Bay Breeze Conditions of Holiday Tenant

A % deposit is required as conformation of the booking or full payment if less than one month away
Account numbers given on request.
The balance of rental payable for the letting period in full to site or myself via bank transfer 4 weeks in advance before your booking date.
If a booking is less than a month out a full payment is required as confirmation and a bond may apply.
A bond of $500/$700
The bond will be returned within 2 / 5 after inspection of the house.
Bond can be waivered for repeat bookings if agreed by me.
In the event of cancellation the following conditions apply
20% of the total rent will be non-refundable from the confirmation date to cover admin costs.
Less than 30 days but more than 14 days prior to arrival 35% of the total rental forfeited.
Less than 14 days prior to arrival date 100% of total rent forfeited.
If more than the number of people stay that have been booked without my knowledge the full bond will be kept
If two people book with the discout and other people stay the full bond will be kept.
With NO SHOW the full amount will be due and payable (consideration will be taken into account if proof of major un foreseen circumstances occur.)
Number of Persons
The premises must be kept clean at all times. The number of persons staying is the number specified in the original booking. The house sleeps ten and the price is for a limit of ten, if there are more people to stay even if it is one night I need to be notified outside the 10 amount. If after you have booked you want to add more people with numbers still under 10people I will need to be informed also. The price still remains the same, for up to 10 people. If there are more than 10 people even if for one nights stay I will need to be informed as an extra charge is required and extra bedding and linen will need to be arranged before your booking date.
If extra people stay especially on New Year’s Eve and peak times the full bond will be taken as part of the breach of this agreement.
If you use the high chair, porter cot or trainer toilet seats and other children’s items it is your responsibility to thoroughly clean before departure. Should additional cleaning be required money will be taken from the bond. Please inform me if you need these items
An inspection of the premises can be made by me or my reprehensive at any time.
If your stay is 6 days or longer on the 3/4th day the spa will require clean filters and Ph testing.
I will inform you of that day, the cleaners will only come into the garden area to service the spa.(you do not need to be there if you have made plans)
Breakage and Damage
Tenants are responsible for all damages and loss, caused by the tenant or their guests, during the term of the occupancy.
Amount will be taken from the bond
The tenant must leave the property in a clean and tidy state, including the removal of all excess rubbish which can be placed into the council bins provided, and put out on the nominate day or when you vacate. If the property is found not to be in a satisfactory condition on vacating then the cost of the “extra” cleaning will be deducted from the Bond. A checklist on how to leave the house tidy will be sent to you and one is at the house. General cleaning is provided in the price.
The house is STRICKLY NO SMOKING. If there are smokers, outside is THE ONLY place to smoke away from the house making sure the doors are shut so smoke dose not drift inside. (Bring your own personal ashtrays preferable with lids) dispose of the ash/butts in the outside bins in a close bag.
In the case of an unforseen event such as electrical storm, storm, power surge, or items such as the stove, microwave, hot water unit or such is not working, and if there is damage to the property or spa or goods, I will endeavour to rectify the situation wherever possible and if not, I can not be held accountable for unforseen events or natural disaster’s. In most cases I can not refund days paid for unforseen events.
Its your responsiblity to use the hot water sensibly/wisely extremely long showers with large numbers of guest one after the other showering will deplete the hot water, and this is not my responsibility. The water will heat up and replenish over night.
The tenants will indemnify the owner against all liability which might otherwise attach to the Owner as a result of injury, damage or loss ( to person or property, suffered by any person where such injury, damage or loss has been caused by or contributed to by any act or omission of the tenants or his Agent or invites). These conditions are agreed between the parties. Any infringement permits the Owner to amend the rental or immediately terminate the tenancy.
