Lounge area

This private 2 bedroom ground floor apartment is located in an exclusive suburb of Adelaide.  It has offstreet parking and is within a few minutes walk to the vibrant King William Road with some of the best shopping boutiques, cafes, bakeries and gourmet/casual restaurants nearby. It is an old suburb with leafy green trees and beautiful old homes and mansions. 

Unley Road and Goodwood Road are also nearby. Close to the Capri Cinema for that old world Art Deco charm - watch latest release movies. Close to the Adelaide Showgrounds. Ideally located for exploring the city, including Rundle Mall, Adelaide Zoo,Festival Theatre, Adelaide Museum, Art Gallery and a short drive to the Adelaide Hills. The Adelaide to Glenelg Tram is a 15 minute walk away. 

If you feel like a walk then our gorgeous city of Adelaide city is approximately a 40 minute walk away but if you are not so energetic then a bus stop is close by and will get you into the city in 10 minutes. 

The airport is 20 minutes by taxi and interstate bus and train services are easily reached by public transport. There is a bus stop a short walk away which will take you into the city within 10 minutes.

Barossa Valley is only 1 hour away and the Kangaroo Island Ferry is only 1.5 hours away.  Just a short 20 minutes to the Adelaide hills.

A 2 bedroom ground floor apartment, suitable for up to 4 people. Suitable for singles, couples or two couples or a family of 4 and has two dedicated car parking spots located near the rear entrance to the apartment.. 

The family area has all the essentials like a flat screen TV, sofa and armchairs and dining, with a Nespresso Coffee machine. 

The apartment has two private courtyard areas both functional (for hanging out your washing) and also a relaxing area for you to sit and enjoy your morning cuppa or evening drink. 

An exit clean also applies together with a security bond.

  • The homes are serviced before your stay and at the end of your stay - light cleaning and presentation only for a charge of $90. The apartment is expected to be left in a similar condition to which you found it.
  • Oven, cooktop, microwave to be cleaned before departure if used.  Fridge emptied and wiped out and bins to be emptied.  Crockery and cutlery to be washed, dried and put away.
  • Any damage to be reported prompty so as not to inconvenience other incoming tenants please.
  • All personal belongings to be removed.  Damp towels to be left on a bathroom rail.
  • Please be considerate of neighbours and no noise after 8.00pm.
  • No Smoking in the home or in the courtyard area.
  • Smoking area nearby in the car park area.

BY PAYING YOUR DEPOSIT, YOU AGREE TO THESE TERMS AND CONDITIONS:

  • A refundable security bond is also charged  - normally $400 for a short stay.  For longer stays the amount is increased and you will be advised on your enquiry. It is returned  in normal circumstances and after satisfactory inspection of property within 7 working days of departure –

Arrival time is 4pm and departure time is 10am. This is negotiable if someone is not departing or arriving on same day.

  • The maximum number of people permitted to stay is as stated in your invoice.  
  • No-smoking allowed indoors
  • Guests stay at our homes entirely at their own risk
  • Guests are asked to respect and protect the property and to ensure that neighbours are not disturbed by noise generally (and especially after 9.30pm)
  • In cases of excessive noise, eviction will occur and monies paid will not be refunded.
  • Hyde Park car parking has two allocated off street spots near the entrance to the apartment.  .

Cancellation / Refunds

  • We do not accept cancellations or changes to dates once your deposit is made.  Monies paid are non refundable. 
  • The cleaning fee and refundable security bond is fully refundable should you need to cancel.
  • We recommend that guests take out comprehensive travel and accommodation cancellation insurance which covers you for not only your flights but your accommodation costs.  This is particularly important if you wish to hire our bikes.

Safety/security issues

  • Guests should ensure they have adequate insurances to cover their personal belonging while at the property as our insurance does not cover this.
  • Security screen doors must be locked with the nib in locked position, while guests are at the property
  • Doors, security screen doors and all windows, must be locked when guests are away from the property at all times
  • At all times the driving speed in the driveway is at walking pace
  • Guests who wish to hire our bicycles must ensure that they ask for a copy of our terms and conditions which will be sent you separately.  Use of bikes is entirely at your risk.

Access

  • Access details to the property are provided once a 50% deposit is received

Cleaning & Damage Issues

  • The cost of excessive rubbish disposal will be deducted from the bond
  • All damage beyond normal wear and tear will be deducted from the bond.
  • We reserve the right to pursue a guest for recompense for any and all damages caused which may exceed the value of the security deposit and will require payment within 14 days of being served notice of this. 

Other Important Matters

  • The owners/agents reserve the right of entry for security, maintenance or gardening needs for the property of which you will receive prior notice.  In all cases this will be attempted to be done outside your stay.
  • Unfortunately, pets are not permitted.
  • The cost of utilities – gas, electricity and water usage is included in the rate quoted to you.  However a fair use policy applies for long term stays of 2 weeks or more.  ($30 p/week).
  • No smoking indoors -we also ask that there is no smoking in the courtyard(s) due to the close proximity of other apartments above you.  Cigarette butts to be disposed in rubbish bin.
  • Property is let for residential/recreational reasons and not to conduct a business from.
  • Strictly - all noise must be kept to a minimum so as not to disturb neighbours, no parties or visitors staying who are not registered with owner.

All stays longer than 5 nights in the warmer months are also asked to water the small garden and pot plant every 3rd day. (Sprinkler provided – means turning the tap on and off for approx. 7 minutes.

A full set of address and access details, including directions to access the allocated car parking spot (near the rear gate of apartment) will be emailed to ou separately.
