmanian Ash kitchen with W.I. pantry, double oven and breakfast bar.

Open plan living with 2 lounge areas, indoor as well as outdoor open fires, under floor heating, air conditioning, sunken TV viewing area and dining for 10 - 12 people.

Indoor spa room that opens up to the outside terrace.

Covered outdoor entertaining area consists of a hooded barbeque, seating for 10 - 12 people and outdoor fireplace for those evenings you want to sit outside and enjoy the peace and tranquilty of this magnificent property.

Terms and Conditions.




“Booking” means the period for which you have paid to stay at the Property.

“Property” means Sambar Park, 325 Howqua River Road, Howqua and all its fixtures, fittings and equipment.

“Management” means the owners and managers of the Property.

"Guests" means the persons who stay overnight in the Property during the Booking.




  • Payment of the Deposit constitutes acceptance of these Terms and Conditions.




  • Check-in time is not before 2pm on the arrival date and check out time is not later than 10am on departure date.
  • Late departure is subject to prior arrangement and availability and extra charges will apply.
  • You must notify Management of expected arrival time and a mobile contact number at least 1 day before arrival.




  • A deposit of 50%, must be received within 2 days after the Booking is taken by Management. Bookings are not confirmed unless and until this deposit is received.
  • Payment in full must be received no later than 30 days prior to your arrival.
  • If the booking is made within 30 days or arrival, full payment is required at the time of the booking.
  • We accept payment by the following methods: Visa, MasterCard, or Direct deposit into our bank account
  • A credit card surcharge of 1.5% will be levied to cover transaction costs associated with credit card payments.
  • Our bank details are set out below.




  • If you wish to vary or cancel your Booking, please contact us immediately on 03 5777 3340.
  • Should you be eligible for a refund it will be made through your chosen payment method at time of Booking.
  • A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
  • A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests
  • An administration charge of $100 will be charged for any variation or cancellation.
  • Should you cancel up to 3 months before the letting, the guest will be entitled to a full refund of all monies paid less an administration booking fee of $100.
  • Should you cancel within 3 months before the letting, then the deposit is only refundable when the premises are re-let for the whole term of the cancellation at the full rent less $100 administration fee.
  • Should you cancel within 30 days of arrival – no refund will be paid.
  • If Management is able to re-let the Property for the period cancelled a further refund may be made less administration charges, commissions and expenses.
  • We have a minimum nights stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.




  • A bond payment of $1,000 is required at the same time as the outstanding balance of your Booking. You can either pay $1,000 cash deposit paid via direct deposit into our account or fill out a credit card authorisation form below which is held on file for the duration of your stay.
  • Your bond will be returned or credit card authorization removed once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 7 working days of your departure.
  • Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond or the credit card. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.




  • If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, Sale etc) then Management will inform you immediately and any moneys paid will be refunded in full.




  • Parties and Functions are strictly prohibited.
  • Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.




  • We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Further linen may be hired through Management. Beach towels are not included.


10. PETS


  • Pets are not allowed at the Property




  • Pleased be advised there is no mobile phone reception, limited Wi-Fi is currently available at Sambar Park.


  • A telephone is available for emergency use only, any calls made from the property will be charged  at 55c per minute.




  • That at the time of booking, the Management has described the premises and its position to the best of their ability and in good faith and as accurately as possible and that no responsibility or refund for alleged misrepresentation can be accepted. To maintain a good standard for our guests, we require certain conditions to be complied with.  We appreciate that most guests will respect our property but the occasional abuse requires that we state the following conditions.
  • You must comply with all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
  • You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)
  • Management take no responsibility for the Guests personal property and any property that is left behind will be stored in ‘lost property’ for a limited time only.  Guests agree to pay the postage required to return lost property.
  • Management does not accept any responsibility for personal injury Guests may suffer whilst on the property.
  • Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
  • Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
  • The playing of loud music is prohibited between the hours of 12 midnight and 8.00am
  • Strictly no games such as cricket, pole tennis, badminton or golf to be played on the house lawns.   Tents are also not permitted due to the underground sprinkler system and electric cables.
  • No parking on the house lawns
  • No hunting permitted
  • Smoking is not permitted inside the main house or spa room. If guests do smoke inside the house or spa room then your bond will be lost to cover the costs of a full fumigation and house clean.
  • The guests agrees to not misuse and to maintain where applicable, washing machine, clothes dryer, refrigerator and dishwasher in good working order and at the end of the accommodation letting period, shall be left in a clean and good working order condition.
  • Toilets utilize a septic tank system. Do not deposit feminine hygiene products, waste paper or any non-biodegradable items. Bins are provided for these items.
  • The outdoor fireplace is to be used in a responsible manner and under no circumstances must be lit to such a high temperature as to cause damage to the fireplace.  Bottles and other items are not to be destroyed or burnt in the fireplace.
  • Guests are kindly asked to shower before entering the spa and not to tamper with the heating controls of the spa as these are set at the correct temperature to avoid bacterial contamination.  Sambar Park house towels are not to be used in the spa and we request guests to provide their own towels for spa use.
  • The Spa must be turned off after use.
  • Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
  • Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card.
  • All furniture and furnishings must be left in the position they were in when you arrived




