Isle Be Back Trinity Beach House is set on over 900 square metres of beautiful flat waterfront land in one of the areas most prestigious streets often referred to as Millionaires Row.

Located on the northern end of the exclusive Blue Lagoon in Trinity Beach with views over the entire lagoon and Earl Hill beyond, this house is brand new, completed in June 2019 and is managed by Luxury Holidays Real Estate who offer many years of experience in creating perfect holidays.

The house is designed to capture sweeping views and ocean breezes with its patio facing northeast, absolute lagoon frontage and with glass fencing to the pool. No expense had been spared to create the perfect holiday for you.

You have access to a tennis court and lap pool located within the estate as well as your own private waterfront pool. Tennis rackets are supplied.

Trinity Beach is a beautiful, uncrowded coastal suburb of Cairns and has a lot to offer including amazing restaurants, cafes, a great tavern and a stunning peaceful beach. It is also quick and easy to get to other places such as Palm Cove, Port Douglas, Mossman Gorge and Cairns as well as easy access to a lot of tours.

The beach is approximately a 10-minute walk from the house, is quiet and peaceful with a swimming enclosure that is maintained and patrolled by the Australian Surf Life Saving Association. These swimming enclosures are only present in the waters in the months of November to May. Please look for the signs.

There is a path along the beach where you can take a stroll for around 1.5KM and enjoy spectacular views. At the southern end there is a trail which gets you to the headland where if you're lucky you can see dolphins, green turtles and native birds.

There are barbeques on the boardwalk of the Trinity Beach Esplanade along with a shaded playground area which is just fabulous for that family get together on a beautiful sunny day or of course enjoy your own family-sized gas BBQ at Isle Be Back Trinity Beach House.

The house is decorated throughout in a modern coastal theme and has multiple desirable features such as an air-conditioned cinema room with large screen television, Foxtel, a built-in surround sound and a BluRay player.

There is a second air-conditioned lounge area with large screen television.

An 8 seater outdoor dining setting ensures dinner and drinks are always memorable. Cook up a feast on the family-sized BBQ. There is an 8 seater indoor dining setting and you can combine the spaces by opening the sliding doors.

The outdoor area has a bar with bar stools where you can enjoy that cocktail whilst you watch the children have fun in the pool.

The kitchen is truly amazing with a large island bench, gas burner stove, well-equipped butlers pantry, dishwasher, oven, microwave and bar stools. There is designer decorative lighting to show off this stunning area.

A Espressotoria pod machine is supplied for that essential morning coffee.

Sleeping 10 people comfortably, the house offers privacy when you need it and inviting common areas when you are feeling sociable. A beautiful setting for a honeymoon, group retreat or family reunion.

The master bedroom is a restful sanctuary with quality king-sized bed offering a sense of richness and comfort and overlooks lagoon views. The room features air-conditioning, ceiling fan, and wall-mounted television. There is a bath on the balcony where you can relax and enjoy peace and privacy. The master ensuite is tastefully designed with designer large charcoal tiling and a quality shower.

The second and third bedrooms offer your choice of a quality King or 2 King Single beds, wall-mounted television, ceiling fan, and air-conditioning.

These 2 bedrooms share a large bathroom with shower and separate stylish bath.

A separate granny flat features a comfortable Queen bed, ceiling fan, air-conditioning, and a stylish ensuite bathroom with shower as well as a kitchenette with an oven and double hot plate, sink and bar fridge.

The cinema room can be converted into a 5th bedroom with double sofa bed.

CANCELLATION POLICY:

For all properties listed on the Luxury Holidays website (except Oceans Edge) your 20% deposit is non-refundable after payment, but is transferable to another date for the same property if you notify us at least 8 weeks prior to your stay. Different rates apply to different seasons. If you choose to transfer your deposit a $100 administration fee will apply. The balance of your payment (due 6 weeks prior to your arrival) is non-refundable. If we manage to rebook your dates at the same rate we can refund your rent minus $100 admin fee.

