Situated in a quiet, charming and child friendly cul de sac, the wonderful sandy beach at Moana is just a short stroll away. With lovely sea views from the house this location is an ideal base from which to discover the many suburbs of the south and explore the region.

A few minutes drive away is the newly extended Seaford Shopping Centre which has a good selection of shops and facilities.

The house is large with many living areas, including a large rumpus room and a TV/ reading area and has a large and secure garden for the children to play in as well as an undercover area with outdoor furniture to sit and enjoy the sea view.

We have had many migrating families stay with us for their first month or so in Australia. As we moved here from the UK ourselves we can give some support and advice to those moving to this wonderful country!

Holiday Rental - House rules for Guests and Visitors.

House rules are provided at the property and emailed to ensure the Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the property. Based on the Holiday Rental Code of Conduct - Version 1.0.

4.1 General requirements.

a) Guests and visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay ; and

b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.

4.2 Noise and  Residential amenity.

a) Guests and visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10 pm and 8 am and during arrival and departure throughout the occupancy.

b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses incurred may be deducted from the security deposit or bond under the Terms and Conditions; and

c) Guests must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

4.3 Visitors and guest numbers.

a) Guests are responsible for ensuring the limits set on guest numbers (MAXIMUM 6) is strictly adhered to. In the event of more guests staying it will be deemed a serious breach of contract and will result in termination of permission to stay.

IT IS MOST IMPORTANT THAT THE NUMBER OF GUESTS STAYING IN THE PROPERTY IS AS PER YOUR BOOKING REQUEST. This is an occupational health and safety issue relating to fire safety, sanitation and hygiene issues and properties may be checked for compliance. If it is found that there are more people at the property, (parties) the tenancy will be terminated and any monies paid will not be refunded. At the time of booking guests are asked the number of persons requiring accommodation. If extra guests or bedrooms are used extra charges will be made.

b) Guests are responsible for ensuring that the limits set on visitor numbers is complied with at all times; and

c) Guests are responsible that visitors comply with these house rules.

4.4 Gatherings or functions

a) The property is not a "Party house" and any such activities are strictly prohibited; and

b) Any gathering ,celebration or entertainment permitted at the Property must not conflict with residential amenity and must comply with all other requirements.


4.5 Parking

a) Guests and visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b) parking arrangements at the property are as follows: 2 cars on the drive.

4.6 Garbage and recycling

a) Guests and visitors are to dispose of their garbage in accordance with the usual practice at the property ( as set out below) in the allocated bins ,any excess rubbish to be taken away by guests are an arrangement made with management; and

b) Garbage and recycling  arrangements at the property are as follows: Please place bins out on                   night.

4.7 Security

a) Whenever you are absent from the property , close all windows and  lock doors to maintain security and prevent rain and water damage; and

b) Switch off all lights and appliances not necessary during your absence.

4.8 Smoking

Smoking is strictly prohibited indoors.

4.9 Pets

Pets are not allowed upon the premises.

4.10 Damages and breakages.

Please report any damages and breakages to the manager as soon as possible.

4.11 Emergency contact

4.12 Insurance and liability.

Please ensure that you have adequate travel / personal insurance. The owners of the property do not assume any liability for your person or personal belongings and valuables.

4.13 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the property, Guests or visitors who refuse to or do not follow these House Rules or who cause a nuisance.




Any time ALL cancelations incur loss of deposit.

If canecellation made within 14 days of arrival - loss of 100% of the total booking price.




  • Bookings are deemed as "confirmed" when payment of the deposit (20%) has been made by the guest
  • If you need  to cancel contact the owner immedeately.
  • Your cancellation policy is a binding agreement between you and the property owner.

Bond / Damages:

Any damage to the property or the fixtures and fittings during your stay will be replaced at the guest's cost plus time from the bond.

If any fixtures / fittings or contents are missing upon departure they will be replaced from the bond + landlords time at $25 per hour.

If there are more guests than stated upon booking or more than the maximum of six guests the bond is forfeit, your contract is broken and you will be asked to vacate the premises immedeately.

If there is incident or guests have to be asked to leave due to damage/ too many guests/ noise or general disturbance the bond is forfeit.

Any time taken to rectify damage will be charged at $25 per hour.

Please ensure you have adequate travel insurance..

"Fantastic place to stay" We really enjoyed our stay over the Christmas period. The house was clean, tidy and spacious, having plenty of room for us all to relax in, placed on a nice quite street. The beds were comfortable to sleep in and water pressure in the shower was just right. I have nothing negative to say.
