Heritage Significance
The Edwardian and Victorian residential streetscape is lined with homes erected around 1890. These were originally occupied by the working-class which so strongly characterised this part of Brunswick in the late nineteenth century.

Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owner in writing.

 

Payment

If arrival is one month or less from booking date, full payment, non refundable, is required to secure the booking. Payment of the rental amount constitutes the clients acceptance of these Terms and Conditions.

OR

A Deposit is non-refundable and is required to secure the booking. Payment of the rental amount constitutes the clients acceptance of these Terms and Conditions.

 

Balance of the rental amount must be received in full one month prior to arrival. If not Rejuvenate Holiday Rentals reserves the right to cancel the booking and attempt to re let it.

 

All credit card transactions will be processed in Australian Dollars. Please note any International transfer fees will need to be paid by the guest in addition to rental charge.

Cancellation Procedures

All Cancellations will incur a $150 Administration Fee.

If the booking is cancelled two months or more prior to commencement date, any deposit will be refunded minus the Administration Fee.

If the booking is cancelled less than two months prior to commencement date any refund is subject to a confirmed re-booking of the premises for the total period booked, or, if the property is re-let, a full refund will be given less $150 cancellation fee.

Every effort will be made to ensure the property is available as booked. However we reserve the right to make alterations to bookings due to unforeseen circumstances.

Conditions of Letting

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed in advance.  Overcrowding is illegal in Victoria and will result in all occupants being evicted from the house immediately.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions

Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay and replacement or repair charges will apply.

Arrival: The premises are available from 2:00pm on day of arrival. You will be advised of access arrangements in the booking confirmation. Please contact Rejuvenate Stays a few days before your arrival for your access code and final instructions. These will be given once the Bond form is returned.

Departure: Checkout time is 10:00am, unless prior arrangements have been made.

Disturbance to neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

A Credit Card Authority for a Security Deposit is to be submitted at the same time as the balance amount. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.  Please note that no money will be deducted from your card unless we need to make a claim against your security deposit of up to $1000.

Pets Policy (designated properties only)

Strictly no pets indoors thank you. Tenants should agree to keep their pets under control at all times, so that they don't disturb other tenants and their guests. We also require tenants to clean up after their pets, both outside the apartment, and in all common areas of the property. Please do not to leave pets outdoors or unsupervised for an unreasonable period of time as they do become distressed. We request that dogs be on a leash at all times outside of the property.

Loss - no responsibility for the tenant’s personal property.

The description of the premises is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.

Any breach of the above conditions permits the owner to refuse the key, or immediately terminate the occupancy with forfeiture of your rent.

Please advise us of any issues you may discover within an hour of check in so any problems can be checked and rectified if necessary. No refunds of rental money will be given.

The apartment was great! We have a young son, and all the essential items were provided for plus some welcoming finishing touches. The apartment is in a great location, right in the middle of everything, yet nicely tucked away to feel secure and have a good rest. The king size bed was incredibly comfy! We only stayed for 2 days, the appartment was very clean and comfortable, the kitchen was very well appointed, and it was very nice to be able to make a cup of tea or coffee on arrival. There were ample places to eat close by, and a supermarket with in walking distance. Though there is no parking, parking in the street was not a problem. We stayed in the upstairs studio for 6 weeks after arriving in Australia. We had 2 small children and were using the accommodation as a base to discover Melbourne and find somewhere to live permanently. Lisa the accommodation manager was very helpful. I loved the style of the apartment and it was very big, plenty of room for us all. The roof terrace gave us a safe and private bit of outdoors space. Through Lisa, we hired a travel cot, wireless internet - which was essential & Lisa provided a high chair.Location wise the accommodation was great really central with easy access to all areas of Melbourne. Brunswick is urban which we were at home with coming from London and has great alternative shops and cafes. There are great playgrounds nearby and the supermarkets are just across the road from the accommodation. There are a couple of very nice kid friendly cafes on Union Street.Manallack Studios provided us with a great base to start our new lives in Australia.5/5 by ,

The property exceeded our expectations. Fantastic location, very spacious and clean. The beds were very comfortable and lovely linen. After a 12 hour flight delay, we arrived in Melbourne very wary and not overly excited about our holiday. The moment we stepped through the door of studio one at Manallack we felt instantly better. It was warm and inviting, with the port-a-cot for my baby all made up. We spent four wonderful nights there and none of us wanted to leave. The proximatey to the train, trams, shops and supermarket was awesome. I would highly recommend Manallack apartments to everyone, Lisa was so easy to deal with and helped us in anyway she could. The location of the property was excellent, close to Trams, Rail, Sydney road and proximity to the City. The area was lively but the apartments themselves were quiet and the amenities in excellent condition. I would definitely recommend this for a family as an alternative to hotel accommodation. We had a great stay here over Christmas 2011, including a lovely Christmas Day. (the hail was heavy and loud!!) The accommodation here is really comfortable, with a well equipped kitchen, a quality lounge area and clean and quiet bedrooms. The free wireless internet was given a huge thumbs up by all, as well as the location ; two minutes walk to Sydney Road and a tram into town, with some really inviting Brunswick cafe's a short walk away. The booking and access were handled professionally - we had been worried about parking, but found some directly outside the building quite easily - it may be more difficult during the week. We rented two apartments so that we could attend an art exhibition nearby. The apartments were wonderful, especially the larger one which allowed us to have guests for dinner as it had so much room. Love the style and feel of the place also. Great location, couldnt be better, walking distance to everything as well as parking on the street. Would highly recommend this to anyone. Aside from the first class amenities, comfy beds and the added bonus of a washing machine and dryer, the overwhelming feeling we've taken away from our time at Manallack Apartments is the fact that while we were there, we felt right at home.It was more like having the use of a friend's place for the weekend rather than staying somewhere impersonal and unremarkable.It's less than a stone's throw from Sydney Road, about the same distance to the train station and the very nature of the place encourages you to immerse yourself in the Brunswick area as a local rather than an observer.Without exaggeration, this is far and away the best place we've stayed at when visiting Melbourne on our semi-frequent family holidays.We're very happy to have 'discovered' Manallack and will be planning our future family holidays around the availability of this fabulous accommodation!5/5 by ,

I loved the location of this property. It was like being a local going to the supermarkets. Easy walk to the tram stop great shops in briunswick and coming home to a secure clean apartment. We loved the convenience of getting into the city - tram and train stops are a short walk away from the studios. You could just as easily hang out in Brunswick however - there are one or two fantastic coffee places just round the corner which we will miss now we've left.The studio we stayed in felt really luxurious. We had everything we wanted - espresso maker, a deep bath and a whole library of interesting books.
