HOUSE RULES

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions. 

PLEASE CHECK THE PROPERTY FOR ANY DAMAGE ON ARRIVAL & NOTIFY THE OWNER

* Damage, breakages, theft and loss are the guest's responsibility during their stay.

* Disturbance to our neighbours, including excessive noise and obnoxious behaviour is prohibited and may result in termination and eviction without refund, extra charges may apply for security and expenses.

* Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Use contrary to this may result in loss of your security deposit and/or additional payments.

* Only the number of guests agreed to with the manager may stay at the property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund.

* No use of Pool after 10 pm

* Guests are responsible for any visitor’s behaviour & ensure they leave by 10pm

* Damage to the property will incur the cost of repair, and major damage may result in request to vacate the property

* Garbage must be disposed of in the correct external bins provided

* Guest must comply with garbage collection arrangements

* Check in is 2pm unless otherwise arranged with the manager

* Check-out time is 10:00 AM  to allow time to prepare property for next guests, unless otherwise arranged with manager.

* On departure the Property must be left in a clean and tidy condition.

* Before departure, all food must be removed from fridges.

* All rubbish must be put in the appropriate council rubbish bins provided.

* Crockery and cutlery washed and packed away.

* Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc., should the cleaning fee be more than the usual cost for cleaning the property.

* All furniture and furnishings must be left in the position they were in when you arrived

* The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.

* No Smoking inside or near the house. Cigarettes must be disposed of safely in bins, not in garden

* Pets are not allowed unless specific arrangements have been made in writing with the owner.

* Loss - the owner takes no responsibility for the guest's personal property.

* All keys must be returned as per agreement with the manager. 

• You are responsible for the safekeeping and replacement of accommodation keys.

The security deposit will be refunded within 5 days, subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to any breakage, damage or excess cleaning requirements and extra guests beyond those declared, etc.

WATERFRONT  RETREAT INFORMATION 

PAYMENT

Payment by direct debit to owner once booking is requested.

To secure the booking a deposit of 25% is required within 24 hrs of booking request.

Balance of payment is due by 28 days prior to arrival.

There is a $200 cleaning fee.

A refundable security deposit of $1000 is due on the same date as the balance of payment.

The refundable security deposit is refunded within 5 days of departure, subject to the condition of the property being maintained and rules of the property being met.

CANCELLATION

Cancellation of a booking prior 28 days of arrival will incur loss of the 25 % deposit.

Cancellation of booking less than 28 days before arrival will incur loss of the full booking price.

Refundable security deposit ad cleaning fee are fully refundable in event of cancellation.

POOL

Weekly pool maintenance will be carried out by the manager. Please report any problems. 

Please ensure that children are supervised at all times.

No usage of the pool after 10pm, due to respect for neighbours.

AIR CONDITIONING

The air conditioning unit has both day & night settings (living areas & bedroom areas) The A/C mechanism is located in the hallway.

Please ensure that it is turned off before switching the button from day to night settings (then turn back on)

Please turn off when you leave the house

LAUNDRY

The washing machine and drier are for your usage.

Please ensure that the window is open for ventilation when the dryer is in use

ARRANGEMENTS ON DEPARTURE

The property should be left in a similar state to its condition on arrival, clean and tidy.

Check-out time is 10:00AM  to allow time to prepare property for next guests.

The kitchen must be clean and all crockery put away

It would be appreciated if beds were stripped

Please place towels & linen in the laundry sink or bath

All garbage must be placed in the outside bins provided

The red bin is for normal household waste, Weekly collection.

The yellow bin is for all recycled waste (plastic, tins, glass, paper, cardboard etc.)

Recycling Bin is collected fortnightly;  Due August 14th, 28th.  Sept 11th, 25th. Oct 9th, 23. Nov 6th, 20th, Dec 4th, 18th. Jan 1st, 15th, 29th

Bins need to be placed on the front kerb on Sunday night, for collection at 6am Monday morning.

The property is located in the Northern Part of the Gold Coast. It is central to theme parks, shopping, restaurants and close to beaches.

Paradise Point Village is 5 mins away, and has a large array of restaurants, bars and lovely park with BBQ's plus a beach. 

It is aproximately 60 mins from Brisbane airport with easy access via the M! anf train.

It is 50 mins to the Gold Coast/Coolangatta airport

There is a bus stop 5 mins from the home

SHOPPING

Paradise Point in just a few minutes away with many boutiques, restaurants, chemist, takeaways and bottle shop

Harbour Town Shopping Centre, Corner Brisbane Road & Oxley Drive, Labrador is excellent for Direct Factory Outlets shopping, from High end labels to and everyday fashion.

Robina Town Centre and Pacific Fair Shopping centres have any labels you can think of and many restaurants. They are both 30 to 40 mins drive away

RESTAURANTS

The Taste of Paradise Indian restaurant at Paradise Point is excellent for authentic & great value Indian food

The Point Bar & restaurant at Paradise Point is a great place for breakfast, to sip a sun downer drink or enjoy tapas or Australian cuisine

For real Italian food try Ruffino’s Restaurant, at Runaway Bay Marina. You can’t beat their pizzas

There are two great fish and chip takeaways on Marine Parade, Paradise Point.

Charis Seafood, in nearby Labrador has the best selection of fresh seafood on the coast. They also do great seafood takeaway. The queues are long but worth the wait. Stroll on the beach viewing the pelicans or have a drink at The Grand Hotel across the street.
