Bond and Security Deposits:
A bond of cash or a credit card authorisation is held by the property manager as a security against any damages or undue wear and tear. All damages, breakages or losses to the property, furniture or furnishings will be paid for by the tenant and must be reported to the manager immediately. The loss of keys will attract a replacement ($30) and call out cost. If paying cash, a room security bond will be required upon arrival, minimum $200.
Whilst every effort is made by us to provide current quotes for your stay, Grosvenor in Cairns will not be held responsible for human error in quoting tariffs and reserves the right to correct or adjust prices incorrectly quoted.
Upon arrival, each guest will be required to sign a standard Grosvenor registration form and accept the terms and conditions there in of his/her stay. Standard Check in is 2pm and standard check out is by 10am. We will endeavor to arrange an early check in for guests arriving from interstate or overseas, however, please remember that the previous guests have not checked out until 10am and the apartments must be thoroughly cleaned. Guests arriving outside reception hours must inform us prior to arrival so we are able to supply you with the night key safe instructions. Failure to inform us that you will be arriving after hours may incur an after hours call out fee.
On check out, please return your key and check with reception for outstanding amounts on room charge. If you have checked out without going to reception, any charges left on your account will be charged to your credit card. Lost or un-returned keys are charged at $30 each key and tag. Safe keys will incur $100 replacement fee.
You are responsible to leave your apartment with dishes done and in a clean and tidy state. A cleaning charge of one night's accommodation at rack rate will be charged to your credit card if your apartment is left in an unacceptable manner.
Where accommodation arrangements are based on using existing bedding, this may mean sharing a double bed. The lounge chaise is at no time to be used as a bed. Failure to comply will result in an added cleaning charge of one night's accmmodation at the rack rate. Persons under 18 years must be accompanied by an adult.
All rooms and building are non smoking. At no time are guests allowed to smoke in the rooms or building. Cleaning charges starting from $150 for a studio up to $350 for a 2 bedroom apartment will be charged to your credit card on departure if guests have been smoking in the rooms. Rooms with balconies; smoking is only permitted on the balcony and the sliding door to the apartment must be closed at all times whilst smoking (any smoke detected in the room will result in cleaning charges.
Service to Apartments:
A full service (complete linen & towel change plus a full clean is provided for stay more than 7 nights. Pool towels are available at reception for you to use for the duration of your stay. Lost or damaged towels are charged at $10 per towel.
If security and/or management is called out to the property because of a complaint, you may have to pay a cal out fee and you may be evicted for breaching any of these terms and conditions.
Excessive noise and functions are not permitted as they can cause disruption to neighbours. Security and/or Management may be called to investigate complaints of excessive noise or anti social behaviour incurring a charge for call out. After one warning guests may be evicted.
For WEBSITE bookings - a full refund is available where bookings are cancelled within the same calender month in which the booking was made. For bookings cancelled after the end of the calender month in which the booking was made a charge equal to 11% of the booking total will be payable.
For PHONE / EMAIL bookings - a full refund is available where the booking is cancelled 8 days or more out from the nominated date of arrival. For bookings cancelled within 8 days of the nominated date of arrival in the period 16th October to the 14th of June each year, up to 2 nights accommodation may be charged as a cancellation fee. For bookings cancelled within 8 days of the nominated date of arrival in the period 15th June to the 15th of October each year there are no refunds and the full booking cost will be charged as a cancellation fee.
There are no refunds for early departures.
No Shows - 100% of the total booking will be charged.
Changes to bookings inside 8 days may incur a fee of $20.
Any changes in dates where the rate is higher than the original date, you will receive a new booking confirmation with amended accommodation cost.
WEBSITE bookings - Bookings of 3 nights or less made within 7 days of the nominated arrival date - the total booking cost will be taken as the deposit.
For all other WEBSITE bookings a deposit of 11% will be taken by as the deposit.
PHONE / EMAIL bookings - Bookings of 3 nights or less made within 7 days of the nominated arrival date - the total booking cost will be taken as the deposit. For all other PHONE / EMAIL bookings a deposit of $300 will be taken by as the deposit.
