I am at least 18 years of age.
I hereby agree to all terms and conditions laid down by the management of home4u2stay to arrive and depart on the agreed and confirmed dates and to leave the rental property, secured and without undue or malicious damage.
The management of home4u2stay disclaims and will be exempt to the maximum extent permitted by law from any personal liability in respect to loss, damage or injury whilst in residence.
This limitation of liability applies irrespective of the cause, including accident both personal and vehicular, fire, theft, irresponsible behavior, or act of God.
I understand that willful misconduct, damage to property and loud unruly behavior disturbing neighbors; will result in immediate termination of contract and eviction from the contracted rental property, without refund of payment.
Furthermore, the Management of home4u2stay, may require me to provide excess payment on any insurance claim made as a result of damage, theft or loss of property caused by me at a contracted property.
A non-refundable and non-transferable deposit of 50% of the total accommodation booking charge will be required to secure the booking. The balance is to be paid 2 months prior to arrival. If the booking is made 2 months or less prior to arrival, full payment will be required at the time of booking. All funds must be cleared prior to access.
Refunds will not be given for early checkouts, unless the property can be re-let and are at the discretion of the owner.
Refunds are to a maximum of 50% of the booking charges.
Less than 2 month prior to arrival there will be no refund unless there are extreme circumstances and documentation is provided. Refunds are to a maximum of 50% of the Accommodation Fee and only if the property can be-relet and are at the discretion of the owner.
***Cancellation policies for short term rentals may seem restrictive, but when a booking has been confirmed, that property is being held for you for the dates that you have booked for. The property is no longer available to any other interested guests for those dates, and/or for any overlapping dates that other interested guests may have been interested in. These other interested guests book elsewhere. Our calendars show that the property is no longer available so guests who may have been interested in these dates and/or overlapping dates do not even consider the property as an option. People who do inquire about the property are told that it is no longer available.
Therefore any changes to a booking, including the changing of dates or cancellation of dates, would potentially result in the short term rental provider missing out on revenue for those dates completely.
It is therefore very important that guests are sure of the dates that they are booking prior to paying the deposit.
Any quotation provided is valid for 1 day only.
The Management of Home4u2stay, reserves the right to refuse or cancel any booking without prejudice or explanation.
In the unlikely event that the Management of Home4u2stay need to cancel a booking, the guest will be given as much notice as possible and will be reimbursed in full.
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.
Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
a)The number of guests staying overnight is limited to the number contracted with management prior to entry
b)Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
c)Guests are responsible for ensuring that Visitors comply with the House Rules provided at the property.
Gatherings or functions
a)The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
Booking and payment acknowledges that I have read, understand and accept these terms and conditions.
