  • No smoking inside (indoors) of the property
  • No parties or events
  • Bins/rubbish to be put out on the street for collection every Sunday (No rubbish to be left inside upon exit)
  • Dishes to be placed into dishwasher and dishwasher switched on upon departure, no dirty dishes to be left
  • BBQ, if used, must be cleaned immediately, with gas turned off and rain covered put on
  • Fireplace must be emptied before exit of all ash and unburned wood

Payment

  • A 25% deposit is required as confirmation of the booking or full payment if less than one month lead time to the booking
  • The balance of booking is payable for the letting period in full 4 weeks prior to the booking date.
  • Last Minute Booking Request for the same day arrival cut off time is 2pm on your arrival day. 
  • Availability of a property is subject to change, your booking is only confirmed once a deposit is received.

Amendments Policy

  • Property is privately owned, once monies have been exchanged and booking confirmed, the accommodation is not transferable.
  • Date changes are subject to host/owner approval and availability. Amendments must occur 30 days prior to initial arrival date.
  • Amendment to dates of your booking will incur a $100 administration fee, payable at time of date change.

Bond

  • A bond of $250 is required with each booking
  • The bond will be returned within 7 business days after inspection of the house.
  • Bond can be waived for repeat bookings upon prior agreement.

Cancellation

In the event of cancellation the following conditions apply:

  • 1 night of the total rent will be non-refundable for all cancellations to cover admin costs.
  • Cancellations notice less than 30 days but more than 14 days prior to arrival 40% of the total rental forfeited.
  • Less than 14 days prior to arrival date 100% of total rent forfeited.
  • With NO SHOW the full amount will be due and payable (consideration will be taken into account if proof of major unforeseen circumstances occur.)

Premises Conditions

  • The premises must be kept clean at all times.
  • The number of people at the property cannot exceed maximum capacity advertised.
  • The number of persons staying is the number specified in the original booking. Any request for additional persons to the booking need to be given and approved 24 hours prior (e-mail preferred).  The full bond will be forfeited as a breach of this agreement.
  • All rubbish should be placed in council bins located on site. 
  • Council bins should be put out (kerbside) every Sunday evening and return to the carport no more than 1 day after being emptied. If this is not done a tip and delivery fee of $85 will be deducted from the bond.
  • Dishes should be washed and stored away prior to departure, dishwasher provided.
  • Premises should be clean before departure. Should additional cleaning be required money will be taken from the bond. 
  • It’s your responsibility to use the hot water sensibly/wisely extremely long showers with large numbers of guest (one after the other) showering may deplete the hot water.  Note - The water will heat up and replenish overnight.
  • The property is for accommodation purposes only, no functions or events are to be held at any time.
  • Barbeque is supplied at a property, it should already be clean at the beginning of your stay – you must let us know straight away if this is not the case, as if it is dirty at the end of your stay you may be charged for its cleaning. Leaving a clean barbeque is part of your checkout procedure. We try to have the gas bottle filled adequately at all times, however on occasions this may be missed. If you run out of gas then please get it refilled or swapped at a service station, and we will happily refund you (receipts must be provided of course!).
  • Secure the property and turn off all appliances, air conditioners and lights prior to your departure.

Inspections

  • An inspection of the premises can be made at any time.

Breakage, Injury, Theft and Damage

  • Tenants are responsible for all damages, Injuries, Theft and/or loss
  • Any costs associated with damages, Injuries, Theft and/or loss caused by the tenant or their guests will be deducted from the bond
  • All occupants will treat the Property and all fittings with reasonable care and you agree to pay for any damages caused by misuse, neglect or abuse during your occupancy.

Smoking

  • The house is STRICTLY NO SMOKING.  

Unforeseen Events

  • Hosts/Owners are not responsible for any unforeseen event such as electrical storm, rain/hail storm, strong winds, flooding, power surge/black outs, acts of God, heat waves or any natural disasters 
  • Should any items or household appliances fail as a result of any or combination of the above unforeseen events, the hosts are not responsible.  Items/appliances that maybe impacted include but are not limited to the stove, microwave, hot water unit, air-conditioned, heater, WIFI, Internet, TV, lighting and Fridge
  • Hosts will within reason endeavour to rectify unforeseen events with collaboration of the guest wherever possible, within 3 business days
  • No refunds will be issued for unforeseen events. 
  • Liability – No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by events beyond the accommodation provider’s control

INDEMNITY

  • The tenants will indemnify the owner against all liability which might otherwise attach to the Owner as a result of injury, damage or loss ( to person or property, suffered by any person where such injury, damage or loss has been caused by or contributed to by any act or omission of the tenants and their guests).

The description of the premises is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.

These conditions are agreed between the parties.  Any infringement permits the owner/hosts to amend the rental/booking or immediately terminate, with forfeiture of your rent.

No refunds of rental money will be considered after departure without this notification
