This 1920's Holiday House is located in Gardenvale Melbourne's cutest suburb!
Just a short stroll will take you to an amazing selection of shops in Martin Street Brighton. An easy walk to catch the train from Gardenvale Station to Melbourne CBD
There are many great cafes, fish and chips, bakeries, restaurants, boutique shopping, a very good Op Shop, supermarket, news agency and butcher. Also you can pick up fresh fruit and vegetables at a local grocer.
'Omar and the Marvellous Coffee Bird' cafe is located on our street corner so you can pop down for breakfast and fabulous coffee to kick start your day.
The Beach is approximately a 20 minute walk away or about a 7 minute drive.

PUBLIC TRANSPORT will connect you to: Brighton, Elwood, St Kilda, Monash University, Elsternwick, Moorabbin and Caulfield. Trains direct to the city on the Sandringham line will connect you with regional Victorian locations.

HOUSE RULES
Departure - the property should be left in a similar state to its condition on arrival.

Check-out time is 10am by the latest, to allow time to prepare property for next guests.
Before Check Out -10am- we ask that you do the following:
* Please wash any dirty items with the dish washing facilities provided in the kitchen.
* Wipe the table, bench/stove tops.
* Please leave oven, cook top and microwave in a clean condition.
* Please empty any rubbish bins.

We request that you respect our house including our furniture household items and fittings.
Number of Guests should not exceed the number stated on the Confirmation.

Respect for Neighbours
The Cottages are located in a quiet residential area. Guests must respect the rights of those living in the area by keeping noise levels to an acceptable level particularly at night. Management reserves the right of eviction for disturbing noise levels or annoying behaviour.

Smoking is NOT permitted inside the house or near open windows or doors if smoking outside.
Strictly No Pets of any kind are allowed in or around the property.

Number of Guests per Cottage

Fees are based on 4 guests inclusive of children & infants.

Deposits & Full Payments:If booking is more than 28 days prior to occupancy: A deposit of 50% of total booking is required to secure the booking. The balance amount & Security Deposit must be received in full 28 days prior to occupancy.

If booking is less than 28 days prior to occupancy: Full payment & Security Deposits required to secure a booking.

If not management has the right to cancel the booking and attempt to re-let it.

Payment options include: Credit Cards via Paypal, Direct deposit, Cash or Money order.

Cancellation & Refunds

If cancellation is caused by the client more than 14 days prior to the arrival date the Deposit is non refundable plus a $50.00 Cancellation fee applies.

If cancellation is caused by the client less than 14 days prior to arrival date the total fee is non refundable.

Management will make every effort to ensure the property is available as booked. However management reserve the right to make alterations to bookings due to unforeseen circumstances.

Travel insurance is highly recommended.

Minimum Night Bookings

A minimum of three consecutive nights is needed for any booking.

Check in Time is from 2:00pm (1400 Hours)

Check out Time is 10:00am (1000 Hours)

Smoking

To provide our guests with a neutral environment Gardenvale Cottages is a"smoke free" venue.

Pets

Unfortunately Gardenvale Cottages cannot accommodate pets.

No Parties, Gatherings or Functions.

Gardenvale Cottages are strictly for domestic use only. Visitor numbers are limited to 4 persons at any time.

General Conditions

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation
Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties, Gatherings and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional charges.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

We strive to keep the property well maintained & clean, we do not charge a cleaning fee, the house must be left clean, just like when you arrived, with a clean kitchen/bathrooms, kitchenware washed & put away in cupboards. Otherwise a fee of $125 will be deducted from the Security Deposit.

Lost Keys fee $100

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am by the latest, to allow time to prepare property for next guests.

Loss - the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with
the owner in writing.

Prior Viewing

Unfortunately for Safety, Privacy & Logistical reasons Gardenvale Cottages cannot accommodate prior viewing of the properties.

On your arrival, you will be met at the cottage to collect the keys and to be shown around the property.
