The Location

This modern well equipped two storey home is located in a quiet street just off Aldinga Beach Esplanade.  It boasts rural views of the rolling hills and the sea from the large balcony area.  Just metres to the beach.  Neaby transport and shopping make this location ideal.

The House

The home offers guests 3 bedrooms, 2 bathrooms and 3 toilets and comfortably sleeps 8 people. The master bedroom is located upstairs with queen size bed, walk-in robe and ensuite bathroom. Downstairs is another queen size bedroom and the third bedroom has two bunk beds which sleeps 4.  There are also two lounges which convert into sofa beds which can be utilised if further bedding is required.

Upstairs is the well equipped kitchen with dishwasher, microwave, walk-in pantry and laundry chute. The family room has 2 lounge/sofa beds and a 55 inch TV with DVD player and DVDs supplied.

The reverse cycle ducted air-conditioning makes it comfortable all year round.

The open plan living area extends to the alfresco outdoor area by opening the balcony doors with views of the hills and the sea. This area is fully equipped with outdoor setting and BBQ facilities. Downstairs features a rumpus room with separate kitchenette and table tennis table for your leisure. There is also a front loading washing machine supplied for your convenience.

General Requirements
Guest and Visitors must comply with all House Rules and we ask that you notify the owners of disputes or complaints from neighbours as soon as is practicable.

Noise and Residential amenity
Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy.  Offensive noise is prohibited and may result in termination of permission to occupy the Property including eviction, loss of monies paid and extra charges for security and other expenses which may be deducted from Security Bond.  Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and Guests are responsible for ensuring that Visitors comply with these House Rules.  

Gatherings or functions
The Property is not a “party house” and any such activities are strictly prohibited; and any gathering, celebration or entertainment permitted at the Property must not conflict with residential amenity and must comply with all the other requirements. 

Guests and Visitors are to comply with parking regulations and show consideration to neighbours and other vehicles.  There is a double garage to keep your vehicle(s) secured and a driveway which can park 2 further vehicles.

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage. 

Please collect keys from key storage compartment located next to electricity metre box.  Open shutter door to reveal the dials and then put in code supplied before you arrived.  Rotate dials to the current combination and press down on the release button to open the door.  Pull the door fully open.  Remove the keys.  Close compartment door and scramble the combination dials to lock the door.  Close the shutter door.  Upon leaving the premises please secure all doors, windows and gate including roller door and repeat process.

Deck and balcony area
Please ensure that you supervise small children when in or around the balcony area and do not leave them unattended at any time.

Smoking is not permitted indoors.  There is an ashtray provided on the upstairs outdoor balcony for your use.  Please do not throw cigarette butts in or around the property or street.

Damages and breakages
Damages and breakages must be reported to the Owners immediately and within 24 hours.

Breach of these House Rules is a breach of the Terms and Conditions of occupancy.  The Owners reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.


Avoid scourers and abrasives as they will damage surfaces.

Don’t place hot objects, electrical appliances or pots straight from the oven or cooker onto the laminate surface.  Boards are provided.

Don’t cut on the laminate surface.  Chopping boards are provided.

Do not use strong acidic or alkaline cleaners or bleach for normal cleaning as these might damage surface areas.

Just sweep the laminate floors.  Do not use a heavily wet mop or leave the floors wet/saturated with water as this will cause the laminate to damage, swell and peel.

A BBQ cleaning brush is located in the draw in the kitchen to assist you with cleaning the BBQ.

Broom, mop and dustpan is located in the downstairs laundry.

Security Bond
The security bond will be refunded after the keys have been returned and a final inspection is conducted.  Please ensure the property is left clean and tidy and in accordance with the house rules.  If there are any discrepancies with the condition the property is left in, you will be contacted shortly after vacating the premises.

Instructions Booklets

Instruction booklets are located at the property.

We ask that you kindly treat the house with respect and leave it as it was found.

No smoking inside the property.

Strictly no pets.  Pets are not allowed to be kept at the premises at any time during your stay. 

All rubbish removed along with personal items.

Cleanout items from fridge.

Wipe down benches and stove.

Strictly no parties.

Wash all dishes and put away.

Ensure BBQ is left clean (if used).

First aid kit located in downstairs linen press.

Board Games are located in downstairs linen press for your enjoyment.

Leave place in a clean and tidy manner.

All rubbish must be placed in proper bins.  Rubbish placed in boxes or bags will not be collected by the Council and as a result we ask that you adhere to these rules.

Secure the property and place keys in the deposit box.

Please note - There is a $140 cleaning fee (per stay) extra cleaning will be charged at $35 per hour should the house not be left in a reasonable state (including BBQ).