USE OF PROPERTY FOR ACCOMMODATION PURPOSES ONLY - NO PARTY/NO FUNCTION POLICY

There is strictly a No Party/No Function Policy in the property, however guests are allowed to have a barbecue and small celebration in the property provided that you inform Luxury Holidays via email (enquiries@luxuryholidays.com.au) at the time of booking. If unregistered guests are to attend any gatherings please inform the Agent for approval in writing. We highly encourage that guest/s will be responsible in limiting the noise so as to not create unnecessary disturbance within the neighbouring properties. Please no noise audible by neighbours between 10pm and 8am. Please note we do not allow any wedding related activity. These rules are designed to ensure no party groups or upsets to neighbours. No more than 4 visitors may attend the house throughout the day in addition to the registered guests.

The use of the property for hens/bucks nights, wedding ceremonies/receptions, functions, parties, performances, photo/video/movie shoots etc., commercial activities or activities outside of the intended use of the property is prohibited and will result in eviction and charges to your bond. I acknowledge that the property is to be maintained as a smoke-free environment and should the guest smoke cigarettes, tobacco or any form of product inside the property a minimum of $200 bond charge will apply. I acknowledge that pets cannot be kept at the property. 

SWIMMING POOLS

You are responsible for keeping your children safe in the swimming pool. Please supervise children at all times. If you notice pool latches failing or anything else considered unsafe please bring it to the attention of the Agent immediately who will then inform the property owner. Please ensure no chairs or sun lounges nor other climbable objects are kept near the pool fences and ensure the pool gates are closed at all times.

INKEEPERS ACT NOT APPLICABLE

This agreement is made under special contract and the host does not provide accommodation to any and all comers and is accordingly not an innkeeper. It shall therefore be the guest's responsibility to ensure that guests provide their own travel insurance, personal effects insurance and vehicle or watercraft insurance for any goods brought onto the property as the guests property is not covered by the property owner's insurance policy.

WAIVER OF LIABILITY

The guests understand that they are using the property at the sole risk and responsibility of the guest. The guest waives all rights and claims that the guest may have against the owner or agent concerning the fitness or use of the property and any damage or loss to any property or injury to any person. Rest assured that the owner will ensure the property is well maintained.

RESIDENTIAL TENANCIES ACT NOT APPLICABLE

The Guest and the Owner acknowledge and agree that the Rental Agreement to which these conditions apply is bona fide entered into for the purposes of conferring on the Guest a right to occupy premises for a holiday within the meaning of Section 21 of the Residential Tenancies Act 1994 ("the Act") and the parties to the Agreement confirm that the provisions of the Act shall not apply to the Rental Agreement notwithstanding the fact that the term entered into is not in excess of 6 weeks.

EXCESS CLEANING FEES

The guest is required to leave the property in a tidy condition needing standard departure clean by the cleaners upon departure only. Please remove all rubbish from the property to the kerbside bins. Please wash all dishes and empty dishwasher. Guests are NOT required to strip bed linen from beds. Please leave used towels in bathrooms. If the property is left in an excessively messy condition excess cleaning fees may apply.

DESCRIPTION OF THE PROPERTY

All information in respect of the Property contained in property's promotional material is believed to be correct at the time of the printing, however all details contained in the material are subject to change without notice. The owner and agent will not accept any responsibility for any alterations to the Property or any part thereof beyond The Owner and agent's control or any liability for any matter or occurrences beyond The Owner or agents reasonable control including damage caused by extreme weather conditions, break-down of appliances or motor vehicles, wiring, plumbing, invasion of pests.

AVAILABILITY OF PROPERTY

The short term accommodation contract between the Guest and The Agent is made on the understanding that the Property and its facilities as stated in the booking confirmation will be available as represented to the Guest. Should any events whatsoever arise rendering the property unavailable for holiday letting and/ or accommodation purposes (including change of ownership) or that prevent or render the Property uninhabitable (for example major maintenance need) then The Agent may have to cancel the Guest's booking for the Property. The Agent will refund all monies paid by the Guest in respect of the Property. Upon refund of the monies paid, the guest shall have no further claims whatsoever against the Agent or Property Owner. The agent and property owner do not accept liability if natural disasters affect the area preventing you to reach your accommodation or affecting the property, i.e. electricity outage, storm damage, and in these cases the guest agrees to use their travel insurance for compensation of monies paid.
