Locally sourced complimentary continental breakfast provisions are supplied to each guest on arrival. We are happy to provide you with fresh food from the farm to compliment your meals during your stay. More than just a bed for the night we encourage guests to stay for two to three days to make the most of their experience. 

Eagle Park is well located for all the attractions in the North East and Tamar Valley and only 26 kilometres from the city of Launceston. We are a few minutes from the friendly and well-serviced village of Lilydale where you will discover artists, delicious bakery items and local history.

Within a half hour drive you can visit some of the best cool-climate wineries in Tasmania and Bridestowe Lavender Farm. Enjoy a gentle bushwalk at Lilydale Falls or tackle the more challenging Mount Arthur. And for those seeking action adventure experience the exhilaration of the Hollybank Treetops Adventure on the canopy ride at Hollybank Forest.

Holiday Rental - Farm Rules for Guests and Visitors

Farm Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.

4.1 General requirements

  1. Guest and Visitors must comply with all Farm Rules, By-Laws and instructions from the Manager and security services during their stay; and
  2. Guests must notify the Manager of any harm that may have been caused to animals or any damage to farm property as soon as possible.
  3. All children must be supervised at all times on the farm.

4.2 Safety around animals

One of the greatest things about farms is how many different kinds of animals are there — like cats, horses, geese, chickens and bees. But these animals are different from house pets. Farm animals are often bigger and whether they are big or small, they may not be friendly to people. A horse might kick you, for instance. All farm animals need to be treated with respect and care.

                When you are around farm animals, be calm, move slowly, avoid making sudden jerks or movements,       and always approach them from the front so they can see what you are doing.

                Don't scream or run around them because it will upset them.

                Wear proper enclosed shoes or boots.

                 If you want to approach an animal, ask an adult who knows the animal to approach it with you. The             animal will be less nervous and less likely to become upset. A mother with her young will be protective          and she may attack anyone who comes close.

 Stay, at least, 20 metres away from bee hives.

 And after you've been around farm animals, be sure to wash your hands with warm water and soap.

4.3 Safety around water

There are a number of water troughs and dams on the farm. Children must be supervised when near these areas. When walking around dams or irrigation channels, beware of slippery, overhanging or steep banks. UNDER NO CIRCUMSTANCES IS SWIMMING ALLOWED.

4.4 Electric fencing

There are many electric fences on the property. They are not always live but care should be taken at all times.

While the number of human fatalities associated with livestock electric fences is low, it is important to recognise that contact with an electric fence can result in tragedy. In most cases, such contact results in a relatively harmless shock, and usually the force of the first shock triggers awareness of the electric fence so that contact is broken and other shocks do not follow.

Climbing through or under an electric fence can increase the danger of a shock to the head. If you need to get to the other side of a live electric fence you should either climb over it or find another away around it. Extra care should be taken with fences near waterways, steep hillsides and cliffs.

4.5 Gates

 Always make sure gates are shut and fastened behind you. If in doubt please check with the person who opened the gate if it has been closed the same way.

4.5 Gardens and produce

We produce many different crops on the farm. It is important to be respectful of all the living things on the property including the fruit and nut trees and garden plants. What may appear, to unfamiliar eyes, to be a weed or an unimportant shrub may, in fact, be integral to our farming practices. When you are out and about stay on the grass and when visiting the gardens and orchards on our tours only pick things when permission has been granted by the tour operator.

 Holiday Rental - House Rules for Guests and Visitors

House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.

4.1 General requirements

a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and

b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.

4.2 Noise and Residential amenity

a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;

b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and

c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

4.3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b) Guests are responsible for ensuring that Visitors comply with these House Rules.

4.4 Gatherings or functions

a) The Property is not a “party house” and any such activities are strictly prohibited; and

b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

4.5 Parking

Guests and Visitors are to comply park on gravel areas only and show consideration to neighbours and other vehicles; and

4.6 Garbage and recycling

a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and

b) Garbage and recycling arrangements at the Property are as follows:

Compost – all vegetable waste, tea/coffee bags and paper towels should be places in small waste bin in the kitchen and transferred to the green waste bin in the main car-park at Reception upon departure. Meat scraps must be wrapped and put into the general waste bins provided.

Recyclables – washed glass, recycle plastic and paper waste should be placed in the crate outside your cottage and transferred to the LARGE RED COUNCIL BIN WITH THE YELLOW LID in the main car-park at Reception upon departure. Please wrap broken glass and place into the general waste bins provided.

General Waste ­– all other waste should be placed in the bins provided and transferred to the SMALL RED COUNCIL BIN in the main car-park at Reception upon departure.

4.7 Smoking

Smoking is not permitted indoors. A surcharge of $200 for airing the property will be applied for smoking in any cottage.

4.8 Lock-offs

Please respect these locked closets, cabinets, or rooms. They are NOT INCLUDED as part of your rental.

4.9 Pets

No pets are permitted except in designated pet friendly cottages. Pets are limited to two (2) domestic adult dogs (no puppies). There is a pet cleaning fee of $150.00. Pet owners are responsible for additional charges resulting from damages, or outside yard clean up. IF AN UNAURTHORISED OR UNREPORTED PET HAS BEEN IN ANY COTTAGE, PET FRIENDLY OR OTHERWISE, THERE WILL BE A MINIMUM CHARGE OF $250.00.

4.10 Water

a) Lilydale water is sourced from local creeks and is not treated – please follow Council advice (see separate sheet attached to fridge).

b) Guests undertake to use water in moderation, particularly during periods of low rainfall.

4.11 Condition of Property

All equipment in the property should be in good working order. Please report any inoperative equipment to Reception immediately. Every reasonable effort will be made to promptly repair inoperative equipment. No refunds will be made for inconvenience from inoperative air conditioners, appliances or mechanical failure. DO NOT WAIT UNTIL CHECK-OUT TO REPORT PROBLEMS.

4.12 Cleaning Surcharge

Guests undertake to leave their cottage secured and in a tidy condition with washing up done and put away, all rubbish deposited in the Council Bins at Reception and BBQ’s left clean and tidy. Leave used beds unmade. Surcharges will apply if these are not carried out.

4.13 On Departure Arrangements

Upon departure guests are responsible for handing in keys to Reception and disposing of their rubbish in the Council Bins provided. Check out time is 10 am on the date of departure. Please observe this rule as housekeeping staff need time to prepare the cottage for the next guests. RENTERS MAY BE CHARGED UP TO ONE (1) ADDITIONAL NIGHT RENTAL IF PROPERTY IS OCCUPIED AFTER CHECK-OUT TIME.  

4.14 Items Left Behind

Cherry Top Accommodation is not responsible for articles lost stolen or left behind in cottages. Please double check for personal items prior to your departure. There is a $50 return item fee to cover the cost of mailing and shipping of left behind items.

4.15 Emergency Contact

4.16 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

* Cancellations:
1. Payment of the holiday accommodation rental fee constitutes the clients acceptance of these Terms and Conditions. 
2. In the event of a cancellation by the client, the payment is non-refundable, unless the property is re-let for the entire period of the cancellation. A $50 cancellation fee will apply. 
3. The operators will make every effort to ensure the property is available as booked. However, the operators reserve the right to make alterations to bookings due to unforeseen circumstances. The administration fee on refunds is AU$20.00
