TO SECURE YOUR BOOKING
A non-refundable deposit of 50% of the total cost of your stay must be paid, together with a security bond of $500 ($300 for The Studio) to confirm and secure your booking. The balance is to be paid 60 days before arrival. Payment of the booking amount will be considered as acceptance by you of these terms and conditions, and form a binding contract.
The bond is designed to cover the cost of repairing any damage or breakages, additional excessive cleaning fees, or other breaches of these terms and conditions (including for example, having more guests than agreed/declared). Your bond will be credited back to your designated bank account by EFT within 7 days of your departure, provided the property is left in a neat, tidy and undamaged state, and no other breach of these conditions has occurred.
CANCELLATIONS / REFUNDS POLICY
If you cancel your booking in writing with more than 24 hours notice the Security Bond will be refunded in full. Cancellations more than 60 days out will be refunded less the deposit; less than 60 days would incur full cost. We may however elect to refund the deposit if we re-let the property for the same dates / rates, less a $200 administrative fee.
We suggest that you schedule the balance payment to ensure that it is paid on time. If you pay a deposit, but then fail to pay the balance due on time, we will endeavor to give you a courtesy reminder via either the email or phone details if supplied to us. If you do not make the payment required within a further 3 business days, we will treat this as a cancellation and cancellation fees stated above will apply. Unfortunately we cannot be held responsible for any courtesy reminders that you do not see or access. No refunds are available if one (or more) of your nominated number of guests is unable to stay at the property or decides to depart early, once the booking and deposit has been made.
Linen, sheets, pillow cases, blankets, quilts and pillows are supplied.
Bathroom towels are provided for each person.
Tea towels and hand towels are provided.
Beach towels are now included for your use during your stay. We will put them out for bookings in the Summer Months; if you are staying Autumn, winter or spring, please request beach towels when booking.
As starter set of basic consumables is provided to help you settle in, such as tea/coffee, toilet paper, a couple of coffee pods, soap, washing powder, tissues etc. Should you require additional items and groceries during your stay, the Kingscote supermarket is just a few minutes’ drive away (closed Public Holidays). Please bring your own toiletries and food.
You are permitted to occupy and enjoy the house for the duration of your booking. However, please note that any seriously damaging, disruptive or illegal behavior may result in us requiring you to vacate the property immediately. The number of guests must not exceed that which is stated. If you realise that you have forgotten to tell us about additional guests or may have made a mistake in the stated numbers at the time of booking, please simply call us to advise and check if an additional fee will apply. We need to be aware of numbers so that we can supply the correct number of towels, starter-consumables etc. and also advise our cleaner.
We ask that you vacate the property as you found it, in a clean and tidy condition, including dishes washed and put away, BBQ clean and rubbish in the outside bins provided. It is not necessary to make beds, dust or to clean the floors or wet areas as our cleaner will change linen and undertake normal cleaning. If the property is left in unacceptable state requiring more cleaning than normal, we will charge any additional cleaning at $75 per hour, plus laundering etc. if for instance the curtains are dirtied or excessively odoured such that it would be offensive to future guests, and we will deduct this from your bond. If the property is left in such a bad state that the next guests cannot stay as booked, a further fee may apply.
We accept that accidents sometimes occur to all of us - please don't worry! If something is damaged or broken, please just let us know by phone or SMS as soon as possible. That way we can rectify the problem for our next guests so that they can enjoy their stay also. We do however reserve the right to deduct costs for breakage or other loss or damage from your bond. You are requested not to move furniture around. Please do not take indoor furniture outdoors, and vice versa. Please ensure that no property items are inadvertently taken home (such as towels, DVD’s, books, etc.), as we need these for the next guests and many such items are not readily available on the island for replacement.
PARTIES AND FUNCTIONS
Parties and functions for large numbers of people are not allowed unless arranged with us in advance. Get-togethers and celebrations are encouraged, but certainly not wild, drunken parties that exceed the number of guests stated at the time of booking.
Please DO NOT bring your pet to Seaside Garden Cottages, as the property is not generally suitable for animals. We do not have ANY pet insurance at all.
THEFT AND LOSS
Kangaroo Island is generally a very, very safe place, but please use ordinary care to protect your valuables, including locking the house doors and your vehicle doors, as we cannot be responsible for any loss in this regard.
We advertise on multiple sites and make every reasonable effort to update availability calendars as soon as practicable, however there may at times be a theoretical potential that two bookings could be made at the same time. As such, bookings are not confirmed until you receive formal confirmation that we have personally checked availability and your booking is now confirmed.
UNAVAILABILITY OF THE PROPERTY
We will make every effort to ensure that your booked property at Seaside Garden Cottages will be available to you on the dates booked. However, in the event of unforeseen events, errors or circumstances beyond our control, we accept no responsibility for the cost to you of any modified travel or accommodation plans, or any other fees, charges or losses which you may incur. Our liability will be limited to a full refund to you of all monies paid by you up to that time. The photos are should be considered indicative as we update decor and the properties & amenities on an ongoing basis.
There is strictly no smoking allowed anywhere inside the house. If you wish to smoke outside, please use the ashtrays provided. Please ensure cigarette butts are fully extinguished (use the ashtrays provided in the linen cupboard in the laundry) and do not throw butts onto the ground or in the garden. Any smoking related damage or additional cleaning / consequential costs will be on-charged.
