The Cottage and Studio

Seaside Garden Cottages are three beautifully presented, architect-designed private cottages in a peaceful half-acre garden setting.

Conveniently located on the outskirts of the main town of Kingscote in the seaside town of Brownlow, Seaside Garden Cottages are an ideal base for your Island experience.  Shops, fuel and restaurants are nearby, with the airport  just a short 10 minute drive.​

Spotlessly clean, thoughtful, uncluttered styling and layouts, comfortable furniture, beautiful linens and modern conveniences including Nespresso Machines, air conditioning, barbeque, laundry facilities & dishwasher, the cottages are special places for couples, families and friends to enjoy, relax and create precious memories. ​

At the end of your day sightseeing our vast, remote, unspoiled & beautiful Island, retreat to your 'home away from home' to plan and dream of the following days adventures. 

The Cottage: Charming and Romantic

Beautiful modern country-cottage styling to whisk you away from the everyday.  Blissfully romantic, private, comfortable and spotlessly clean, this oh-so-charming Cottage is so relaxing you may not want to leave! If you book for 9 or more guests in the Main Cottage, the Studio Cottage (sleeps 2) is included in the rate, giving 5 bedrooms & 3 bathrooms in total!

An indulgent spacious retreat for two, yet equally suited to families and friends with four beautiful bedrooms and two large bathrooms, the architect-designed Cottage is spacious and inviting.  The Cottage sleeps 8 in standard configuration or 9 if the sofa bed or basic fold out bed is used, with the little Studio Cottage adjacent, sleeping an additional 2 (or 3 by arrangement).  This is exceptionally convenient for larger groups and families.  It can even be combined with 'The Villa' next door to sleep up to 22, or to just give two families extra privacy and space.  

Downstairs: 

  • Open plan dining and full kitchen including Nespresso coffee machine and dishwasher, washing machine / dryer

  • Bedroom 1: Large bedroom with new King Size Bed and gorgeous sitting area, with bed 4 accessed via bed 1.  

  • Bedroom 2: King Size Bed, beautifully styled room at the opposite end of the cottage to Bedroom 1

  • Additional bedding by arrangement (sofa bed in Lounge Room or extra fold-out bed).

  • 2 large bathrooms.

  • Wooden doors open to a beautiful front deck and garden, perfect for sitting and watching the little fairy wren birds.

  • Barbecue (new 2017) and outdoor dining table (seats 8)

  • Laundry facilities (washer/dryer combination machine, iron, ironing board)​​

Upstairs:

The Studio: Perfectly Simple for 1 or 2

Update: We are currently reserving the Studio for bookings made in conjunction with the Main Cottage bookings, to accommodate up to 11 guests between the Cottage and Studio.  If you have a 'last minute' inquiry however, please call as it 'may' be available individually. ​

If you prefer to spend you days out 'adventuring', eating out and really don't need a big or fancy house, then our cute little Studio Cottage might just be perfect!  It's a wonderful alternative to staying in 'just-another-hotel', with a comfortable bedroom (same quality linen & towels included as the larger properties) approximately 4m x 6m, plus small kitchenette, compact and very basic ensuite and a perfect location.  This clean, yet simple little Studio cottage is economical for one-or-two and can also be used as additional accommodation when combined with the Cottage and Villa next door.  ​

The beach is just a short stroll away and is centrally located for exploring the Island's unique attractions.  Kangaroo Island Airport is just 10 minutes away & the main town amenities are conveniently located nearly - something you'll appreciate once you realise how vast the island is! ​ 

  • Tea / coffee making facilities, microwave, toaster, bar-sized fridge: just perfect for snacks, drinks and very simple 'heat up' meals, ideal if you are mostly eating out. (if you prefer a full kitchen, please consider our other cottages). 

  • Queen Size Bed with professionally laundered linen provided (including BEACH TOWELS)

  • Small ensuite (shower & toilet, but no bathtub - very small but clean and bright!)

Reservation Policy

TO SECURE YOUR BOOKING

A non-refundable deposit of 50% of the total cost of your stay must be paid, together with a security bond of $500 ($300 for The Studio) to confirm and secure your booking.  The balance is to be paid 60 days before arrival.  Payment of the booking amount will be considered as acceptance by you of these terms and conditions, and form a binding contract.

BOND
The bond is designed to cover the cost of repairing any damage or breakages, additional excessive cleaning fees, or other breaches of these terms and conditions (including for example, having more guests than agreed/declared).  Your bond will be credited back to your designated bank account by EFT within 7 days of your departure, provided the property is left in a neat, tidy and undamaged state, and no other breach of these conditions has occurred.

CANCELLATIONS / REFUNDS POLICY
If you cancel your booking in writing with more than 24 hours notice the Security Bond will be refunded in full.  Cancellations more than 60 days out will be refunded less the deposit; less than 60 days would incur full cost. We may however elect to refund the deposit if we re-let the property for the same dates / rates, less a $200 administrative fee.

