Just listed and brand new is Swansea Oasis. Located a short walk to the beach, and near the Fairy Penguins.

LIVING and DINING AREAS 
Spacious open plan living/dining which extends out to the deck with magnificent views of Great Oyster Bay, and catches the sun all day. 

KITCHEN 
Is fully equipped with many appliances like it is your own home. Electric oven and hotplates, microwave, spacious refrigerator with wine rack, dishwasher, plenty of pots and pans, mugs, glasses and wine glasses, and utensils, slow cooker (ideal for preparing your dinner ahead of time), spices, food processor, juicer, and plenty of room in the pantry. We have a few supplies in the kitchen which you are welcome to use and contribute to upon departure should you wish. 

BEDDING CONFIGURATION 
4 bedrooms which can sleep up to 11:- 

BEDROOM 1 (upstairs) 
The master bedroom with king size bed, walk in robe, iPod docking station, alarm clock, and flat screen television. Enjoy the water view from the bed and listening to the waves roll in on the beach. 

BEDROOM 2 (upstairs) 
A queen size bed, built-in wardrobe. 

BEDROOM 3 (downstairs) 
A queen bed, built-in wardrobe. 

BEDROOM 4 (downstairs) 
A bunk bed, and a trundle (roll away), built-in wardrobe. 

KIDS CORNER 
Double fold out sofa bed. 

PERFECT 
The sleeping arrangements and number of bathrooms/toilets are ideal for the extended family or friends traveling together. 

BATHROOM 
There are two bathrooms, one on each floor. Upstairs - shower, and separate bath. Downstairs - shower. Shampoo, conditioner, soap and hairdryers are supplied. 

HEATING 
Upstairs is a Dakin reverse cycle air conditioner, downstairs is an electric panel heater with thermostat. 

CATERING FOR CHILDREN 
The following are available. Port-a-cot, baby bath, highchair, plastic cups, plates and bowls, toy collection, For the older children, Beach toys, DVD collection, Wii gaming console (with games), board games. The property is situated on a flat gated yard. 

ENTERTAINMENT 
Televisions, stereo including bluray player and iPod dock, DVD and CD library, Wii gaming console, board games, book collection, magazines, Tasmanian travel information, and good old fashioned board games. 

LAUNDRY 
Washing machine, iron and ironing board, and a clothesline. 

OUTDOOR ENTERTAINING 
Relax on outdoor lounge listening to the waves watching the sun rise over Coles Bay. In the evening cook a BBQ on the deck dining table is located just off the dining area with 4 burner hooded gas BBQ. Enjoy the views of the water or a rural setting. 

The backyard has a massive deck, and lawn that is green all year.

The Local Area

Swansea is located at the half way point from Hobart to Launceston when traveling the East Coast of Tasmania (approximately 90 minutes from either city). 50 minutes to Freycinet National Park. 

BEACH and PARK 
Located a short stroll down the road is the beach. If you're a morning person it's a magic view watching the sun rise over the Hazards at Freycinet National Park, Coles Bay. Then later in the day grab a beach chair, bucket and spade with and head back to the beach for some swimming, sand castle building, or surf fishing (bait is available at the local supermarket). Choose which beach you want , some have playgrounds and BBQ facilities right next to them. Duck Park has ducks and a fitness circuit. The choice is yours! 

BOAT RAMP 
Swansea has 2 boat ramps, the closest being just around the corner, and the newer one located a few minutes drive away. There are many other local points to launch your boat, of which we are happy to provide you further details on upon request. 

ATTRACTIONS 
There are many local attractions in and around our town. Enjoy shopping, fresh seafood, Kates Berry Farm, vineyard, coffee shops, supermarket, exclusive or informal dining, takeaway, bakery, tavern, or the museum.

SECURITY DEPOSIT/BOND 
A $300 bond is required to cover unexpected damages and extra cleaning during your stay. This will be refunded to your account immediately (maximum seven days) after your departure if no damages have occurred during your stay. The bond also covers unexpected cleaning costs if guests have smoked in the house.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. 

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
 

Departure - the property should be left in a similar state to its condition on arrival.  Two hours is allowed for our Manager to have the property prepared for incoming guests.  Please ensure all dishes are cleaned, towels are put in the baths.  Should excess time be required it will be charged at $50 per hour part thereof.​​

Standard Terms and Conditions of Temporary Holiday Accommodation

Note: Variances can be agreed on but only by arrangement with the owner in writing.

Deposit of 50% non refundable (minimum 1 night) is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 30 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. 

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being re-let then a $50 cancellation fee will apply. 

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

A telephone service is provided at the property, all calls made  are at the tenants expense and will be charged at the current Telstra rates.

Wi-Fi is provided complimentary, the code to access Wi-Fi is forwarded with the key safe number.

Check-in time is 3:00pm.

Check-out time is 10:00am by the latest, to allow time to prepare property for next guests.  

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of money paid.

Bond has been wavered;  Bond is payable at the same time as the balance amount.  The bond will be refunded within 14 days in full subject to the above conditions being met.  It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.  

Linen is to be supplied by the owner, excluding port-a-cot linen.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenant's personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.
