Q1 Resort Sub Penthouse Apartments are a statement to luxury Gold Coast living. Located from level 54 upwards in our 78 level tower, our exclusive Sub Penthouses feature three spacious oversized bedrooms, two bathrooms including an ensuite with glass walled spa bath to master bedroom with our own complimentary spa bath products, plus a convenient powder room.

With modern gourmet kitchen, separate lounge and dining area and our unique glass enclosed balcony our high rise Sub Penthouses are a true declaration of indulgence, privacy and escape. Your security is paramount and preserved via individual swipe card access to the enclosed car park, high rise elevator and your entrance door.

Standard bedding is for six people with an extra guest allowed for an additional charge. Two secure car parking spaces are provided free of charge with your Sub Penthouse apartment. Please note, our strict ‘no party policy’ applies to all bookings.

Check-in is between 2:00pm and 6:00pm. Please contact us prior to your arrival to organize check-in.

Our contact details will be on your confirmation email.

  • If arriving between 6:00pm and 9:00pm there will be a $25 charge.
  • If arriving between 9:00pm and 12:00am there will be a $50 charge
  • If arriving after 12:00 am there will be a charge of $75

Check In
Please note check-in is from iBookin shop located at the base of the Q1 building.

  • Check-out is by 10:00am  QLD
  • Number of Guests: Only the number of guests shown on your booking confirmation may stay in the apartment overnight. Extra guests $50 per person per night.
  • No Party Policy – Fines and eviction will apply (you will not be refunded for any unused nights if you are evicted)
  • Visitors: Visitors are not permitted in the building after 10:00pm
  • Lost key charges: Key replacement fees are $150 per set + a callout fee of $100
  • Towels – Any beach/bath towels lost or taken incur a $15 charge per towel
  • Garbage Removal: All rubbish must be removed from the apartment on departure. There is a rubbish chute on each floor.
  • Kitchen: No dirty dishes are to be left. All crockery, cutlery, pots, pans and any other kitchen item/utensil used is to be washed and returned to its original place. Dishwasher must be emptied on departure.
  • Smoking: Q1 is a no smoking building. Strictly No Smoking in any apartment including balconies - $150 fine will be charged
  • Balcony: Throwing any object out of the window is a criminal offence and immediate eviction will follow
  • Furniture: Do not re-arrange the furniture
  • Curtains: Marking of curtains due to spillage or any other form of soiling will be charged $180 per set of curtains.
  • Pets: Only registered pets are permitted in the Q1. Strictly not pets allowed in holiday lettings.
  • Fire Alarm – If the fire Alarm is set off you will be charged from the fire brigade a callout fee of $1000
  • Damage: Any damage caused to, or anything in, the apartment will incur charges
  • Departure: Any excess cleaning will be charged at $25 per hour
  • Your belongings: Neither Body Corporate or the owner of the apartment is liable for any damage or loss of property or any bodily injury that a guest may sustain while in the complex.
  • Failure to comply with any of the above will result in extra charges
  • If you leave or are evicted prior to your departure date no refund of unused nights will be given.
  • We reserve the right to terminate your tenancy should any of the above Terms & Conditions not be met