We suggest that you schedule the balance payment to ensure that it is paid on time. If you pay a deposit, but then fail to pay the balance due on time, we will endeavor to give you a courtesy reminder via either the email or phone details if supplied to us.  If you do not make the payment required within a further 3 business days, we will treat this as a cancellation and cancellation fees stated above will apply. Unfortunately we cannot be held responsible for any courtesy reminders that you do not see or access. No refunds are available if one (or more) of your nominated number of guests is unable to stay at the property or decides to depart early, once the booking and deposit has been made.

LINEN
Linen, sheets, pillow cases, blankets, quilts and pillows are supplied.
Bathroom towels are provided for each person.
Tea towels and hand towels are provided.
Beach towels are now included for your use during your stay. We will put them out for bookings in the Summer Months; if you are staying Autumn, winter or spring, please request beach towels when booking. 

CONSUMABLES
As starter set of basic consumables is provided to help you settle in, such as tea/coffee, toilet paper, a couple of coffee pods, soap, washing powder, tissues etc.  Should you require additional items and groceries during your stay, the Kingscote supermarket is just a few minutes’ drive away (closed Public Holidays).  Please bring your own toiletries and food.

OCCUPANCY
You are permitted to occupy and enjoy the house for the duration of your booking.  However, please note that any seriously damaging, disruptive or illegal behavior may result in us requiring you to vacate the property immediately. The number of guests must not exceed that which is stated.  If you realise that you have forgotten to tell us about additional guests or may have made a mistake in the stated numbers at the time of booking, please simply call us to advise and check if an additional fee will apply.  We need to be aware of numbers so that we can supply the correct number of towels, starter-consumables etc. and also advise our cleaner.

CLEANING 
We ask that you vacate the property as you found it, in a clean and tidy condition, including dishes washed and put away, BBQ clean and rubbish in the outside bins provided. It is not necessary to make beds, dust or to clean the floors or wet areas as our cleaner will change linen and undertake normal cleaning. If the property is left in unacceptable state requiring more cleaning than normal, we will charge any additional cleaning at $75 per hour, plus laundering etc. if for instance the curtains are dirtied or excessively odoured such that it would be offensive to future guests, and we will deduct this from your bond. If the property is left in such a bad state that the next guests cannot stay as booked, a further fee may apply.

DAMAGE/BREAKAGE
We accept that accidents sometimes occur to all of us - please don't worry!  If something is damaged or broken, please just let us know by phone or SMS as soon as possible.  That way we can rectify the problem for our next guests so that they can enjoy their stay also. We do however reserve the right to deduct costs for breakage or other loss or damage from your bond. You are requested not to move furniture around.  Please do not take indoor furniture outdoors, and vice versa. Please ensure that no property items are inadvertently taken home (such as towels, DVD’s, books, etc.), as we need these for the next guests and many such items are not readily available on the island for replacement.

PARTIES AND FUNCTIONS
Parties and functions for large numbers of people are not allowed unless arranged with us in advance.  Get-togethers and celebrations are encouraged, but certainly not wild, drunken parties that exceed the number of guests stated at the time of booking.

PETS
Please DO NOT bring your pet to Seaside Garden Cottages, as the property is not generally suitable for animals. We do not have ANY pet insurance at all.

THEFT AND LOSS
Kangaroo Island is generally a very, very safe place, but please use ordinary care to protect your valuables, including locking the house doors and your vehicle doors, as we cannot be responsible for any loss in this regard.

BOOKING CONFIRMATION 

We advertise on multiple sites and make every reasonable effort to update availability calendars as soon as practicable, however there may at times be a theoretical potential that two bookings could be made at the same time. As such, bookings are not confirmed until you receive formal confirmation that we have personally checked availability and your booking is now confirmed.  

UNAVAILABILITY OF THE PROPERTY
We will make every effort to ensure that your booked property at Seaside Garden Cottages will be available to you on the dates booked. However, in the event of unforeseen events, errors or circumstances beyond our control, we accept no responsibility for the cost to you of any modified travel or accommodation plans, or any other fees, charges or losses which you may incur.  Our liability will be limited to a full refund to you of all monies paid by you up to that time.  The photos are should be considered indicative as we update decor and the properties & amenities on an ongoing basis.

NO SMOKING
There is strictly no smoking allowed anywhere inside the house.  If you wish to smoke outside, please use the ashtrays provided.  Please ensure cigarette butts are fully extinguished (use the ashtrays provided in the linen cupboard in the laundry) and do not throw butts onto the ground or in the garden. Any smoking related damage or additional cleaning / consequential costs will be on-charged.  

Welcoming Cottage and fantastic stay. My family and I were lucky enough to stay at this wonderful cottage during our stay on Kangaroo Island. We were only sad we could not stay the whole time as the property was booked. The cottage is wonderfully laid out with bedrooms aplenty - allowing the kids space and us an area to relax. The setting is beautiful with birds that visit each morning. We had bikes and went for rides along the shoreline that is only a short way. We will be back to stay on this wonderful Island and would love to stay in Seaside Garden Cottages again.5/5 by ,
