Semaphore and its surrounds


8 Kilometers of clean sands with sheltered playgrounds, bbq, amenitites and green open spaces from Semaphore to North Haven. 
Semaphore's white sand, family-friendly shallows and colourful foreshore still make for a classic Adelaide beach-side escape 

Semaphore road is one of Adelaide's widest boulevards stretching down to the jetty and sea. Funky boutiques have opened their doors alongside famous "Old Salt" Pubs and contemporary cafes are servicing seasonal produce whilst the night air is filled with the delicious aroma of Fish 'N" Chips.

Semaphore road was recently awarded the Peoples Choice award for Best Main Street in South Australia 

Cycle or stroll along the the Coast Park from Semaphore to larges where you will discover the beautiful Largs Pier Hotel and Jetty Road. Traveling further north will bring you to North Haven Marina where you can dine alfresco style while dolphin spotting 

Experience SA maritime heartland - you will find evocative seafaring history a heritage area with Sunday markets galleries cafes pubs including a brewery hotel and the worlds only inner city dolphins
Book a day out on the Port River Kayak and explore the Port Rivers rich marine environment and ships graveyard and mangrove-lined tidal creeks - and of course spot our river dolphins

Terms & conditions


Standard Terms and Conditions of Temporary Holiday Accommodation

Note: variances can be agreed on but only by arrangement with the owner in writing.

A 50% non-refundable rental deposit is required to secure the booking. Payment of the rental deposit constitutes the guest's acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 14 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let it.

Cancellation by the guest - money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $50 cancellation fee will apply.

The owner will make every effort to ensure the property is available as booked. However, the owner reserves the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

The number of guests should not exceed the number stated on the Confirmation Notice or the number subsequently agreed in writing or email.  Fees will apply for additional guests not agreed to with the owner in advance.

Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit and/or additional payments.

Damage, breakages, theft and loss are the guest's responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 11:00 to allow time to prepare property for next guests.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of the security deposit.

The security deposit is payable at the same time as the balance amount. The security deposit will be refunded within 14 days subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, etc.

Linen is to be supplied by the guest.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owner takes no responsibility for the guest's personal property.

Variations to these conditions may only be made by prior arrangement with the owner in writing.




We stayed at Robyn’s home with our 2yo and 5yo who both loved the home. it was perfect for the 4 of us. Everything is super close, the beach is literally 2 min walk, shops 8min walk and two amazing playgrounds very short walking distance. The house itself is modern, clean, tidy, had everything you’ll need and more. Comfy beds and outdoor shutters to make the house super dark to encourage “sleep ins”. We will most definitely be back. Robyn was amazing to communicate with also and sent us plenty of top tips which we used. The yards are great for kids too and very secure. Being winter we thought we would be cold but the heating was also amazing. Thank you for a wonderful stay.



Robyn's house was fabulous! With 3 adults and 2 kids there was plenty of space for everyone. It's in a great location and the house had everything we needed. I just wish we had more time and the weather was a bit kinder to us so we could've gone for a stroll down to the beach!

Iluka Beach House was perfect for our needs. We had 2 couples and 2 other adults, rooms worked out perfectly. Kitchen is very well equipped as is the laundry. The outside area is great. The house is walking distance to the beach and to Semaphore pier/shopping area (10 minute walk) and Largs Bay pier/shopping area (13 minute walk). We only used the car twice I think in a week long stay. Bus stop nearby to get into the city if needed. I would highly recommend this house.

We loved having a summer holiday here. It is so close to the beach and great for indoor and outdoor living. We have so much family in Adelaide that it is good to have a base to entertain extended family. The kitchen didn't let us down. The oven is huge, there is plenty of crockery and cutlery and even a mixer to help make the gingerbread house. Everything is in perfect order with great linen and comfortable beds. Would love to stay again.