  • In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
  • Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
  • Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
  • We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.




               The personal information that the guest provides is necessary for the property manager/owner to verify the guest’s identity, to process booking payments and to manage the holiday letting and premises.  Personal information collected is only disclosed to other parties such as the property owners and account processing staff once the booking is confirmed and is securely held on file.  All credit card information is shredded once the guest has left the property and any personal information is not disclosed to other parties without the prior permission of the holder.




If you are using a GPS or similar, we advise putting in Mansfield & then the correct address, as sometimes  they can lead you in the back way, although shorter in kilometers, the roads are only suitable for 4WD’s and not as good, it will take you twice as long to reach us.

Taking the Mt Buller/Jamieson Road out of Mansfield, turn right towards Jamieson (C511), you will go past the Mansfield Zoo and also past the Gough’s Bay and Mac’s Cove turn offs. After 23kms and you will go across the Howqua River Bridge, turn immediately left down Howqua River Rd (dirt road) – you will see signposts for Riverhouse and Camp Howqua. Follow the dirt road for 3.25kms which bends and curves (be careful of wildlife especially Kangaroos) and after a sharp left hand bend you will see the Sambar Park sign on the left, turn left and go across the private bridge and follow driveway up through Poplar Trees until you see the main house at the top – you are welcome to park under the verandah or in the car park beyond.

Check in time is 2.00 pm and check out time is 10.00 am. Please advise if a late check-out is required at the time of booking and the property managers will advise accordingly if this is possible if there are no other guests booked in.

If you could please notify us of an estimated time of arrival, that would be much appreciated.


Sambar Park was just what we needed, such a relaxing property with the most amazing views. The kids loved seeing the kangaroos hop through the property and feeding the cows and horses.I would highly recommend for anyone wanting to get away from the city to unwind in style.5/5 by ,

What a fantastic place for a holiday! The location of Sambar Park is amazing, nestled above the river with views in every direction. The house is decked out with EVERYTHING that you can think of and more, and maintained in the best condition. Large bedrooms with comfy beds, and topped off with one of the best fireplaces to sit around and enjoy the relaxing feel of this magical place. So very clean and tidy, in fact, it would be the cleanest holiday house we have ever rented. The grounds themselves seem to be manicured, which just adds a stately feel, and I just dont know how they maintain the standard, it is truly unbeliveable!! Do yourself a favour, grab some friends and check this place out for yourselves!!Jan is a ripper! Great people skills, very accommodating with requests, but she makes herself invisible so you can enjoy your stay, she had the fire ready to be lit, and provided some yabbie nets for the kids to use in the dam. What can I say, this is one of the most magnificent properties we have ever stayed at. Everything about our stay was amazing. The house was beautiful, the property was beautiful, very clean through out and greeted on arrival with the fire already going and a fresh batch of cookies. Jan made us feel very welcome and was more than helpful with all of our needs. It is purely magical in winter and I'm sure autumn or Spring would be even more amazing. We spent a week at Sambar Park and I have to say it is the best place I have stayed at, we were 3 families (12 people) . The house was spotless and don't think there is anything you need to bring, it has everything.The fireplaces were awesome (inside and out), the views were awesome, took the kids yabbying in the dam, there were kangaroos, the resident cat "Stumpy" was a regular visitor and a hit with the kids. Stayed at Sambar Park over a weekend in May and honestly it is the best country accommodation that I have ever stayed in. The house contains everything that you could want for a weekend escape from the city - we especially enjoyed the indoor and outdoor fireplaces and visits from the resident cat Stumpy. The beds are amazingly comfortable, the design of the house was warm and inviting and the scenery (the best part) is breathtaking.
