Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
The owner or an authorised representative can enter the property to conduct minor repair and maintenance or general inspections at any time with no prior arrangement with the client.
Prior notice will in most cases be requested but are not required.
Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount and Bond must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire or majority of the period. If a refund is made due to the property being relet then a $100 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.
Departure - the property should be left in a clean state to its condition on arrival. All Rubbish is to be removed and taken to the Launceston Road tip. Check-out time is 1100hrs by the latest, to allow time to prepare property for next guests. Arrival is no earlier than 1400hrs.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Bond and Payments
A $100 Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full to your nominated account, subject to the above conditions being meet. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, Any rubbish not removed and taken to the local tip, extra guests beyond those declared ..Etc.
Please send Bond and payments to the following account and put your surname in the info area.

Bond Refunds will only happen when your bank BSB and Account has been received and the departure assessment has been completed. Any bond retained will have an explanatory email sent.
Linen can be supplied with an additional fee of $17 per person per week.
Pet dogs only are allowed, but must remain out of the house and off the veranda, not allowed into the pool.
The owner must be notified if Dogs are being taken.
Loss - the owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
PLEASE NOTE - Air conditioners are in the 3 bedrooms and are only designed to cool the bed rooms only.
All windows and doors must be shut whilst the air conditioner is on.
Please refrain from putting the temperature below 23 deg. Any lower will not make much difference and is only wasting power and working the air conditioners to hard.
All air conditioners, fans and lights are to be Off when the house is unoccupied.
If you are found to be trying to cool the whole house down by opening the doors, it firstly won’t achieve much as the lounge has louvered sliders and if you are found to be doing this I will have to request clients to forfeit their bond and or depart the premises with no refund immediately.
This has happened previously and is considered to be abuse of the property.
